I've seen some discussion around the ability to customize between Pulte and Lennar. My understanding is Pulte allows for more customization. I'm a wheelchair user, so customization is crucial to my accessibility. How much will either builder allow for accessible modifications?

Hi Rebecca, I know we just talked live but I wanted to answer in case others had a similar question. Both builders have a package that allows for accessibility changes for wheelchair use. I don't know all the specifics and they vary by the floor plan, but it can be wider doorways, hallways, and lowered counter heights. It can only be optioned in from the start of a build so Pulte is likely the best option as Lennar continues to build spec homes vs. contracts from dirt and customization. I suspect if we went to Lennar and talked about any specific needs they may allow you to build from dirt to accommodate. If we can help in any way, just reach out and we'll schedule a time with the builder(s).

What is the current build time? How many homes has Pulte closed on at Verdana Village thus far?

Can I choose not to have a cage and no pool and just grass?

    • @TheGuilletteGroupLiveJoySWFL

Good morning Richard, you sure can. Some customers who don't want a pool choose to extend the lanai with or without the cage, but that would be done after you close.

What are the HOA fees, etc., in total per year?

I do not think it is fair for the sales center to take up part of the model home, not have that part open to a buyer, yet still expect a buyer to pick that home. If you’re going to have a model, if you want a sales center build a separate sales center!

Hi Debbie, each builder is different regarding their sales centers. Most take the garage and a portion of a flex room or utility room to base from for the sales center. If they have four model homes, it is in only one of the models. They also offer multiple floorplans they don't have model homes of in each community. I can't say definitively, but GL Homes is opening their sales center for River Creek in a few weeks on 4/15. If they follow how they have done it previously, their sales center may be separate from a model home.

    Price??

Hi John, this is a model home that starts at $585k. That is before the lot premium, structural upgrades, design choices and a pool/spa package if desired.

Ok,how much would it be for the the lot impact windows and pool and spa, total?

@@johngiannilivigni881 some good news here, impact glass is coming back to normal, but will depend on if you add the zero corner slider and/or a glass front door. The pool/spa packages start around $100k. Lots are $70- mid $300’s. Upgrades and design choices average 15-20% of the starting price. It really comes down to your tastes and lot preferences. The best thing we could do is schedule a pricing so you have a baseline. We would estimate $900k - $1M for everything currently.
