      Sohna projects will grow at the same pace as new gurgaon. Though there could be a good inventory of plots in sohna right now but since nothing significant is left in other parts of gurgaon at competitive prices so sohna will benefit from that.

    There is Limited supply of prime land. In desirable downtown areas, the scarcity of available land combined with increased building (stilt +4) will surely drive prices of plots n floors up substantially to catch up with high rise rich boys apartments, within this boom cycle which is at midpoint somewhere at the moment. With Investment influx and demand surge, Both local and outside investors are likely to continue flocking to the region, seeing it as an opportunity for high returns. If the government pairs this decision with infrastructure upgrades to support higher density, it could further boost property values. Increased floor area attracts more commercial developments, driving up land values in mixed-use areas. Speculation and market sentiment indicates expectation of future growth which would create a self-fulfilling prophecy, pushing prices higher. Older properties suitable for redevelopment will eventually command significant premiums in future years. Any accompanying zoning changes after Haryana Elections to support higher density could add value to certain areas. Stilt +4 policy without neighbour clause after Elections will stimulate local economic growth, it could create a virtuous cycle of increasing property demand and values. It's important to note that these factors could indeed lead to dramatically increase in prices by 40-50% in some areas over 1-2 years varying greatly depending on specific locations where infrastructure is building up like newer expressways bridges etc… One great opportunity exists in hsvp plots which were surrendered by the allottees or resumed by the authority during the lean periods in central sectors of various Haryana urban estates and are possibly waiting to be unleashed after state elections….🙏

    When luxury flats are being quoted up to rupees 100 crs meaning 2lacs per sq ft (around 5000 sq ft area) carpet in Gurgaon, then similar sq ft floors on plots (which are around 4/5 lacs per yard) are still 7/8 times cheaper then the flats (as 500 sq yd floor of about 2500 carpet, available for 8 crores) meaning plots floors have a very long appreciation in future.

    Don't go for it. This is bullshit price. Ideal price in Gurgaon for these project must be 9000-10000 sqft max. Now they have started giving discount of 32 lakh. They will come down to 1.4 cr . Just wait for few months.

    First of all in March 2020 we stuck by first wave and in April 2021 we were hit by a severe Covid wave, so what you are talking that bull run started in 2020 is not at all right, it started in late 2021 plus there are many flaws in your 4 year theory of bull run. If you see the best location in current scenario is Golf Course Road where rates are touching around 35-40k psft in a good society and 1 lac psft in best society so if an Investor think that Dwarka Expressway or New Gurgaon will beat Golf Course Road in coming 5-7 year than lot of juice is still left on these locations especially on Dwarka Expressway( from Sector 102-113).

      First of all thank you so much sir for taking out your time and watching the video. I never said that Dwarka Expressway or new Gurgaon will surpass the downtown areas that you mentioned. However every market saturates and moves at a slower pace as it matures, but keeps on moving up along with the market trend. Coming to the start of bull run, first the existing inventory gets sold out and then the market starts taking a curve higher than 50 degree. This phenomenon started happening from the Sep-Dec quarter of 2020 , it halted in the second wave but the inventory selling ratio was higher post 1st wave. It's just like the warm up time of the first 25 runs of cricketers before scoring a century. I am always open to constructive criticism and feedback. You can always call me to discuss the facts that are wrong in my Bull Run theory. I would be happy to correct it if required. PS : I agree that Dwarka Expressway still has a lot to catch up, but the best part is that real estate will be sold in the next few years like it should be.

      Thanks for your appreciation sir 😊, you can invest in good commercial properties for next 2-3 years in Gurgaon. For the tier 2&3 cities , I am still doing study but with a long term perspective you can always invest in plots in kharkhoda , sonipat and Kota.

    This is wrong information in comments, any plot which is on 10 meter and above can construct the stilt plus four, there is no condition for 180 square yards.Seems the policy is interpreted wrongly in these comments

      Sir as far as our knowledge goes on the subject matter you can't build s+4 below 180 sq yd and sell or register the floors separately unless it is under DDJAY. But for your clarification, we will cross verify the fact.

      Sir , what I understand from the bubble burst jargon is that after a steep hike in the prices , there's a sudden drop of about 40% in prices. Which I don't see happening, however I am not denying the fact that there could be a correction of 10% and there could be an inventory hold-up for sometime. But is the culprit only broker and builders, the investors had no brains when they invest with short term trading in mind? It's a natural risk that's associated with short term trading. Weren't the investors being greedy too. We never pushed any investor to invest for short term trading in mind. We always informed them that markets cool down and correct. Please be prepared for that and keep the full funds in case required or DON'T invest. But eventually anybody who tells the truth in times of upward movement is considered incompetent. And this video is for those influencers who were singing a different song a few days back and are now dancing to different tunes today. But thanks for taking out time for commenting and we are always open to constructive criticism.

      sir aapki pehli baat theek hai k rates kaafi jyada ho gaye hai, but abhi b genuine sale purchase ho rahi hai. bus line lagaa k bikne wali story khatam ho gayi hai. Aur jahaan tak khaali pade flats ki baat hai to mostly to jo b ready to move projects vo 95% occupied hai and jo khaali dikh rahe hai vo sirf pichle 15 saal se jo ruke hue projects hain vohi honge. but for our knowledge we would love to know the empty projects.
