    Don't give up when you're studying for the California real estate exam. That's the most important thing. There's so much to study because the Department of Real Estate created an exam that covers 7 different categories over 150 questions. To study for an exam this big, you have to break your studying up into manageable study sessions. One of the best ways to study is by creating a simple study schedule.
    A few hours a day, take time to review one of the categories that will be on the exam. This way, you spend focused time learning the material but also don't burn out.     Nice and simple! Passed on first try. Questions on state exam have same concept but very long and confusing. Some of them basically start backwards (from what you saw in mock tests). And yes very different from ones you study. However don't sweat as Rico said $5 bill is $5 bill. Relax and don't rush. Read every question carefully and you will understand it. For prep, just do as many mock tests as possible and you will be fine. It's all about simulating test environment. I finished my real estate school years ago but never had chance to get around and take state exam. So finally found some time left everything on a side for couple weeks and basically did as many test questions as possible. After each one, even if i knew the answer i still read explanations so i can understand it to the point of being able to answer any kind of question pertaining to particular term. Watched bunch of youtube videos with test questions like this one, paused every time to write down notes, and took state exam online prep from California realty training school (bunch of timed mock tests and flash cards) and thats it. If you study you will pass first time for sure. Like anything in life its not how smart you are, but how determined to get it done. Good luck!

      @@vincelopez8844 you didn’t ask me but we did both ask the original poster how it went. He didn’t answer us but I did recently pass the CA test, so I thought you would like to know how I viewed it. It was totally passable as long as you have done some flash cards for vocab. Definitely recommend Prep Agent. He does vocab clouds. Just write every term he gives on a flash card and have some test you every once in a while. That’s literally all I did.

    You're AWESOME! I know these questions are NOTHING like the real exam, BUT helping to understand the concepts through your videos helps a great deal! I tend to NOT read questions clearly due to stress. You are quick and clear in your delivery with no distracting silliness!t I've not seen some of these terms in my studies. EX: Carry back, minor agency, ect. VERY HELPFUL! Keep the vids coming!

    PITT refers to Joint tenant ownership. Survivorship is for 2 types of ownership 1.married couples and for 2.joint tenants. Also using the word Realtor (without being a member of NAR) would be a trademark violation not a license violation, so it will not be a revocation.

    I just took my exam yesterday I was studying so hard and did not pass it. I just watching your videos and I know witch one I got wrong, and help me understand what I was studying and it was not clear, on my next try I know that I will pass ot because I am clear if what it means every single question. Even if they ask too long question and they trick you, if you don't have a clear understanding of the answer you are done. Thanks for explaining.

      First thing you gotta do is to *stay cool.* Every state lists what they cover on the exam, which will help you know what you should be studying and how much you should be studying for it. When you find out what is on the exam, be sure to make a study schedule for yourself. Study a little bit every day. That means 1-2 hours M-Su. Don't burn yourself out or overwhelm yourself, stay confident, and remember *YOU GOT THIS.*

    I have a question about prorations. Who pays for closing day the seller or buyer? For example if closing day is on the 16th of the month does the seller pay for days 1-16 and the buyer responsible for days 17-30 or is the seller responsible to pay for days 1-15 and buyer for 16-30?

    Hi , and thanks for the video, is very helpful- although, I agree with some comments here that, the exam questions are not that simple, they are very confusing. However, your explanation is so helpful because it explains in depth how to understand.
    I passed exam 1 on first attempt, now course 2- as known “ The Beast” because it’s sooooo long. Do you have questions for the exam 2? Thanks

      Hi Marcia, where are you taking your exams? In California, there is only one exam so the questions that you're getting on second exam may or may not be similar to the ones you see in this video. When it comes to studying always aim to understand the concept the question asks so when the exam throws you tricky questions, you know how to respond! Best of luck to you.

If you take our pre-licensing program, you will be eligible to take the California State Exam only, in which case you will have to be present in California to take the exam. It doesn't make you eligible for any other state exam in the US or eligible for any exam in Cananda. Hope this helps!

      The question was, "which one is NOT functional obsolescence." These questions are tricky! A broken stove is a broken stove. It's not obsolete because of the functionality of it or design, it's just broken.

      It's hard to say which ones are applicable in Virginia since these questions are specific to California. Some questions do carry over to your state and apply to the practice of Real Estate.

      This one was tricky. A "real estate agent" is different from a "Realtor." A Realtor is a real estate agent who has joined the National Association of Realtors. You need a real estate license to become a real estate agent and you need to be a real estate agent to be a National Association of Realtors.       The state exam, which is the state mandated exam that will determine whether or not you receive your license, much be taken in-person at a designated testing facility in California. Regarding the tests and quizzes within the pre-licensing program, those are taken online in our portal. Hope this helps. Please let me know if you have any other questions!

      @@Happyliving757 interesting question! You can do your pre-licensing courses, take the exam, and get your license right now and then wait another 2 years to sign with a brokerage. That is all doable. Just remember that you have to renew your license every 4 years from when you are issued a license. So, when you do start work, you will need to renew your license in another 2 years.
      That's why I would encourage you to wait to take your courses, pass the exam, and get your license for when you're ready to start working. You will build more momentum to hit the ground running. If you wait, it will be hard to pick it back up, in my opinion.
      But, if you have a plan, and this is what you want to do, then do it! Don't let me get in your way if you know what you're doing. You know yourself better than I do! Either way, best of luck to you.

      This video was made for the salesperson exam in CA. But, some of these concepts could be found on the broker's exam because the broker's exam will cover all 8 courses required to be eligible for the exam. Although, this could be different depending on the state. Hope this helps!
