You're telling me they are asking $274 a sq. foot for this place....That's insane! I at least expected no quarter-round.
That home is sitting on a 70-ft lot, which also looks to be a reserve with no neighbors to the left as you enter the home, so there may be a lot premium that's included in the price. There's also a couple structural upgrades - home theater & 5th bed and bath. I've heard of the theater adding in upwards of $40K in some instances. Plus some of the other upgrades in the home.

Is this the Conroe or Woodlands area cause then it will be a high price tag because of the location. This is a nice home.😍
It's actually in Spring very close to the Woodlands next to Benders Landing. And you're right, that location is hot right right now and it's a Toll Brothers community. 😉
ATP toll brothers are charging for their name. This doesn’t scream million dollar home. It’s very basic the upgrades isn’t all that. I’ve seen cheaper homes with better amenities and upgrades.
I understand. There are some structural upgrades that may have had an impact on the price, along with the lot premium which can add in upwards of $80K or more. Then you have the location, which also dictates home prices. Woodson's Reserve is a hot spot. 🙂
