Hi Ryan I viewed a 4 rm flat and the seller agent eagerly showed me his text messages claiming a first viewer had offered $X amount, 3-4 weeks later I’m still seeing the unit as unsold. Is this a tactic used by agent to push up the pricing? As this unit is 80k more than the selling price of similar units thanks
I’ve written in to CEA on some agents deliberately putting up listings at an unusually low price, and this was for a new development which prices are very transparent in the market, but I was told by CEA that it would take at least 4 months to investigate before they could get back to me. I was really puzzled as to why the process would require such a long duration when it’s a simple comparison of market price against listing price, with at most some interviews with the agents, nevertheless the response I got from CEA was that they have only issued a warning to these agents. Long lead time on handling complaints and absurdly light punishments really do put a deterrence to people reporting such issues, and also only encourage agents to continue such unethical acts, which also place agents who are honest at a disadvantage. Not sure how much merits there are when Ryan mentioned “the rise of CEA has weeded out most of the bad realtors”, but definitely more that needs to be done from the regulators.

Very disappointed with CEA department, totally waste tax payers money 💰 to be honest

Yes this does happen quite often, or they just leave it there.
