The first house is a home! That primary is a true Owners Suite! Love it 🥰
That's TRULY an amazing SHOWPIECE Joe!
The first house is my favorite house ever. I love it.
I don't believe the price of this home! Someone isn't being honest!
I love the last house.! And the Casita for my parents.
Beautiful ❤️😍❤️🎉😊
Bought a lot here in Republic Grand Ranch probably the best decision I ever made.
I’ve been thinking about looking into Republican Grand Ranch what do you like about it?
@@Fmi700 It all depends on people who live in north Houston and have seen trees all their lives like flat open fields(lots) in Katy, Fulshear, Cypress, and people who have lived in Sugar Land, Pearland and other flat areas fall in love with rolling hills and Trees. That area is really nice with rolling hills and a bunch of Trees. You can get a 2-acre lot and build your own forever home. Ideal for those who are working remotely and prefer a chilled-out country living. Its not far from Lake Conroe and Lake Livingston. In master-planned community usually people get 45-foot wide lot max you can get 90-80 foot wide lot, here in RGR your lot width can be easily be in 140-foot meaning you can build a nice single story wide lot, or build double story as well, since all the builders are customs you can really build the home you want. There is no time to build so you can also keep the lot as investment.
How much is HOA fees?
@@richardmcduffie2800 $495 annual fees
I bought land there also a few months ago but still have not stated the building process.
Wow, amazing first house
Amazing JoJo! You like that JoJo? That’s wild JoJo! Shut up with the JoJo over and over.
first house is amazing :)
The last one is my favorite 😍
JoJo and Jackson, Please confirm these additional costs : For a 2 acre lot : Lot preparation + Septic tank + Propane tank = additional $100K. So a 2 acre plot is around $180K. So total I am guessing $280K on top any of the prices shown in the video.
Upwards of a million all in easily
@@bisrami1023even if it was a million, these houses around me (Pennsylvania) would be twice that easy. Three times the price if it’s farther into the country in this area.
Beautiful homes!
love the owner retreat
Joe. Something you need to know is that none of those houses include the lots buddy. That's an additional $150+k depending on what you buy plus all the site prep costs.
Well, that’s just a real bummer. That should be explained up front by them before I waste time driving out there to find a $630k house is really close to $800k. That makes me want to “unsubscribe” to the channel because of them hiding the true cost.
Spot on. As someone that’s currently doing a build like this I can confirm these are prices without the lot. This is Republic Grand Ranch and it’s typically circa $75- 100k an acre.
They usually do give the correct pricing….it was probably an oversight due to the fact that once again they’re including multiple homes & so much info!
It’s called “click bait”, I only look at the video to just look at the home design. All the info provided by them is misleading. The final price is way more than what they say in their click bait title 😆
@@tracychandani2428 I've watched a few of their videos and they mostly show masterplanned communities that include the lots. When you get into the acreage arena and it's custom 9/10 the lots aren't included. Places like High Meadow Estates, Crown Ranch, TX grand Ranch, Republic Grand Ranch and a host of others.
Texas must be the greatest place on earth
loooool
Just purchased my two acres last month. Can’t wait to start my build.
Congrats!!!!🎉🎊
Great. We are thinking too but just wanted to confirm the additional 250K cost for cleaning and prepping up the lot and installing septic, propane etc. is that a correct estimate for 2 acres in terms of cost on top of the home building.
How exciting. Congratulations.
When buying a house Take into consideration the type of roof . Bigger more complicated roofs cosT more to replace
Nice home 😊❤! With a fair pricing!!👍🏻
Daaang, Jojo!
I visited republic grand ranch a few times and can see myself purchasing a lot there within the next 5 years
I love house 1 and 3.
I like the first one
This is the first time I've seen a builder imitate the excellent buildings of Atlanta Georgia builders. This is amazing and well worth it I just wish I could find this in a location closer to Houston
These are definitely a million
Hey Brother!!! I am a new Sub to your channel!!! Man You and JoJo... Keep me laughing but at the same time I am learning a lot about Texas!!! Contemplating the Move!!!. Keep Inspiring Brother!!!
I love this house and property
Wow amazing home... my dream home from now lol...😂
Click Bait. Where is the $600,000 mansion? I would love to see you guys succeed but why not just be open about all-in pricing with lot + house? Not like you can buy the house without the lot
I lived in Houston. I believe it. If you want to put up with the pollution, the heat (100+ days of 100 degrees), the low wages and the entitled red necks, you can have it. These homes look great, but they are built like shit.
I forgot to mention the lousy public schools. 38th ranked in the nation. Ranked 32 in health care. Ranked 35 in obesity.
The price does not include the lot?
@@andrew_owens7680why I’ll never live anywhere else in this Country than certain parts of the northeast.
@@andrew_owens7680 Texas has some of the best public schools in the entire country. The state ranks low because they have a lot of non English speaking illegals, but for average Americans their public schools are top notch.
I don’t want to move to Houston. It’s too humid and high tax but when I keep watching your channel, it’s so hard not to move there. I love the two ranch houses. The modern one is good for young people who can climb those stairs. Happy to hear about the tax. Thank you for your video.
They are cheap because no sane person with a choice would live there....
@@alexp247365that’s it right there. These are 3-5 mil where I live.
@@alexp247365 quite down son....
There's no state income tax here in Texas, but yes, they get some of it back with higher property taxes.
Houston is great place. North Houston it really nice and it's really nice south east closer to Galveston and the water.
600k mansion!!!! My first house bought in 2021 was 640k in Wa state.
I’m in Tomball Texas 1.8 acres 4 bedroom double wide mobile home. Septic tank water well 1,400 privacy fence. $423,000.00
Beautiful houses but really its like 1hr north of Houston with the traffic.
Definitely not Houston 😂 nice try tho
Love your videos! Would Love to know about Meridiana Community ( New Phase, New Home Builder,) Near Manvel TX Town Center . Thank you.
It’s my dream house 🥰
Love to take care of that property!
Let’s go Joe Joe !!😊
I love these houses. Can these builders build a custom house in another state?
Absolutely beautiful homes and neighborhood. I love the scenery, so lush and green and private community away from the hustle and bustle. 🫶🏿👍🏿
26:57 Where are the sockets in the kitchen backsplash?
the 3d house hands down
Cool just checked this area out - Unfortunately with high school students, Wills HS doesn't look like a good option :( great prices though.
I like the 2nd home the most. The 1st home is a close second.
How far is it from shops, hospitals, schools, job opportunities? Interested by year end.
Are septic tanks required for these homes? My family and I will be moving to the Houston area within 2-3 years. I do want to live in the suburbs, however I'm not a fan of septic tanks. I'm looking forward to moving to Houston. Thank you!
My 1st Question Would Be Is Their Fiber Optic Internet Available...IF SO I'm On My Way!!!!!
What is the plan for the third house and can the casita be larger with a full kitchen .
I think there’s a difference between the cost of the land and home. Do we have to buy the lot first then pick the builders are they planning to build some inventory homes of the plans shown. I love the first and third home
1st house-dog room- May I suggest placing metal panel on the bottom half of doors? Dogs often damage the bottom half of doors by jumping up and scratching the door. You might consider aging in place in the bathrooms with handrails and wheelchair access through doorways and toilet areas
Can you post the listing for the 3rd house?
Did you move to Houston? I watched a ton of your videos on Portland before moving there!
nice
This is such Realtor Stuff. “Look, A Kitchen”….
What about utilities? Sewer/Septic? Well/Water?
How about build type? Zip, OSB, TPly? First house was FG batt insulation (batts looked loose heading up to attic on the hotwall- shouldn’t the hotwall be backed?). DTH is Blown Wall FG? Foam? OnDemand H2O heater? How much concrete flatwork is in that pricing. Those driveways looked long af.
Amen, brother. I would love a channel with this level of production quality, that focused more on the materials and build out, and little less on “imagine all the things you’ll be able to cook in this kitchen.”
We’re building a custom home on a 5 acre lot in northern Illinois and working with an architect on the floor plan but, after seeing the 3rd home, from Black Oak Homes, we’re scraping our plans and replicating that house. I absolutely LOVE everything about it!! I wouldn’t change a thing!
Does anyone know the name of that model home? I’m trying to look for the floor plans online…
Contact Black Oak Homes. Maybe they will sell you a complete set if the plans are not exclusive. It would be very worth it.
Can you tell me the builder of the third house? I am in New Jersey and would love to see if we can get a copy of the plans.
What's the name of the floor plan for the first house with Royal Texan Homes?
I guess everything really is bigger in Texas cause those houses are HUGE #Nodiddy
In the third floor plan by Black Oak Homes, is the casita included in the purchase price? Or is this an add on?
Video is missing the cost of $250,000 = Land cost + site preparation cost.
7:39pm April 16th. Where is this neighborhood?
LINDA CASA SOU DO BRASIL PREÇO MUITO BOM
Great Video, sure would love to know the price per square foot on those. Did you mention who the builder was for the last home? Love the style.
Blackoak Homes. They’re about 195-216 I was looking at that home today.
Those shorts 🤤🤤🤤
Holy cow. Those would be millions in Utah where I'm from. I need to move to Texas lol
This house is also over a million here in Houston lol. I build houses and I can tell you the 600k of the title is not the real price.
It will be still millions if I understand correctly. Video is missing the cost of $250,000 = Land cost + site preparation cost.
3 is the best looking and the most affordable
The first home is awesome! Jackson, are you and Jojo telling me that the cost of that home “as-is” is $1.1M?!? No way. That can’t include what they put in and the lot. What am I missing??
HOUSE 3 IS NICE THE SHOP IS NEEDED FOR THAT PRICE YOU CAN REALLY SAVE A BUCK
Never heard of a 😮 powdered room😮?!
Powder room is just a fancy, European way of saying half-bath for visitors. 🙂
Love all 3 homes… quick question? How does your buddy BBQ at the first house? The bbq is up to his neck in height
aint nothing about these houses 600k lol but thanks for the preview
That first house is easily $800k!
All those houses need to come with solar panels for the heating bill
the company i work for did the hvac on the black oak
shows 1.5 million dollar home, and says it's 600k
HOUSTON TEXAS Mansions😃😍😍
Not in Houston. 1:46 he says Willis Texas - I live in Houston and had to Google that. 2 hours North, North of Conroe, not even considered part of the Metro area
#1
I'm a current customer of Black Oak homes (3rd home). They are building a barndominium for me across from Republic Grand Ranch. I must say, everyone I've worked with have been so cheerful. A bad experience can easily kill the mood and experience of building your dream home, but Black Oak has definitely enhanced the process. When I look at other barndominium projects on CZcams, I am so happy that I found Black Oak. The luxury feel comes through to tickle my emotions. Since the luxury items are standard, they have the economies of scale in that arena, meaning in basic homes, a luxury upgrade is overpriced due to the "special change" order. The area is great and starting to boom. The neighbors are so relaxed, unlike city dwellers, while being 15 minutes to the city of Conroe, and 25 minutes to the Woodlands. I highly recommend them.
I would work with the builder and the woodcraft company to add more wood detail.
Does the price including everything like the lot, closing cost and other fees?
No.
9:47. Women's Party space or Mancave!😍
Can you please send the listing link for these homes, I couldn't find them on zillow
Look up republic grand ranch in Willis Tx
So what are the actual total costs for something like this?
WOW.
$2 million in my neighborhood.
It would be $4 million in mine. Of course, someone would have to pay ME that much to move to Texas…
@@YellaBellaReno - it is amazing how much property values differ. Some of the homes near me are going for $1000 - $1500 per square foot - it is just insane. I would be happy with $500 for mine.
@@Average_Middle_Aged_American Right?! Heck, I remember when $500 per sqft meant true luxury. I’m sure, as an average middle aged American, you can also remember. 😂
How’s the builder on the 3rd house?
I want to move here.
Be ready to pay 1.2-1.5M for the 4000sft home because it won't be the 600k of the title.
Great video work. Nice homes for sure. These homes would be so much better is they were located in Dalton Gardens or Rathdrum don’t you think Jackson? The price on these homes will be 50% off or more in the next 12 - 24 months after the upcoming housing crash. I never hear you guys talk about the dangers of buying a home as the market is declining. Are you at all concerned your clients will loose value and end up going underwater and then lose the home to foreclosure? With interest rates so high are you just looking for cash buyers that don’t know any better? Both you and your partner never talk about the economy and the high interest rates. You both act like everything is fine and it’s a great time to buy. I guess earning a commission is more important than being open about what is really going on. After the crash I will give you a call and see if your still in business and then you can help me buy one of these homes for pennies on the dollar. You know Jackson after the upcoming crash all the homes in your home town of CDA will be so low you will be able to move back home and buy that home you could not afford before cheap. It will be way worse this time than 2008. It will be interesting to see what you end up doing.
Thankfully Houston has decent highways because this is easily an hour outside of the city center.
Needs two sinks in tHat beautiful kitchen
anything like this in San Antonio?
Jo Jo and Jackson - I line your video and just want to know any other hidden cost on these houses. I like the 3rd house you guys walk through. please let me know how I can contact you !!
The fact that this can be had for under 1m after the lot is added, is still ridiculous. This is my goal/dream home
Wheres the fireplace in first one story hone

600k buys me a townhome in NOVA 😂😂😂
I'm from Texas so it makes me feel great sigh lol
Lets Make Real Estate Prices Great Again!!!
Well the comments explained by it self. i live in Florida in a .5 acre lot , 4700 sqft home and when i saw the video in the beginning i was like … niceeee lets go to Texas to check this out… too good to be true.
Thanks for the comments i didnt waste my time to go and realize price does not include the lot….no more excitement.
in Chile like in many countries the price tag is what you pay , here is always plus something… taxes , fees , convinience fee etc. bad bad bad, i almost subscribed
OK, so I agree, had to be without the lot, prep, etc. Can you get a smaller, 1 acre lot for $75K-$100K really, or is 2 acres the smallest. Also, since they are custom homes, beautiful, but more than we need, will that first builder knock off 1000 sq. ft. to 3000 and keep the great finishes. The smaller lot and house would more than compensate for the lot costs, and probably even bring the house price they quoted down. Would still be awesome!!
I build houses and the 600k of the title is NOT the real price of this house, I can tell you that. I recently managed construction of a 3400sft house in the Heights area of Houston - the construction cost itself was over 500k, without including land, design, ground prep, tree removal, permits, over the top trims, admin costs, profits, and a bunch of other soft costs. The developer put the house on sale for, I believe, $1.4M. Let me know if you want to avoid unpleasant surprises after you've already committed to someone for a life changing project like this one.
@@bishop70 How much does it typically cost for Land Prep (ground, tree, permits) ? Thank you
@@CBigsby ground prep is very variable - do you need soil improvement, do you have lots of cut and/or fill, is it very overgrown, etc. To start with I'd budget about 40-50 cents per sqft of the property, just for grubbing and cleanup. For cut and fill, a geotech engineer will tell you what to do and you'll get prices based on that. Similarly, tree removal costs also depend on their sizes, anywhere from a couple of hundred to a thousand or more per tree. You have to be careful about some of the trees though - they might be protected or they might be serving as nesting places for a protected bird.
For anything more precise, I'll have to see the property.
@@bishop70Thank you for the response. Would additional $100k (for a 2 acre) be reasonable to remove trees, clean up, prep the land and add Septic tank and propane tank? We don’t have a lot yet but want to be ready with the cost expectation for the land cost and these other additional things which this video doesn’t mention. Just trying to educate myself before we jumping in. Thank you.
@@CBigsby Although I won't be able to swear to it, not having seen the property, that seems like a reasonable number for a preliminary budget. But please do have someone with experience take a look at your place for a firmer estimate whenever you're ready. 🙂
Does the 650k include the lot fee?
There is nothing “prairie” or “modern prairie” about the second home. It’s beautiful, but it’s a contemporary style with all mid-pitched gable roofs. Prairie style homes typically have low-pitched hip roofs with very deep overhangs, which would be used to make up for the constant sun exposure at all times of day due to the lack of trees in the “prairie”. Also the long and low hip roofs are better at deflecting the high winds than high pitched gable roofs seen on more Victorian homes.
Its still Houston man. Its a freaking summer long sauna outside! Thats why pricing is so reasonable.
Sigh, I need to hurry and move to Houston, my new Townhouse in Maryland cost more than this amazing home.......I am making a 24 month plan to relocate....
The sink overlooking the window on the first house is designed by someone that doesn’t cook. No one that cooks everyday wants to walk across the kitchen to the window to drain pasta etc, there’s no working triangle here, it’s a straight line. At the very least there should be a prep sink in the island.
These dudes ain’t selling houses right now so their main income is CZcams. that’s the reason for all these clickbait titles lately 😂😂
Clerestory windows.
How much this first house your showing
Hello Joe! Beautiful homes! What is the HOA cost in this area.
$495/yr
@@Cbink82 Thanks!
@@Cbink82 Not bad, here in brentwood it would be that price per month, per year is not bad, but would never ever buy a property with HOA were they would make the rules. HOA is the biggest scam of the century in this country.
Not Houston. Guessing it would take about 90 minutes to get to the Texas Medical Center. Great for people that have money and do not commute.
The property taxes in Texas are in the category of 'stupid crazy!'
Please elaborate.
