    Windows also provide openings to the house and along with doors have hinges, sliding parts, seals, and locks. These items are operated each time the window is opened or closed.
    Window frames made of wood provide adequate weather insulation, however, if not properly treated, may deteriorate from exposure. Metal window frames, common in older homes do not deteriorate, yet conduct heat and therefore do not insulate the home well. Vinyl window frames, though lacking a good interior aesthetic, are highly resistant to outside conditions and have excellent insulation qualities. New window models incorporate a vinyl frame for the exterior and wood frame for the interior. This combination provides a quality appearance with great insulation, as well as a long service life.
    Types Windows
    There are five basic window types. The first window type is a sash, or double hung window. This window may be opened either by lifting the inner sash or by pulling down the outer sash. Here, as in the majority of double hung windows, the outer sash is fixed and the inner sash is the moveable section. The second type of window is a casement style window. This window is hinged horizontally and may be crank operated. The third type of window is a sliding window, popular in track homes. Both windowpanes are mounted on tracks a can slide horizontally back and forth, but one windowpane is usually screwed in place. The forth type of window is the awning window. This window is hinged vertically and may be crank operated. The fifth type of window is a fixed window, made from a single piece of glass that cannot be opened or closed.
    In your inspection, make sure the windows operate smoothly. You should be able to open and close them with ease. Check the individual tracks, seals, cranks, and locks, to make sure they are clean and operating correctly. The window lock must work properly and secure the window when closed. It does no good to have a dead bolt on the door when a window can be opened easily from a broken or missing lock. Obvious problems with all types of windows are broken glass panes and bent window frames, both of which prevent the window from operating correctly.
    Any cracked or broken glass should be replaced immediately to prevent an injury to someone or damage to the home. Another problem to consider is the condition of the window frame in conjunction with the house. Sometimes problems develop between the frame of the window and the wall of the house. In this area, holes may form and allow water or insects to enter the house, which can promote further deterioration in the walls. Any openings between the frame and the wall should be evaluated to determine the extent of any damage and then repaired properly, returning the home to a sound condition.
    Insulated window frames installed with dual pane windows are the energy efficient choice of many new homes. If the home you are inspecting has double pane windows check for any leaks where the seal has broken between the panes of glass, allowing moisture to collect between the windowpanes. Unfortunately, fixing a leaky double pane window is sometimes costly.
    If the window you are inspecting requires or has an insect screen, make sure it properly fits into the window frame. The screen itself should be in good condition and free from any holes. If insect screens are your preference they are easy and inexpensive to install or replace.
    Skylights are fixed windows, through the roof and ceiling of your home, that allow natural light to illuminate an interior space from above. Skylight windows are rarely made from glass; generally a safer plastic composite is used and the window is sealed from the outside. You may judge the general appearance of a skylight from the ground, though a professional should inspect them in detail from the roof. Skylights should be free of cracks and not have any water damming debris around them.
