Bahut badia Chandel ji. Mujhe bhi yehi lagta hain lekin meri generation ke paas time nahi hain independent house construct karwane ka, labor/contractor se sir phodne ka. Independent house main bhi kuch issue mujhe lagte hain (main independent house main hi raheta hu), jaise ki park in sectors are not that well-maintained as apartment parks plus kuch facilities ke liye alag se jaana padta hain jaise swimming pool etc. and baccho ko safe zone nahi milta. Apartment main gadia kam hoti hain and security check karti hain. So, I agree with your logic but flats ki taraf bhi kuch + points hain, chahe negatives jyada ku na ho.

Almost all the information you shared about is pretty accurate, however when it comes to the security part , I would say there are few societies that offer excellent security.
Security alone can be a deciding factor as on an authority plots, security is solely your responsibility.
what security is Dawood Abraham has threatened you.? security is fear created by corrupt RWAs and fake agencies that have sprung up. You just need a guard at gate and one on patrolling. It joint responsibility of local police picket and residents defined as community policing,. RWAs are dens of corruption and local politics

Obviously everyone thinks about having an independent house.. but not everyone can afford it.. hence the flats atleast provide a house in affordable range.. the people living in the apartments are also of the same financial and social status generally so that’s another advantage.. One can get a good flat in 50 or 60 lacs in a good society and live among decent people.. but nothing of that sort is possible with a plot.. the quality of the locality and the social status of the people around u and the amenities.. everything will have to be compromised..
1) The rates quoted here are not true..
2) Gated Security in Gr Noida authority sectors is a joke. No guard bothers to check who is entering, who is exiting. CCTV cameras were installed but that is like postmortem and not prevention
3) Most of the sectors are not yet habitable and you will find only labor occupying these plots. Do you want to give this environment to your growing children?
4) Yes, Gr Noida is beautiful and very green but parks within the sectors are not maintained properly
5) The problem of stray dogs and cows / cow dung remains
6) A decent location 200 sqmt plot is currently costing 1-1.2Cr plus cost of building 2 floors is 70 lakhs. If you have Rs 1.9 crores, why will you come so far at a place where there is no security, stray dogs and labor gentry?
7) I feel, there will be a lot of loneliness in a villa than in a society
8) In most sectors which I believed were in my range, there were no basic amenities nearby and you will have to depend on "own" vehicle for anything and everything.
9) Yes, the value of flat may decrease and villa may increase with time but I think we should keep "investment" and "quality of life" as separate goals.
10) Night life in Greater Noida is Nil.
11) Parking is going to be a big issue in upcoming times as 9m roads within sectors are not enough
