  • How do you find a good realtor? There are bad real estate agents and good real estate agents, so how do you find the good real estate agents? Especially if you're a first-time homebuyer?
    First, we'll cover the #1 thing real estate agents want you to have before you interview them. Without this, it's incredibly difficult to find a good realtor.
    You most likely have a solid group of friends or family who have realtor recommendations. You'll be able to tap into their network to find good realtors when you're buying your first home.
    Third, I'm going to help you get out of the "Zillow trap" a lot of people get into! If you don't watch out for this, it can be incredible easy to work with a real estate agent who doesn't have your best interests in mind.
    Don't forget to interview, interview, interview real estate agents. This is the best way to find good agents to work with when buying a home. But make sure you don't "lead on" any agents!
    Buying a home is stressful, even if it goes smoothly. So, we'll cover how to trust your gut when searching for a real estate agent to work with.
    Next, you need to find a realtor that has the heart of a teach, especially if you're a first-time homebuyer. I'll show you the quick trick to see if the agents you're interviewing have your best interests in mind.
    Finally, experience isn't always important. We'll talk about why at the end of the video.

    I recently got my RE license in California and your videos are super informational and I think that you just helped me come up with a great pitch on how to help future clients.     Interesting video. You should also do one about people finding agents out of state. Many of us are moving out of the north and going south and the hard part is finding a good agent.

    I just called the top three agents in the area I was looking in (most recent sales) and picked the one I liked. I know it seems unfair to all the others (particularly new agents), but buying a home is a big investment.

    Thanks and.gd job. I've been trying to decide how to proceed 1st. Agent or lender. Other ppl videos have suggested getting agent 1st but living in the hot RE market of Atlanta and from the little I've experienced, the agents usually ask if I've gotten approved or chosen a lender. 1st time homebuyer so im still in the very beginning stage. So now I plan to focus on finding a complimentary lender 1st. Thx again

      Most good agents I know won't show a house without a pre-qualification letter from a lender.
      They need to make sure a buyer is able to buy a home AND it's for the safety of an agent.
      Getting pre-qualified first is going to make the home shopping so much easier. You'll have the freedom to write offers because you know what is in your price range and you know exactly how much your monthly payment will be and the cash you'll owe at closing.

    How far in advance of being ready to buy a home should you be getting a pre-qualification letter? If I'm looking to buy in June-September (2022), should I get pre-qualified in January? Love the vids.

      In my experience, pre-approval is only good for 6 months.

    How long should you wait for a realtor to communicate with you about their availability or house yours ?

      It really depends on your personal comfort level. But, if you initially reach out to a real estate agent, a reasonable time to hear back from them is within 24 hours. Once you're working with them, I would expect that window to shrink down to within 3 hours during normal working hours. The same applies for loan officers.

    My mortgage broker recommended against getting pre-qualified. Because a lot of banks will bar you from a future application if you fail the pre-approval process, even if you just missed a piece of personal ID.

      Hmm, that sounds like a un-trustworthy broker.
      I've never heard of any bank doing that. Even if they did, I would never work with a company that chose to operate that way. Also, if you apply with a lender and get denied, there's no way for another lender to know if you were approved or not. That information cannot legally be shared.
      Anyone who directs you against a proven plan is someone I wouldn't work with.

    Can a lender be a mortgage broker, or does it have to be a bank? Also, I plan to move to a different county when I buy, about 2 hours from where I am now.       A real estate agent can't qualify you for a loan, only a lender can.

    What about an agent who doesn't do real estate full-time? We're in contact with someone that we like; she's been insightful and responsive, but has many other jobs/things on-the-go. I'm worried about her other commitments getting in the way when things ramp up. Anyone with any experience with this?

      I am in the process of buying my first home, so I haven't encountered this myself. But, with that said, you are talking about investing several hundred thousand dollars. You might want to think very seriously about trusting this kind of investment to someone who isn't committed to doing this as a full time job. Just keeping up with changes in the real estate market should occupy several hours of time each week, not to mention changes in local regulations.
      You could lose everything if mistakes are made.

    If people are first-time homebuyers, then their mortgage lenders will likely refer them to their most experienced realtor partners. This is how it's done now, and why so many realtors, especially newer agents, never get a chance to work! People aren't choosing their own realtors anymore. Mortgage lenders are now referring realtors, after they approve them for home loans. It's an unethical practice that leaves a lot of realtors out of the mix. What is being done about it? Nothing. Mortgage lenders are now acting as real estate brokerages, handing out realtors to clients. This completely defeats the purpose of realtors signing up with brokerages, if it's lenders who are assigning realtors to approved clients. To get work, realtors now need to kowtow to mortgage lenders. This isn't what many realtors signed up to do.

      @@WinTheHouseYouLove Most people are well aware of the importance of paying dues. So, that isn't the issue. However, you can't pay dues if you can't get opportunities to pay dues. If everyone is getting their realtors through their lenders, then why should people look for realtors anywhere else? What about realtors who are door knocking, mailing letters with business cards, and calling prospects everyday? It seems people have stopped hiring realtors generating leads in these traditional ways, because they're either already working with or have worked with in the past, a lender's referral.
