My husband has worked in Riverstone for a few years now working on the sheet rock placement part of construction at the Avalon neighborhood and its surreal to finally be able to see the finished product. Hopefully one day we can have our own home as beautiful as this! Thank you for sharing!

Very nice home and great video. I moved here from the Pacific Northwest back in 2018, bought in the Memorial area, and it’s nice, but man it’s boring here. Great city to live for 5-8 years, build wealth, and get out. I just hope the demand is as high when I sell!

This is a nice home! It seems just right and the openness makes it warm. Love your approach of good camera quality, set up of the room, and then allowing the audience to enjoy the room! Your Canyon Series was fun! Have you thought about doing a series on homes with multi-generational set ups? That seems to be a new wave for home buyers. Might even be worth it to include specs for schools, landmarks, and highways! Keep going, already subscribed and liking videos.

If you’re going to work in Sugar Land, then fantastic! If you’re going to work downtown or the Galleria, brace yourself for at least a 1 hour commute, if not longer. This house is great, but if you’re cussing your commute and risking Houston road rage, it might not be so attractive. Get this realtor to show you something in town. You’ll spend more, but your family will actually know who you are since you won’t spend all of your time driving to work.
Get over that dude. Not everyone works in downtown or the Galleria. 🤦♂️ people work from home now.

@@bhud1972 You are silly. Because I have a broker's license my point is not valid? Employers now allow high net worth individuals to work from home. If you ask the Riverstone development site where the buyers are coming from then you would know. Technology has made it very easy to live anywhere as a lot of high paying jobs have become virtual.

Beautiful home, however I don’t like the TV/Fireplace set up. I would find it very distracting to watch TV while having the fireplace going.
Nice house, but tell me about the washroom washer and dryer, the kitchen appliances what (brand), and the water closet in the master bedroom, please! but I thought the tv was in a weird place next to the fireplace instead of on top of the fireplace...I live in Houston

Problem with these houses is that the HOA typically don't let you do certain stuff. What if I wanted some really high blocked out fenced yard for privacy? If I wanted a pool and hot tub? The list can go on and typically it's an HOA thing that restricts you.
Course, everyone has their taste, but if there's no real privacy then it's just a box with nice cosmetic things in and around it.
Yeah, it depends on what a house personally means to someone but I agree with you. To me, owning a home is about having some sovereignty and and HOA would violate that concept for me.

You wouldn’t want those eye sores in your neighborhood. The HOA protects home values.
@@DebraJohnson I don't think a pool and hot tub is an eye sore tbh. But that's me lol. To me, this is a box with cosmetically nice features. But there's just no privacy. And looking at their fence structure and knowing how most of these HOA place are. They're probably saying you need a black fence that can't be higher than 4-5ft lol. Only know this cause most suburb area in Houston have the same layout structure lol.

This guy just forgot to tell you that this new community is built in the flooding area of Sugarland, the only place available since surrounding area is already built a while ago. If there is any Huracan you will be the first noticing it in this home

lies!!! I live in this same community and this was the first question I asked before I built my place. There's already been heavy rain a number of times since I moved in and we've not even seen an inch of flooding. It's bad to make assumptions.

This house would be over 2 million in Vancouver BC. 600k for this is a steal!
Out of curiosity, how are the property taxes in Canada, and in particular, Vancouver? While this house may seem like a steel at 600K, watch out for the Texas property taxes! And it so happens that Texas has one of the highest rates of annual property taxes in the US!

Hey Briggs, this home is nice and bright! Was that chandelier in the primary room to low?, I saw you duck...it seems misplaced. The great room is most important for me also, but I thought the kitchen was small, underwhelming a little...your thoughts. But a great home nevertheless.
I'm 6'2 (which is tall but not too tall) so they could probably raise that bedroom chandelier a little bit higher. Their design style is to have those lights hang really low. Also, I agree the kitchen was little small.....There is no eat-in/breakfast nook area, but overall the house is still very nice!

For my understanding, why do houses in Houston have both airconditioning and fans through out? Is that simply for energy saving so that you can have the option of just having the fan on, but not air conditioning when the weather is "ok"?
I would say yes. And in case your A/C ever goes out you better have enough fans in the house to beat the heat!
It helps circulate the air. In the spring you can open the window and turn the fan on. Not all homes have fans.

Good layout, a few mistakes, sacrificed a lot of square footage over high ceilings for this size houses, terrible master bathroom, almost little to no backyard, but my biggest issues is... almost $700k for 3100 sqft! I don't think so.
I bought my house in Socal for $656K and its nowhere near this beautiful.
