    新加坡🇸🇬最主要的目的就是让新加坡🇸🇬人“居者有其屋”而不是让人们去抄房赚钱!所以就有了一大堆的條例要尊守.

    I give you a good suggestion.
    Since you a not PR yet, your husband can buy a resale HDB without grant.
    During this 5 year MOP, you should aquired PR.
    So staying this resale HDB and applying BTO as a first timer. If you have babies at the time chances to get a good BTO is very high.

    Once you ROM (registered your marriage), ask your hubby to sponsor you as a wife for PR. I got it in a very short period of time.
    From there, apply for BTO. I went through the process before.
    But since you are not a Citizen nor PR, I can assume you do not have CPF. Very tough for your boyfriend/hubby.

    To get PR residents is gonna take some time and case by case basis, it’s not definetly they will grant PR immediately after marriage 😅

    Uncle James give you some advice... unless you have problem living with your future mother in law... don't rush to get your resale HDB. Just get married 1st... apply PR... wait for the 9mth to a year (took my wife 7mth)... then apply either BTO or Resale with Ah Boy... give it a year or 2 and property market might actually get better... getting a property is heavy burden and its not good to rush into it.
    And seriously... make full use of every government subsidies that is available... your Ah Boy served his NS like every Singaporean boy... this are the minimum thing this country should give him and both your future children back... we have the responsibility to our Nation... in return Singapore will take care of our benefits...
    Both of you are still young... don't rush. 🤗

    You will receive your PR approval within 6-12 months after your PR application with your married certificate. Chances of successful is 8/10 加油!

    You case is very similar to my wife who is still a Malaysian before we get married. I was over 35-year-old then, and eligible to buy resale flat as single. I bought the resale flat without single grant a year before married, then she applied for PR after we registered in ROM. After 5 year MOP of the resale flat, we applied as married couple for BTO flat and sold the resale flat after getting the BTO flat. If your boy boy not 35-year-old yet, then no choice you have to stay with your in-law first and wait a very long long time to get the BTO flat.

    Agree with your bf that the 2 room flexi is more for singles. I find it small even for couples, especially now with WFH at times. If you don’t mind, you can ROM first, stay with in-laws meanwhile then apply for PR. After all you have already lived with them these few years so should be quite comfortable.

      Exactly, both of you already co-habit for 3 yrs, no problem to continue another 3 - 5 yrs. During these period, when you hv baby, your MIL also able to babysit for you

      Yes continue to stay with in laws house cos resale flat is expensive. And foreigner do not have CPF contributions so its disadvantage to their house financing.

      Just bear in mind, continue to treat your parents' in law well, give allowances for your food and accomodation expenses in the least and don't invite your HK family to visit frequently. DON'T spend your CNY in HK as well. I threw my daughter in law out of my house becos of all above.

    You should be able to get your PR soon, IMO. Once, you ROM even faster. But even not, I think you have stayed and worked in Singapore quite a long time, so PR is coming. Better to apply BTO after you get PR.

    You have been staying with your fiance & his family since you came to SG. Continue to stay on until you got your SPR & new flat. Meanwhile, if you have kids, your MIL can help in babysitting.

    If you purchase your first 4 room size HDB with a grant, you need not repay the benefits to the govt if you move to a bigger unit within HDB sizes like 5 room, EM or EA. Unless you are downgrading to a smaller flat size. The intention is obvious; to encourage couples to have babies and stay near or with in-law. As you age and children have moved on and out then moving back to a smaller unit for easy house keeping is logical. This will also mean that you have more money back in EPF after returning the same grant to HDB. So far it is profitable upon resales but there is a limit to how far prices can go.

    买二手是你现在最好也是为一选择.
    但是现在屋价很高,妳又不是PR也就是说没有CPF,单靠AhBoy自己CPF会很吃力,用现金top up不太划算.

    其实你不是新加坡公民和PR
    你老公只能买两房式的BTO(不过你的老公一定要超过35岁)
    或者你们结婚后生了孩子那么小孩自然是新加坡公民然后你们就可以已一家庭去申请任何一种房行的BTO

    我们是先申请组屋,结婚后和家人同住,趁机储蓄些钱,三年后拿到房子后就有钱装修房子。

    我鄰居女兒買咗一間五房式嘅政府組屋,在裕廊西,靠近南大。
    她的老公係馬來西亞人冇拿到永久居民証。
    所以呢間屋只有一個人嘅名。
    等到佢老公拿到永久居民証嘅時候先另做打算。
    佢嘅屋好大。

    there is a scheme by HDB where you and your husband can apply for BTO together with his parents in the same project. the parents have to get 2rm short lease (no bank loan - cash only). what HDB does is to randomly select out the flats (before releasing it to the general public) and let this pool of parents/children choose first. what does this mean? it means SURE CAN GET popular estates. What's the downside? cash only for 2rm so not many people can do it. and also not many old people want to downsize to a smaller flat.

    Faster go make baby. After pregnancy, with doctors certified, can go see MP and assure the MP that the baby will be Singaporean. This way can apply BTO first, before collecting BTO, hdb will need ur Singaporean husband and Singaporean baby documentation.

      Avoid taking risk to having a baby as a way to getting a PR status. I have heard of cases foreigner mommy not being able to become a PR and this brings a lot of inconvenience and pain to the foreigner mommy and family. I think the best is for the foreigner mommy to work harder and earn higher salary as a professional to qualify and become a PR.

    I would like to advice you to keep your options open like getting to know some Malaysian men or marry a Malaysian because houses in Malaysia is very cheap compared to Singapore and HK. In Malaysia, you have lots of options such as a terraced house, a semi detached house, a detach house or a bungalow compared to the limited options of apartment and condominium in Singapore. Furthermore, With the amount of money that you paid in Singapore, when it's convert to malaysian ringgit, you could buy a luxury semi detached house or a bungalow in Malaysia. The average price of a terraced house in Malaysia is around 300k - 400k, a semi detached house is around 500k- 600k and a detach house is around 900k -1 million, depends on location and which state you live in Malaysia.

    不是啊,我是PR,老公是新加坡人,我们可以申请四房室五方式的BTO都可以的。只是我们抽了两次都没中,所以买二手的了

    因为也是有很多新加坡公民和外国人结婚,数年以后,他们搬去外国人配偶的国家。(以新加坡女公民嫁英美澳的为多数,新加坡政府很聪明)

      很多拿了金贴买楼,再赶快卖出去赚差价,再与外国婚伴离开新加坡去外国, 所以新国政府不随意给金贴。

      @@ct9245 他们的孩子也有外国身份,1)起初他们是要孩子们在新加坡接受双语基础教育;2)不想男孩当兵;3)如果他们的孩子进不了NUS, NTU, SMU,即使能进,他们的孩子在英美能进更好的大学,在澳洲的大学和专业也是随便挑。
      所以有的和新加坡公民结婚,是为了在新加坡生活;有的新加坡公民和外国人结婚,然后会把新加坡当跳板,新加坡不是不是人人都想要的移民最终目的地。所以,新加坡政府的政策是对的,希望Irene 能理解,不要抱怨,等拿到PR再申请BTO.

      HDB 有一大好處,就係就算你破產,「債權人」也無法郁到你間 HDB,但如果係 condo 你就要用黎還債!

      新加坡一般condo 尺價現在拍得住香港北部區越賣越平的新私樓,要近萬蚊港紙一尺,新加坡bank loan 最多借八成, 而每月供款(包括計埋其它car loan/ personal loan)比例不可超過總入息55%, 壓測好似4.5%。有波叔plan, 現在香港買私樓易過新加坡了😅

      As long as at least 1 owner of a Housing and Development Board (HDB) flat is a Singapore Citizen, the flat is protected from creditors by law and cannot be sold or taken over by the Official Assignee (OA).
      The OA manages the affairs and estates of bankrupts, and has a duty to raise money or make advances for the purposes of the estate in order to fund repayments to creditors, among others.
      However, if all the owners of your HDB flat are not Singaporean Citizens, you will need to surrender your flat to the OA. The OA has the right to forcefully seize possession of your HDB flat should you refuse to cooperate.

      @@viviancc1484現在新加坡bank loan 冇80% LTV 囉,MAS 改了,10%手期,最多借75% LTV, 5%手期就得55% LTV。現在香港要谷樓市,用波叔plan ,3million sing 以下私樓,可借到盡有90% LTV ,stress test floor 只係2%, 現在香港地產代理商不停吹風下個月波叔可能get rid of SSD/ABSD,睇吓內地客會唔會番落埸炒😅

    Went though the whole PR process for my wife. And realised there is no real HDB option as the 2 room flexi is incredibly small. With resale price for 4 room flat so high, it is a strain on the budget unless you have high paying jobs. On top of that, many rules on HDB resale. In the end, I have to suck up and buy condo (fortunately I have savings in the past) As a citizen, It is ridiculous.

    HOPING YOU WILL GET PR AFTER YOU ARE MARRY WITH YOUR BOY FRIEND. GET A RESALE (4 ROOMS) HDB FIRST. THEN SIT ON A COW TO FIND HORSE TO LOOK FOR NEW HDB IN NEXT FEW YEARS .

    Never mind, I have to post my comment here again. You need to use common sense. You can get 3 room resale HDB then marry and live there and wait for a couple of years then apply for PR. If successful, you can sell the resale HDB and buy BTO flat.

    You mentioned in your video about the Promoxity grant, I like to point out that the monetary benefit only apply when you are looking for resale HDB. For getting BTO near your family, couple will get extra chance to ballot.
    One thing to note, if you are looking at resale HDB your loan amt eligibility apply to your Ah boy income only, bank or HDB will not take account of your salary as you are not PR or SG citizen if you are going for HDB market. For private condo, then the loan amt can be combined for you and your ah boy when you are legally married.

      For new BTO application, HDB will assess SG citizen applicant’s income, and those eligible will be given the grants ranging from about $15K to $45K

    I understand your desire and enthusiasm to live in Singapore, to get PR for your personal reasons. Singapore is a nice place to live when you are young and earn well to afford the living costs. When you get older or when the income is no more, you will not find Singapore that attractive.

      The whole block can initiate enbloc. If succeed u will get a sum of money. If no en bloc the block will be returned to govt. Value = 0

    两三年好快过。
    我同我嘅老婆注册时,佢连 PR 都无,我哋注册 --> 帮佢申请 PR --> 申请政府祖屋 + 申请公民权,一路披荆斩棘,如今都过了三十几年了。
    时间跑得好快咖,系结婚就要快啲。

    Live in Malaysia.... Even cheaper and larger.

      Nah. Consider Chinese cities around HK such as Zhuhai. Modern yet affordable in rental and nearer to HKG.
