    Glad Naveen ji that you've come forward and busted this so called 'Unwanted social media racket'. There's a saying isn't it - "Ki suno sabki, karo apne mann ki"; which typically is meant here to take decisions as a buyer or an investor factually. Therefore, we property consultants play a vital role to help them negate such meaningless stories & tend to provide a 360-degree view. Also, rightly said this industry is cyclic and corrections tend to happen. There's nothing that I see as a concern. .

    Naveen ji, sahi baat laga ki dil se bole ho, honestly muze to lagta hai stablization bhi nahi aayega abhi, only unreasonable priced product like M3M has been corrected. Agar market me stablizarion hota to Ashiana jaisa average product 14K se 16k pe phase 4 launch nahi karta. Ashiyana ke pricig dekh kar to sabka price kam lagta hai. Only issue was every one was tring to be DLF and launching property of 5cr to 6cr or above . if builders will charge even more psft but ticket size will be from 2.5 to 4 cr maal abhi bhi line laga ke hi bikega.

      You are right sir! That there's still lot of scope , there are still lot of buyer's who are eagerly waiting for some product in the price range of 2-3 crore with decent size.

    Naveen ji,what do you say about Raheja builder, Vanaya project completion was yr2024,and only 10 floors have been build.Think customers having paid full amount. Kindly expose them also.

      @@anilwalia7901 That's why we we never even met any of their sales rep. But honestly speaking anil ji it is difficult to figure out someone's bad intentions in the beginning. That's so many customers got duped.

    Sir , Both time and price correction are in place now, prices will correct for 90 percent of the projects in Gurgaon. It's stupidity of people also who invest without any research, just FOMO investment is there in flats as end user is not available market this is ground reality. Projects were sold on parchi sales, now the investors want return of capital instead of return on capital

      I agree with the FOMO that you just talked about but saying that there are no buyers is a hasty statement. There are enough buyers in 1.5-3 cr. Yes higher size projects could be a little over supplied, the size demand is there but the psf prices went a little north. We never did any single sale where we adviced people to buy when they didn't have full funds to do the purchase. But calling the correction a bubble is an overstatement. Real Estate is physical asset and it's a long term investment. Anybody who tries to do trading should have sufficient knowledge or a right broker.

      @@QuestForRealtyQFR Agreed sir , but there are more investors in the market then real end buyers , houses are to live and not to trade . Greed has spoiled the market, as any market works in trend now the down trend has started and it will impact every project and every size. Extreme greed period is over its time for correction . I will wait and watch as it is said never catch a falling knife .

    Gurugram ke rate bhaut teze se bharne wale hai...moon ke dharte se bhi jyada rate hone wale hai issliye jaldi kare aur Gurugram mai kuch na kuch khareed lai😂

      Sir , I don't know aapse kab interaction hua mera but Maine kabhi kisi ko without proper logical explanation cheque demand nahi Kiya... Jab tak mera client (end user or investor) 100% convinced nai tha maine kab push nai kiya , in fact cheque Dene k baad b I gave them sufficient time diya to rethink.. on top of that I never took a cheque from a client who did not have sufficient funds either through bank or self funding to pay the entire amount. I only believe in calculated risk investments.

    Bubble burst hi kehte hai isse. 10k se 20k ke price in a year because of nexus of the builder and brokers. Investors are stuck and can't exit. Check urban oasis, aristocrat and even dlf Arbour

      Sir , what I understand from the bubble burst jargon is that after a steep hike in the prices , there's a sudden drop of about 40% in prices. Which I don't see happening, however I am not denying the fact that there could be a correction of 10% and there could be an inventory hold-up for sometime. But is the culprit only broker and builders, the investors had no brains when they invest with short term trading in mind? It's a natural risk that's associated with short term trading. Weren't the investors being greedy too. We never pushed any investor to invest for short term trading in mind. We always informed them that markets cool down and correct. Please be prepared for that and keep the full funds in case required or DON'T invest. But eventually anybody who tells the truth in times of upward movement is considered incompetent. And this video is for those influencers who were singing a different song a few days back and are now dancing to different tunes today. But thanks for taking out time for commenting and we are always open to constructive criticism.

      @@QuestForRealtyQFR definitely investors greed for making short term money is culprit here as well. Only end users are suffering because they can't buy anything as price sky rocket and no bargain with builder for choice etc as investors just entered in any unit without any discussion.

      Usually stabilization happens gradually for about 2-2.5 years and post that recovery phase comes

    Ye toh sach h builders ne bahut jyada high price kr rakhe h, aur ye bi sach gurgaon me abi koi nyi khariddari nhi kr rahe h , m dekhta hu bahut si projects k flats Khali pade h koi khariddar nhi mil rahe h

      sir aapki pehli baat theek hai k rates kaafi jyada ho gaye hai, but abhi b genuine sale purchase ho rahi hai. bus line lagaa k bikne wali story khatam ho gayi hai. Aur jahaan tak khaali pade flats ki baat hai to mostly to jo b ready to move projects vo 95% occupied hai and jo khaali dikh rahe hai vo sirf pichle 15 saal se jo ruke hue projects hain vohi honge. but for our knowledge we would love to know the empty projects.
