      It is a seller’s market until the 18.6 year real estate cycle ends this year or next, then same as 2008 all the buyers will dry up and then sellers will be more willing to negotiate. Between 2008 to 2009, Mexican real estate only declined ~10 - 15% (compared to much larger drops in the U.S. because it is mostly not financed) but the peso dropped by 30%. Expect the same again from 2026 to 2027. After that real estate will recover again. Jonathan I am just letting you know also to be prepared. The new Mexican president will have a very difficult fiscal situation in 2026 and 2027. All the social promises made will be impossible to meet unless maybe they sell Pemex and/or raise taxes, the latter which cause the economy to decline. Outgoing president emptied the coffers in his last year to make everyone happy and insure his Moren party won the election, but now they face the fiscal problem. Too many social promises, not enough money to pay for it.

    Note to everyone that it is extremely windy and very cool (or for me too cold) south of Ensenada until about Guerrero Negro or Scorpion Bay. The wind is biting cold for me but others might find it just cool if they hail from Canada for example. The temperature you see if you look it up on Google is not temperature you will feel in the wind, because you must include the wind chill factor. This is much colder than San Diego, believe it or not. So rarely will you want to actually go by the beach. Camp fires are a thing around there as an activity. There is no beach weather, maybe only an occasional warm day in August if the wind reverses and blows from the hot inland. Has something to do with the shape of the coastline and the marine currents. I was really shocked when I came down here for the first time in 2021. I thought I was going to buy down here on the coastline and realized it was not for me. I can only tolerate the climate there from mid-June to mid-September. I much prefer the climate in San Diego.
    That said, I observed some Canadians seem to like the climate and even have a boat.🥶
    Jonathan is a very nice person, although I never got to meet him. Only spoke on the phone.
    P.S. also bear in mind that everything down there turns into mud during the rainy season. Even the transpenisular highway. You will be washing your car after every drive.

      Over the last 20 years I have been in real estate in San Quintin Baja California, I have come to realize that my community it's not for everyone, either you love it or you hate it. 🫶
      I love it down here, not because I am in the FOR SALE industry but because this is my home town and thankful to God for choosing me to be part of this community. 🤠

      Hi Jonathan. Btw I am in Vincente Guerrero until Aug 17. I will try to drop by your office and say hello.
      Actually do like the climate during July and August. Agreed some people love the climate, as they like it cool. For example, anyone who likes Scotland or Vancouver. You would think I would like it, as my ancestry originates from the cold climates in Britain, Germany and France, but I grew up in Louisiana, where the summers are too hot. And I lived in the tropical Philippines for the past ~27 years until I returned to the U.S. in 2020.
      I just wanted people to realize that shockingly it is colder than San Diego.I thought it would be warmer because further south. It is impossible to find accurate climate information for anything south of Ensenada. The bay of Ensenada is protected from the winds thus I find it warmer there.
      This past year I experienced Cuidad Constitucion and Todos Santos to be warm enough for me during spring and autumn. During the peak winter months (Dec to Feb) it is a bit tool cool (“cold”) for me there also. Prefer Cabo or Mazatlan or south. My Canadian neighbor in Cuidad Constitucion was walking around without a shirt in winter there, whilst I was bundled up in a sweater.
      Oh I wanted to add that San Quintin is a quaint and adorable community with all necessary services nearby.

      I think the house is way overpriced. Besides the ocean will take it in a few years and it will be worth $0.
