Thanks - but in my opinion, I prefer owning and index fund like the SPY based on the S&P500. If I want to spice things up, I could just buy stop option calls on SPY.

Back in the year 2001, I used to drive my dad to church. After I would drop him off, I'd drive along this street (in Los Angeles, CA) and look at the apartment buildings. I kept thinking to myself: That would be a good way to make money---owning an apartment building and collecting rent.

What about covid and people not paying rents and government not letting you evict?
Note that this is an end goal, NOBODY starts with apartments unless you’re already filthy rich, most people are gonna start with a triplex and move their way up

Don't buy apartments! apartments have no land content land apricates over time apartments deprecate buy a house with at least 60% land content and you will be laughing!
That is simply not true. I can show you plenty of apartments that have done much better than houses with tons of land. I'd rather own a condo in downtown Orlando than a house with an acre of land in Detroit for example.
