At that price That’s like free living. Beautiful apartment for sure. One problem is as a Gringo you never know how the visa laws will effect foreigners because they seem to have made the visa process extremely complicated
It’s correct, the investment visa into real estate has been downgraded but other visas such as the digital nomad one has helped a lot of people being able to spend more time here. Also a big reason to why we see prices goes up here plus a lot of other factors.
Yes, and you wont be able to get a mortgage in colombia so you will have to be able to pay outright for whatever you want to buy.

for 300k you can buy a new apartment in a new building with a private pool and balcony...this apt is 100k max on a good day.

@@ericpowell4350 20-40% overpriced for who? 235,000 sounds great to me. If you think this is expensive try going north. Panama City is Double, then another hour north, and you have Costa Rica. Maybe double that. This is a steal when you look at, the city is beautiful, people are friendly, weather isnt nuts. The city takes care of itself, garbage, recyling etc.

lol you just have to buy it with cash, period. There is no traditional financing if you're a foreigner. They will not recognize your credit from another country.

That's what I'm talking about people want to see a reason priced house. Everyone show houses with like 8 bedrooms and 7 bathrooms. People want to see luxury houses with like 4 bedrooms and 2 to 3 bathrooms for reasonable prices

Need to know the administration costs to know if it's a good deal. If the monthly cost is too high then these can be terrible investments because you'll struggle to sell when the time comes and be under pressure because of the ongoing costs.

After 4 weeks of holiday in Bello, Envigado, el Poblado, Medellin, I got out of Colombia. What a crazy place not all but many people are out to find ways to scam you out of as many pesos as possible. Tried the airbnb in 3 different locations one infested with cockroach the other was threaten by the host son in the next apt for complaining about the music at 3am 5-6 nights a week and the last was a total scam listed an address for a decent location apt. in Envigado but was brought to a completely different address at the time of checking in. Not to mention being ripped off by almost all the taxi drivers (not everyone has Uber on their phones) and short changed by many vendors. Sept. 12, 2023 to mid Oct. 2023. I also met these 2 guys from France in El Poblado at a money exchange place (I'm bilingual French, English and some Spanish from Canada) who told me just the day before got both their cell phone stolen at knife point in El Poblado by 2 local thugs in broad daylight on a busy street and no one had the courtesy to even call the police, not that it would have even made a difference.
Everyone knows to use Uber in Colombia. Taxi = Foreigner most of the time easy target. Walk around like a foreigner with a phone, it'll get taken ... AirBnB... this isn't Bogota... stay in a Hotel. This is all common sense. lol. At least you made it out alive... Medellin is probably the worst of all Colombia. Should have went to Bogota instead.

Where was the furniture from?
A lot of the furnisher was bought from the local store Tugo. Nice and high end furniture for a reasonable price. Although bought now over 2 years ago.

No one talks about just how dangerous this place is, they leave that portion out! Only for you to find out the hard way once you get there!

0:42 Wrong, that gym is tiny and useless. I did not see a single dumbbell or barbell or weight bench or squat rack or mirror. If you do not know why mirrors are important in a gym, then you have never worked out in a gym. If the jacuzzi is not inside the actual condo then it is a public jacuzzi, and nobody uses an indoor public jacuzzi. Nobody needs a 5 meter tall living room and 3 tiny bedrooms. How would one even clean the 5 meter curtains? All the balconies are too small for entertaining. All but one are too small for a single person to relax. Most of the views are of neighboring buildings. Casacol is one of the least walkable areas in Medellin. All of the streets are on exaggerated inclines. You were struggling to get up the incline in the opening segment. There are no supermarkets, restaurants, shopping malls, gyms, theaters, or parks within walking distance.
Exactly, I've been renting in Laureles for 18 months, I would love to make a purchase but there's weird decisions made architecturally throughout Medellin.
The apartment is ok. The price is a little high. I just do not trust the build quality of Colombian building. Personally, I do not like to park more than 80k in apartments in Latin America. The problem with Colombia is the tourist abuses. If the locals behaved better towards tourism, I would purchase smaller flats. I am glad I purchased 14 years ago when there was a much better market. Now, there are hardly no good investment to be had.

Ive been to colombia many times and I've never had a problem. The media exagertes whats actually going on. If you went to Harlem in New York on or Compton in LA your bounnd to get harrassed or more. When your a tourist, don't be an idiot. Don't go to areas that you know you may have a problem then report that you had a problem. Be a respectful tourist, don't flaunt things, or your asking for it. Its the same in any city. Be aware and respectful and you won't ever have a problem.
@@fredguerra4917 so buying a place for 100k and renting it out to a digital nomad where you startt to see a profit in 2.5 years isn't a good investment? If you don't believe me I can show you.
