It takes TIME to build clientele. Speaking from experience and learning the hard way. Apartment locating is a great way to build rapport, get reviews, and make money (it can be very lucrative!)
I am a licensed REALTOR in Texas AND Florida! Please text/call (386)690-3090 to get connect if you have any questions.

Its embarrassing asking for some trade secrets but how to you find apartments (other then google) that give out referral fee? you do have to call directly to all of them?

Only unasked questions are the embarrassing ones! There are websites you subscribe to for this, like smartapartmentdata.com. If you use my email address (leahdvaughn@gmail.com) then we both get $50. Or I may have to enter your email to send a link. LMK ;)

Good to see your doing well. Ive now been a Realtor in East Texas since January. I'm on my tenth transaction and my goal for the year was 14 so I'm hoping I'll reach it. I've been making Drone and virtual tour video's on the side for extra money. I'm hoping my referral biz will kick in next season. Is it hard to be a Realtor and have a full time position?

Do you have to get into an apartment locating firm? Or can you do it on your own as long as you have a broker holding your license?

How did you get into property management? I’m in the process or getting my RE license but in the mean time I would like to make the industry change. Currently I’m in insurance.

I would recommend luxury apartment leasing professional. Search for apartment property management companies and they will have positions online. Try to push for an in person interview. Hope all is well for you!

Ms. Jah Jah - it’s not that its “better”. It is a different animal, so no; start them simultaneously. :)

Do you have to go through your broker? or can you use your llc? I've heard you can be an apartment locator without a license. Is that true??

You need to be licensed to be an apartment locator. If you only have a sales license (as opposed to your broker license) then you will be need to be sponsored under a broker.

Texas and most states require a license. I believe CO does not require one.
