@@alanroig2044 what I was saying was it is rare to find a property in the Amalfi coast that is close to the road. Normally, most of the listed poperties there are about 50-200 or more steps(stairs) away from the road.
Imagine being a student when this gorgeous villa was a school. How could you concentrate on studies with that view? I'd be looking out the windows and dreaming while in class, that's for sure. This place is heaven.
We had similar location when I was in elementary school... it was wonderful and i have beautiful memories. It was a modern school tho... 1400 pupils...
It would be distracting to have a sea view like that!😬

We were there in October 2019. We had a private car and driver pick us up in Naples and give us a very lovely tour of the Almafi Coast. He arranged for a lovely multi-course lunch for us high above Positano and away from the other tourists. It was magnificent. I should warn you though, the road getting there is not for the faint of heart. Hire a driver.
First time I visited I walked the road from Amalfi all the way to Positano. Four and a half hours after departing we arrived and I took my first dip into the Mediterranean Sea. It was in the middle of August so it was most appreciated...
Well, the Amalfi coast is "to die for"! When that villa is renovated and the terraces are cleaned, it will be a palace! YOU made my day!

Thank you for this great video tour of a beautiful property!! Yes, to renovate this property would be gorgeous as a small boutique hotel or a condo property with six condo/apartments. Your video views that look at the property and the mountain tops are simply breathtaking!!!! And to make a garden in front of the property there as you go down into the sea is so beautiful.. The location being close to Amalfi town is so nice to go an buy food every day!!! Wow!!!! Just so so beautiful!!! You make me feel like I want to be back in Rome, Italy...Wow!! What a beautiful video this was, it is definitely in my "Top 10" Danilo Romolini videos ! The music so very Italian, so much stunning drone footage that I can not complain and I learned that the fish that is called "Goldfish" in most languages around the world is call "RED FISH" (pesce rosso) in Italian !!! The property has a lot of potential, but also needs a lot of expensive work urgently. I fear the asking price together with the expensive refurbishment and renovation, will need a very special and very rich buyer ! Well done Danilo and team !

i can already imagine a new 6 br/ 7 bathr villa with sightseeing kitchen and hanging infinity edge pool in that garden, with his pool house, steam room, Jacuzzi tub, sliding impact glass walls all around. Panoramic Elevator to the bottom to touch the water and reach the boats. Fully restorate the old villa to resale, floor by floor separatedly. Keep the huge Gardens and the new buldings.

oh, the things I'd do to the property....I like how intimate it feels because of the expansive yet exclusive lot, offering plenty of private space, truly romantic, truly Italian. Danilo e bello come sempre. I like how he switches between Italian and English out of nowhere. really gives us the authentic Italian feel to the property, which is in itself good marketing. keep it up!

This property is huge and as Danilo suggested is to make six well-designed apartments and rent them would be an excellent investment and with that view, you have towards the sea there would be no problem in renting or selling them. What a wonderfully splendid restoration opportunity. There is enough land to build a "hidden" parking structure in order to build out a boutique hotel, apartments, or those restoring the property back to a villa with a collection of vehicles. From the road it would look like a terrace. However such a terrace would hide a vehicle lift. Below the terrace is parking for 15 to 30 vehicles, a full gym, 50 seat theater, private night club, casino, spa, beauty parlor, and whatever else the new owner desires..... provided she/he/they have the patience to wait for all approvals and five years to complete the excavation and build on Italian time. Recent inquiries showed me just how patient I must to be for a simple project. In Italy there are multiple additional layers of bureaucracy to get through. Before submitting anything for approval, make sure you are 200% committed to the project and everything is done correctly. Changes and/or errors start the whole process and clock over again. In which case you could lose your contractors and builders. Expats can find the challenges so daunting they quit before they begin. Others think they can charm their way through.. No such luck. Hire local professionals to ensure everything is drawn up and submitted properly. Good luck!!

50-60 Milion dollar renovation would make this into a home for some billionaire and his family. Or 20M renovation to create a hotel. Quite the property but needs a lot of care and love and attention.
