Any house under $200K with a pool is the best buy in my opinion. We are retiring 1-4 years from now and are considering Florida as a option. A lanai and covered pool area are high on our our list of requirements. Thanks for the videos on Florida. They are very informative.

I was very fortunate to find a turn key 2/2 condo in Boca Raton for less than 150K with HOA having full reserves, 5 miles from the beach.

Just bought in Western Fort Lauderdale February 2022 . 2 bed2 bath, baloney, pool, and grounds 55plus just under 100k.

You are correct about East Coast transplants. Many people I have meant still the east coast accent.
I love how international Fort Lauderdale is. We also where very happy to learn it is a very "foodie ".
Not all chains either...lots of single owner or mid west calls mom pop restaurants.
We diffently left in mid April (get humidity even then) but are returning in October!🦎🌴

Thanks a lot! Great videos and very informative. Here is another idea for a video: condos in FL. Maybe also within 10-15 drive to the beach and without crazy condo fees. I'm sure you can find even more bargains if you look for condos. For example, I would rather buy a 1-2br condo than a house as a single guy who likes to travel.

These homes are super values...they all look well maintained....location is the priority I understand and I really would want to know about the livability factor,,,can you walk to the park or go on a safe stroll ? Security is peace of mind. Thank you for thesevideos!

I like all of those houses. If I stay in Florida I wouldn't mind living in any of them. But now they are probable all sold.

I love these2 videos showing your great discoveries. I am renting in the Tampa bay are and will be looking to buy as close to the beach as I can for this same budget. Challenging for sure. Is there a particular way you go aboutsearching for these gems other than just entering a budget ceiling?
Thanks Karen! This video is particularly helpful for you then. Besides filtering price, I also filter out anything that is not a single family home, and make sure its at least 2 bed 2 bath and that will narrow it down quite a bit. From there, I just go all along the coast and see which houses I find that are in good shape, and as close to the beach as possible 👍

I like the home in Vero Beach, very charming and the home in Del Rey, love that Pine tree in the backyard. I'm a Realtor from California so everything looks like it is on sale to me.

With older home a person has to take in consideration old wiring and plumbing.

Hello again, Michael! Very informative video. Comparing your videos of the East and West Coasts, it seems like you get more bang for your buck on the East Coast. Which coastal WATERS do you prefer and why? Maybe this would be a good subject for another video. Also, do you have any affiliates or real estate friends you could recommend for other areas in Florida. If you do not, maybe this would be another good thing for you to explore so you could get some commission for sending some of us to other realtors in other areas where you do not sell. I think I mentioned in a couple videos in the past that I do prefer East Coast water from all the beaches I have been to so far, but who knows that could change in the future 😉 I actually do have a link in my description of my videos that says "moving to florida" If you fill this out, I might be able to get you setup with a real estate agent, depending on the area / situation. I know I don't talk about it much in my videos, but little by little I am learning lol 😆

@@MacGregorLassie I havent heard of bad wood, but I have heard of bad chinese drywall, which was an issue here for a while, and it still is, and we even have special addendums for real estate contracts here in Florida because of it!
@@MichaelBordenaro Oh yes, Michael, you are right! It was the drywall. I saw this about three years ago out here in CA on TV on a program about real estate and thought, "I must remember this if I ever move to Florida!" That is another reason to buy the older properties. They said how people were becoming really ill because of it.

This is a good video, I shared it with my friend. You made me look into Miami Beach because I previously thought it was the same as Miami, but since it isn't I find it very interesting. Do you think there is an average condo/HOA fee in all of Miami Beach? I'm looking at studios or 1 bedrooms
Thank you! I appreciate you sharing with your friend. Miami and Miami Beach are definitely different places. For a studio, the HOA will probably be between $200-450/mo and 1 bed $200-600. Those are just ranges, because it highly depends on the size of the building, amount of amenities, operating budget, reserves etc. But I see plenty in the $300/mo range, and thats not bad!

Thanks for the video! We bought in Satellite Beach last year (under 300K). You mention that a metal roof is the best to have in Florida, why is that? I heard they need some maintaining....shingles you slap on for 20-30 years.
You're welcome! Satellite beach made an appearance a few times in my recent video on the oceanfront condos, nice area! Heard from home inspectors that the metal roof is the best because it's the most resistant to hurricanes and also helps keep the house cooler

Michael,.....I don't think anyone(myself mostly) is too worried about 10 or 20 thousand in price one way or another.The biggest issue to me is the uncertainty of any neighborhood and what it will look like in 1,5, or 10 years. Is it mostly rentals, seniors, multiple families in 1 house? What are the crime stats,....are they trending up or down? Everything looks nice from a computer screen or on Zillow, but,....it is never the whole story,......just my humble opinion. I always say ''Why is someone being so generous with the price''?
Yes of course the neighborhood is important. But in general you usually don’t see nice houses like this in crappy areas. That is pretty rare. I think a lot of people just think it’s more expensive here than it really is. But always need to check stats and the area before making the final decision 👌

Michael, when living in Florida is it better to own an apartment instead of a house so there's no risk of a hurricane destroying the whole house? 🤔
Possibly, there is no guarantee the hurricane wont destroy a condo or apt building either. If the storm is strong enough, it can probably destroy anything.
But in general, they do end up still standing more than a house

If not, read the fine print first! Another great video of some charming pads. Anybody with a career that can transfer to these areas, can really ring the register. I just haven't come to terms with that, and it may only work when I fully retire.

Michael..what is the safe place to live in Florida from typhoon or hurricane .
There really isn’t a safe place. All of Florida is susceptible to hurricanes. However the further inland you live the less threatening it should be
Elevation is an important factor. It may save you and your property from floods. Ocala for example is 104ft.
I prefer south of Boca Raton all the way to South Miami as the ocean is more prettier.

can you suggest any towns that are sorta in the sticks. that you can do beachfront property for like 400k ? I have never been to florida but we are so sick of the cold. We want to just pay cash not have no note and not worry about looking for a job. I want to retire there
There aren't really any towns that are beachfront and rural at the same time. There are some small beach towns like Satellite beach, port st joe, but they are not in the sticks

I don't mind an upgraded older house but how about energy-efficiency?
The house itself isn't going to affect energy efficiency nearly as much as the age of the appliances being used like the A/C, fridge, laundry, etc

Yes all of them except the one in Delray Beach, which one of my clever viewers pointed out is actually a townhouse with an HOA. It didn't catch that at the time of filming, but all the rest are Single Family Homes with no HOA 👌
