So many decorators and architects say they designed with practicality and functionality in mind but they don't deliver. This woman's space IS functional (cut out in kitchen island for stool-workspace, taking advantage of wide hallway and carving a dining area aaaand dbl downing on more function by adding even more upper storage in that dining nook). I don't see any wasted space! Despite her functional layout, she didn't sacrifice on charm. Her space is so pretty without being cloyingly precious. Brilliant.

It's a very pretty, yet obviously (but not too) functional space. And doesn't really FEEL small. The hall of storage was really smart. And not usually a talent in someone who does "public" spaces...who get to ignore the needs of longer occupancy.
But often only really possible in a semi total gut. Which she did. Few of us can afford that, though, in a first apt.
Because i did have minor horrors about removing kitchen cabinets, in a studio, in favor of pretty decorative shelves. Cabinets hold a lot. Out of sight. And it's not like there is a pantry. Where's your spices, dried goods like pasta, flour, sugar, cans of whatever ?? etc ?? (The colander, pasta pot etc, obviously in the lower units.) Cooks NEED that. I'm thinking that expensive stove is mostly decorative. But then, few in NYC, actually cook, daily. Too busy.
Still a minor detail, in a city where "running out for a few things" is as close as your nearest Korean grocery, or 2nd Ave. And the city will deliver nearly anything...

This apartment is as adorable as it is functional, and it's pretty. My only question is, was there consideration to reverse the bedroom and living room? Using the same as current dimensions for both rooms (living room bigger), I would have maybe put the bedroom next to the windows and had the living room on other side. It makes more sense for the LR to be closest to the dining and kitchen, but you'd still get the light cause of the clear divider.

I was thinking the same. It's a tough decision because if you put the bed next to the windows you get more fresh air but you also feel all the temp fluctuations because it looks like they have a heater on one of the windows and likely no AC. They could split the room in the other direction putting the headboard against one of the windows and sectioning the bedroom completely off but then the room becomes very narrow. I agree with you that it makes more sense to keep the social rooms together where it goes kitchen to dining to living room. Weird to have friends pass by your bedroom.

If I had this apt, I would flip it instead of the bed first and the living room, I would put the bed closer to the window and the living room in the other area. But I did like that she has many separate areas, living room/bed, chair with table etc. She maxes out all of her space

If I couldn’t have the kitchen sink directly below the window, this is a great compromise. The sink is facing a wall, but because of fact that there’s no cabinetry above the sink and the stove area, it feels less claustrophobic. Well done! 👍🏼

This is so nice! If I'm the one living here I would just add a curtain in the bedroom for some privacy and that feeling of security because me lying down would be the focal point when someone enters the place. Also curtain on the side won't hurt for migraine days. (This is just my personal preference.)

Really, really nice job! As everyone else has said, she did a GREAT job designing it. It is clearly well-thought out and planned. I, too, love all of it - especially the banquette just outside the kitchen. However, (soft "criticsm"), there is no exhaust above the range, which would be an issue for most cooks. With open shelving above, all the glass is bound to get glazed with grease and dust unless she is diligent with cleaning. That said, I could definitely live there. Maybe just put a window fan on exhaust in the kitchen while cooking. 😊

Would have an open bookcase instead of the sheet of plywood as a dividing wall. More function, interest, mystery and privacy that way.
The end of the bookcase by the entry would make a great place for more intimate art pieces, too. And it would be a great stand in for a side table/night stand...

You have a full-size tub. I LOVE the tile there --where did you get that? I would love to re-do my small bathroom and am also struggling with finding a sink that is small enough for the space and still have some storage underneath.

I'd get rid of some of that bathroom corridor storage and turn it into a laundry closet with a stacked washer/dryer combo. Also, not having a range hood in the kitchen is a no-go for me. All those knickknacks would be covered in a thin film of grease after a few months of cooking. All in all, she did an awesome job designing and building her space.

It is lovely and suits you. The only things i''d do differently is to switch the living and bed room for more privacy that is, as well as give the bed room the same size space as the living room. There are many smaller and nice pull out couches/beds that can transform small spaces. however its nice and functional.

What a great find in NYC! Absolutely love the design of the space. The only thing I would have done differently is put in some textured glass for the divider wall. The colors, the flow, the space filling all of your needs - just spectacular! The dining nook in the wide hallway - BRILLIANT! The thing I like best about this design, you could literally pick up this apartment and drop it ANYWHERE IN THE WORLD and it would still be a success.
