    This channel is a public service. Thanks as always. As an insurance inspector in WA I am constantly flabbergasted by what you are revealing. Building inspectors in WA on the whole do an excellent job in enforcing compliance.

    Don’t forget that this is the final product we do not know what’s behind the walls? No idea on framing,electrical or plumbing but if there poor workmanship and failure’s on the outside imagine what’s behind the walls?

      I asked my mate in the building industry, and he said the inspectors who signed Occupants Certificate aren't looking for build quality. They lookimg to see if it's liveable, you can take them to court and stuff but it ain't worth it cause contracts and laws allow for margin of error and NON COMPLIANCE just means there's an error and it's up to thr builder if they think it's needs to be done once the house got the OC

    I've lived in Australia since 2003 and have yet to come across a reliable honest builder who can complete a job from start to finish. Considering Australia is addicted to property it good to know the 4 pillars of banking have massive mortgage books backed by substandard housing.

    Im a local real estate photographer operating in this area and the Dandenong Ranges and Ive seen "Flabergusting" work, that looks good from far but far from good, and its terrible to see these type of shananigans going on. Whilst im not a inspector, at times it can be obvious things are awry. Especially the recent "Deck Build", you know the one !!!.
    It seems its better to go for an older construction than a new one these days.

      I’ve built three investment properties since Covid started. Two of them were done by a chinese company, one was done by a reputable Aussie owned company, guess what? The Aussie owned company built a house that is way below the average and charged 30% more than the chinese company.

    I wouldnt mind seeing some short videos of a box gutter that IS compliant and of a bathroom waterproofing that IS compiant before tiles are imstalled.
    Only need 1 of these videos of each :)

    I plan on being an owner builder for my home. The plan will have no box gutters, a simple gable roof with DEEP eves & a veranda. Double brick or brick veneer with a steel frame. It wont have the slick look of modern construction & the neighbourhood will be better for it.

      Just a note of caution about steel frames. If by some piece of bad luck, you have a fire, steel frames must be demolished. Timber frames can be rebuilt, if there is not major structural damage. Solid brick is the best way to go.

      Steel frames are worse than timber, the guys doing steel are the guys that couldn't do the timber ones good enough. Plus they have alot of expansion and contraction with temperature changes, not to mention future renovations are a pain in the A. Hanging things from studs like pictures becomes a pain, I dont like steel haha

    The real concern for the homeowner/s is the financial capacity of the builder to fix these issues. Faced with this evidence, many builders will fold up...bankers need to employ inspectors before funding progress payments if they care about avoiding crap loan security

      Developer will say "fine, we'll cancel their contract and refund" and then sell the property as is to someone else.
      This exactly happened to my cousin who had an inspection done on a brand-new unit he wanted to buy. When he raised all the faults with the agent, he was told "either buy it or don't".

    Oh boy my suburb. This should be fun.....By the screenshot I should be able to pinpoint the house....
    EDIT: I know these houses. They took about 24 months+ to be built and they looked dodgy from afar. I even commented to my wife about how long they took to build and that they havent all been sold either. They have a lion as their company logo for those interested :P If I knew you were coming to my suburb I wouldve invited you for a cuppa :)
    EDIT2: To add further context, these 10 homes have been under construction since around Covid and there was a massive pause for about 12 months. I wouldnt be surprised if other homes further down on Stud Rd are also non compliant.

      A break of 12 months gives plenty of opportunity for water to damage the house and to develop mould inside the structure. Seeing that even completed, this house is not waterproof, I wonder how much hidden damage there is already.

    Seems very akin to the Leaky home disaster we had in NZ from around 1988-2004. So many people where left with unsellable, unhealthy home that they either have to put up with or tear down :(

      Leaky homes were due to a specific product, no flashing design that relied on adequate sealing... And resealing after 5 and 10 years... None of which happened and the builders never followed the exact requirements in the first place. Failure of standards to predict realistic installation conditions... They worked perfectly in the lab lol

      Wasn't that far apart, it was mostly 2002-2004. The others are probably built correctly but the owners neglect the maintenance side of things - you're supposed to repair and paint plaster cladding every 7 years.

    You can tell the home was rushed for completion, lots of stuff just thrown together unfortunately. You pay so much for new homes these days and look at that terrible workmanship, it's a disgrace.

    I know those buildings,I had to fix 50mm blocked conduit that the builder just screwed up so i could connect fiber from the P5 pit to the pcd box at the unit.

    My sister and her husband bought a house (built by Plantation Homes in 2017) in Brisbane a few days ago. Naturally Site Inspections came to mind straight away. They did get their own inspection, and one of the defects was a shower floor being out of spec, as in not draining properly due to not having the correct fall to the drain. When I get over there I'll have to check a few things seeing as I've watched a few of these videos now. : D

      Well hopefully this one they got did a decent enough job. He only found two defects. Thankfully this house has a traditional style roof which you would hope will avert a few problems.@@Josh-e2l

    That’s why it is important to hire an independent inspector before handover. That’s what we did when built our first home decades ago. It is an additional cost but for our peace of mind it was totally worth it.

      True, but handover is to late, the damage is done and most time 80-90% has been paid, the defects are far more than the final payment.
      I am one of those people convinced council is to blame when they went to private certifiers, just like builders, they close shop and open up wit a new abn ....you cant touch me attitude

    As a tradie or ex tradie now one of the issues i ran into often was everyone was in a rush and working on top of each other. when i was doing cladding the renderers would show up and start working before we finished the main job let alone gave us the time to do quality checks. this job looks like many of the jobs i worked on in the last 10-15 years. oh yeah and builders just have the bad attitude of just getting it done. the industry is horrible atm.
    oh and i dare to rip off the cladding and the flashing to see the timber work. 100% slapped on like most jobs i see.

    Workmanship is shoddy no doubt, but who the hell designs a roof like that!?! There's a reason that historical Aussie houses had high pitched roofs with eaves gutters!

      The amount of houses I've lived in, in QLD that have no eaves on the north-facing side of the building is insane. Little wonder you need to keep the AC roaring to keep the room below 40 degrees.

      Designing a roof with box gutters is a recipe for disaster. Who thinks to climb up there to clean them out until they are overflowing into the house. Should only be used when there is no other way.

    Great to see that there is a competent inspector with up to date reviews including BCA and local govt. requirements being quoted. The most disturbing part with all these disclosures is the gross negligence of those entrusted with inspections supposedly ensuring compliance. This is a sham beyond belief particularly with the advent of shonky, corrupt private certifiers thrown into the mix. The organisation responsible for this report is a true champion of and for the people. Keep up the great work you do so well.

      I spent the first 15 years of my live living above a shop in king street newtown, and up front was a bus stop.
      We thought it was normal, the first few nights at our new home i realised that nausea that i suffered every night was car exhaust

    It would be a great service to Australian homeowners if you would consider starting a franchise operation in all states with your ridged standards enforced on the franchisees doing the inspections. Done right, with very high standards for those you take on as franchisees it would be a very successful venture for both you and the people who sign up to work under your banner and of course a lifesaver for homeowners.

      Sounds good, however, an inspector cannot consult the builder directly. It gets passed on & a report is issued. Inspectors have been assault, abused & sued. These guys are to inspect not to brawl.

    If I was building a home, here's what i would do [in no order]:
    1. Contract the building surveyor to do more inspections at critical failure points, such as waterproofing and (loaded) roofing;
    2. Hire an independent inspector to (at a minimum) check the key stages themselves to nip any non compliance in the bud (for example before tilling goes on non compliant work)
    3. Require written confirmation that the builder (and their subcontractors) have experience (or the necessary certification) to install certain products (such as cladding and foam).
    Im not sure how you protect an off the plan purchase where you rely on the developer to be making sure everything is perfect. Maybe vic will introduce the same sort of legislation as nsw to hold that developers and their directors have a duty of care to subsequent owners. Remember builders warranty insurance is not required for (roughly speaking) buildings that are 3 or more storeys), meaning, you are soley reliant of the viability and continuation of the builder.
    I cant stress this enough, you need to fix issues when they occur. Pay for an inspector for independent verification, pay a lawyer to go through the contracts and do due dilligence on the builder and rbs.
    The domestic buiding dispute team is useless, and when it goes to vcat it gets very pricey (much more than the cost associated with my suggestions).

      Don' t Worry now days the Engineering is overkill for Foundations, there pre checked before casting, its the finishing skills or lack of because there crucial for water tightness crucial.

    I am a retired landscaper & so much work was always fixing minor stuff like this. Repainting, patching up water intrusions while waiting for builders to come back, it was endless. I actually stopped taking on work for new buildings until occupied. It was literally criminal!

    the Australian building industry is an absolute disgrace and and embarrassment… the worst workmanship I have ever seen… you wouldn't want to admit you are a builder in Australia anymore…. just a laughing stock to the rest of the world.. an under skilled lazy workforce, no wonder the Australian building industry is sinking fast...

    You are at the right spot for the worst new built dwellings in Melbourne. I live not too far from Soresby and within Knox Council area. It is scary that many of the old houses here are being torn down and the cheap "cardboard" houses built to suit the developer and Family Trust. Building surveyor who is no way close to Melbourne engaged to certify these new poor quality houses.
    Next door to me, I have a few new neighbours/families moving in and the new houses cost them close to $900,000 on less than 300m2 land area!
    Developer bought the land cheap, the original old house (in good shape) was demolished and replaced with 3 small houses that are cheaply built and poor quality. There was at least 1m of soil being removed from their land and this has caused some damage to our fence because there is not enough soil to hold the fence posts over the other side. The amount of soil removed was massive as I saw it with my own eyes, and I believe they sold the soil off (it is unethical to make profit while causing damage to others). There is also a lack of consideration for car park or garage design. I wouldn't have believe building plan is so easily approved here.
    I know a lot of problems/dodgy works going on as I live next door. The 3 houses were built within a year and there were still traddies working in the house days before my neighbours moved in. My neighbour didn't know about this till I told them.
    It is sad to see many horrible dodgy new built "cardboard" houses in Knox and I am worried as the we dont have sufficient infrastructure and public services here.
    The developer could easily get away with problems. These greedy developer has made a fortune out of many innocent people who are struggling to find a home to live.

      A house on a piece of land less than 300m2 and selling for $900K is insane, assuming the location is not that great and the quality of the build is crap. The irony is that the old house, you speak of, probably is of a much better build than the newly built glorified cardboard boxes. Many people may continue to purchase said boxes, only to realise later on down the track, if they try to sell, that many people may not be interested in purchasing their property and instead, purchase a property with an older house that is built well. If this happens, perhaps the price of these properties with older houses will really hold their value in comparison to said boxes.

    This looks like a dream home, if it wasn't part of a complex. If I only saw images from realestate, I'd think this is a solid 800k home. But after your inspection I wouldn't even touch this building even after repairs. Sure you've done a thorough investigation, but who says that there aren't further problems that can't be seen with the eye.

      I can guarantee you for a fact they are not up to compliance. I know I work for the company that supplies a lot of their tiles, and it's not Beaumont's tiles like they show you on TV, I work for the company that is under contract to supply their tiles 12 months before they even started filming. So when they show you crape like "OH NO THE TILES HAVEN'T ARRIVED" is a load of shit. And it would be the same with any other building materials they would need. Everything is a lie. I have seen the water proofing and other bathrooms issues with my own eyes.first hand account.

    I love this channel. I'm feeling more confident in my 30+ yo home as it has stood the test of time and the devil I know vs a new build like these poor victims, buying off plan, sight unseen, & non-compliant garbage, they need to pay off for decades somehow and also fix roof and ceiling internal damage.. 😢❤love your work and attention to detail and tools.

    To be fair, most of these issues are the result of zero details on the plans and specifications. Designers and architects have no on site experience to resolve the finer requirements to achieve compliance.
    They like to make things more complex than they need to be just to get the “wow” factor.

      Fair comment but at the end of the day it is up to the licensed building contractor or head builder to ensure that all works completed on site meet relevant building codes and specifications. They are negligent if they don’t do this. Not to mention straight out lazy and incompetent!

      Builder has to comply with drawings and the NCC, if the architect plans have issues its up to them to get the plan amended for the performance solution. The building surveyor should be all of these situations but they are not because the builder usually recommends the building surveyor for the next jobs (the well known conflict of interest).
      Note, that you can sue the architect for negligence or breach of contract (the retainer agreement)

      This is absolute joke these days people a making huge loans to buy or build there for ever home, unfortunately the building commissioner back in 2017 admitted in a case that they relaxed the building laws to keep new home prices down, then builders jump on top of this going great we can screw cost even more. Sad part a lot of new home buyers have no idea what they are buying trusting the builders word and distroying families lives over greed they go home and sleep and night when the home owners are paying a huge price knowing 99% of home owners cannot afford the legal bills, builders get away with everything the VBA, and other states goverment bodies don't do anything about it because of extra income they get to turn heads the other way. It's a shit I know first hand dealing with a large volume builder myself for last 8 years. Lucky for us they screwed up and now we have them on record telling their engineers to change a investigation report in favour of the builder we have è mm all chain included between the waffle slab designer the geotechnical engineers and the builder making sure it went in favour of the builder. No it's time to expose them. I'd say stay tuned we have a on site meeting next week will see out come of that if we here bulshit out of their mouth it will be over and I'll hand over every document I have to every tv station. I am over these dogs distroying families lives.

      I wish builders would comply with all building codes, the fact is they don't I know it first had it's almost distroyed our family. After years if doing this I met a lot of people going through the same problem but they don't have the finances to fight these builders. It's sad but true. My waffle slab has snapped in half, after years of vcat all I hear from the builder is we need engineers report. You know how many reports I have 15 report from engineers plus defect reports yet soon as the builder say will sort it vcat agrees then takes you another year to drag there arses back to Vcat. I took over a Facebook page called Burbank negative experience for clients. And yes its Burbank the amount of people that are hurting its unreal. At times I hear from tradies oh how about us well the trade works for the builder right so take it out on them , not the home owner it's a joke.
      When a builder keep tell BS all the time eventuality they will screw up forget the lie they have been telling for years, with us it's called incompetence I was chasing up a investigation report on our house which the guy did the right thing said it's builders fault, we didn't know that some wording had been taken out, and full paragraphs changed in favour of the builder. Till I pushed for this report was taking months, when I got it my wife was in tears she rang saying they changed the report I asked her to foward the report to my email address. And I had the falsified report with email chain attached to it by geotechnical engineers, slab designers, and builder asking to take out part of the report , it stated guys can you see us handing over this report to the owner we are giving them a loaded gun. During discovery the geotechnical engineers wanted out we told him to had over everything and will think about it, dam they gave us the original report the doctored report highlighted wording they wanted taken out, plus the original report Including email chain between all parties involved we didn't know they had these emails which is a bonus for us. This will go public we emailed the director telling him everything we had and that they had left us no choice but to go public. The builder did a 360 now wants to investigate and admited fault last Friday week at a meeting with the builder top CEO the one thing the CEO thought was he could walk all over us thinking we didn't understand any of the Australian standards and the AS2870 boy boy he got a huge surprise when I knew more then him. He then agreed we had a huge problem at our house. This is only because we have damming crimnal evidance against the builder, in victoria the criminal clearly states giving someone a document believing to be false to other person is a 5 to 10 years jail term, I don't think they want this to come out publicly. I've posted this because I don't care what the builder does, they don't have any signed privacy agreement with us nor any gag orders against us we refused to sign them. It's a chance they must take. After hearing of so many stories how new home owners are suffering I made it my goal to help as many people as possible.

    I love the depth that you go through on your inspections. I’ve dealt with several inspectors in the United States and many times they just use the excuse “inspector is not familiar with this product“ or “see manufacture details for potential installation, problems“, the fact that you actually look at every single one of those for the owner is amazing.

    Anything from pre 2000 would be a good buy. One of my previous homes was built in 2004 during the drought in Victoria on the wrong type of slab. The house literally broke in half.

    WOW, You do a good job in your inspections. I've been in the building trade incentral west Qld, I can't believe the 'Patches', the Box gutters, The showers etc, etc. How did these people even get certified?
    Where we were, we had strong wind concerns, this building will lose parts of it's roof and leak at the first bit of a blow. There is a LOT of work needed to fix this allegedly NEW property.
    GOOD ONYA for the inspection, you've saved these peoples home.

    Great episode and thanks fro such a detailed explanation of the faults here, althought you dont really need to be a builder to see the extent of absolute poor workmanship.. We have the same problem here in NZ. Urban infill trying to build houses quickly and all stuck up against each other. Build fast and get out quick. And if a problem is identified, liquidate the building company and start under a different name... atrocious behaviour.

    Ever since the government privatised construction regulation years ago , the so called "modern" house- with polystyrene components, thin tin roofs , hebel walls, some brick, composite cladding, near flat roofs, various forms of balconies - has literally become a shit box designed to be replaced within 20 yrs or sooner if rot sets in. Seriously they may as well just build these houses using only liquid nails and composite light weight paintable panels. These are NOT tradies doing these jobs, not even DIYers. The fact that such rubbish is being let go by people masquerading as " building inspectors" is an indictment on the industry and government to be frank. And people are paying millions for sub standard slap up constructions thinking they are buying compliant buildings. Victoria needs to follow NSW in having a chief inspector with power to shut down buildings and prevent their sale. Anybody buying "off the plan" seriously has rocks in their head.

      These problems do appear to have begun after privatisation of the sector in the 1990’s - the plumber here will have self certified his work. The building surveyor has also clearly got a case of blindness and needs to apply for a disability pension.

      Another possible factor - not all, but some of these tradies working on this level of new builds are not coming from a proper apprentice trade training, and/or
      have third world training, compared to say those that have done a trades apprenticeship in places like the UK/other non-Communist European/Commonwealth countries, who were building Australia's homes post the 1950s. There is no way this townhouse will survive 10 years, let alone 20...

    I am a professional building designer with more than 13 years exp in documentation. In fact, there are lots of architects / designers who doesn't regulation / Australian stardards and start design jobs and documentation. I believe there are lots of things from video could be avoid from early stage, eg: Step down as per AS 4654, Rainwater head etc.

    They bought the land for $1.15m and built 10 units on it. They have made absolute bank on it. There is zero excuses for their dodgy work.

    I’m noticing most if not all of these terrible houses are of the ‘modern’ flat-roofed style, and many of the problems are related to management of water.
    If I ever buy a home it will 100% be one with a simple, pitched roof and proper eaves. Doesn’t mean it’ll be immune from non-compliance but there are a lot fewer points of potential failure.

    Wow, from your videos there are so many dodgy builders and tradesman. It would be frightening to build a new home. How are some of these major structural, non compliant works going to be rectified without a major demo. Why is there no protection for the buyers against this fraud and negligence.

    Haha I remember driving past this job on stud road. It looked good from far. How did the building surveyor pass the non balcony step down? Usually the way out Is through a strip drain , surprised it got through.
    Also these cladding manufacturers need to come up with different solutions then just expansion joins , they look like shit infront of the house, who wants that with a nice feature wall? Come on manufacturers don't get lazy

    Not far from were I live in Ferntree gully there was two double story town houses went up next door and took Soo long to build our new neighbours have had nothing but trouble with the house and the garage which is now part of the fence was never done properly or acid cleaned it looks hideous we spoke to the Forman from KGN homes and he said not my problem the house has been handed over it's a $900.000 home and it's garbage I wouldn't trust KGN homes as far as I could throw them 😞

    I'd like to know from what date this went pear shaped. So older homes for resale inspections, be good to know if it was mid 2000's or post GFC. When did it all fo wrong?

      Yes I think you're right somewhere around 2005. Volume builders popped up everywhere and backyards were axed from plans. Frantic building started. ( coincided with world record breaking immigration levels)
