Real estate developers and government needs to understand that RRR is too big. No one can commute so far. You cannot call RRR as one big city like ORR. So real estate prices have to drop a lot. Else, people will just go and invest within/around Amaravati ORR which still has cheaper prices instead of investing in RRR.
So prices in/around Hyderabad ORR has to drop. ORR prices cannot be kept high and ask people to just move to within RRR. The RRR will never be a commutable region. Maybe after 200 years but not now or in few decades.

If you want see the true picture check GSDP ratio of Telangana in RBI website, it is well with in limits and far far better than any BJP or Congress ruling States. Speaking of only debt is half knowledge. Pleae refer to the ratios to know how KCR transformed the economy of Telangana.
