I just learned that it is called a California corner because you can insulate behind it and make it more energy efficient. Some people make a 4 stud corner filling in the corner with studs and scabs which isn't as efficient and uses more expensive lumber.

They should’ve opted for a 24x24. I have a full size truck with a 8 foot bed and the home I tried storing it in was like just the perfect fit where you can’t walk around the truck or close the garage door. Maybe if I kept inching it or parked in at a angle I probably could have been successful. But I would have to keep stepping in and out each time to see if I wasn’t hitting the wall and able to shut my garage.
I agree a deeper garage would have been nicer, but this was being built just so they could flip the property.

I used to have an actual crew, but when my other carpenter took a different job, I just let my the helpers wander off LOL Now I build mostly by myself. I’m trying to downsize from the big jobs, that’s why I’m making the videos while I’m still doing them. Thanks for subscribing!
Amazing job! I've been looking into garage construction and such because the one we've got (single car) is old and has been used for storage for the past 18 years. I'm worried that the walls or roof are rotten or something, the paint has peeled a bit too. Anyone know what it generally costs to construct the walls and roof and stuff? Can you even tear down, leave the foundation and then redo the rest? Lmfao I have zero clue about any of this stuff, but some insight would be nice.

Just a matter of preference I suppose, but eave wall doors do need a bigger header than a gable wall door.

A lot of lumber yards sell garage kits that come with plans. We don’t use blueprints for a standard garage like this, only a rough drawing for the permit application. There may be some online resources for blueprints somewhere. Thanks for watching!
The big door open dimension seems wrong. If it is a 7x16 door it will be that to finish, not rough opening. If it is painted wood flush to finish on the inside, a treated 2x6 wrap is needed. That's why we used a 4x10 glu-lam (3-1/2 x 9-1/2). Single top plate and that gives you your 8' 0-1/2" inside, right?
I’m not sure I follow everything you’re saying...The door rough opening is 16’3” wide by about 84.5” tall, when finished its about 16’ wide by 83” tall.

It comes up an inch short is all. With most doors you would never notice but there is one with arched glass that the molding hits the header weather stripping. I got burned and had to pay back some money or else. The point is, it's too short.
Aha! I see what you’re saying, it was just a plain steel door. We started framing them an inch short years ago when we dealt with some wonky concrete on occasion...if it is a specialty door, we always make accommodations.
So when you lay out the back wall do you account for the 2x4 walls already on the sides when measuring for 16' on center. I mean you have a 3 1/2 inch wall already so do you subtract that so the back wall is all 16 on center from the edge?

From this video I was able to ascertain Eve Walls are the walls that your trusses actually rest on? Would that be accurate? I haven't watched any more of your videos but I am curious how you will finish out the framing around your garage door. Will you do 2x6's on the inside frame and flush them out by laying them flat behind the front? (not sure if that makes sense)
2x6s around the overhead door so it can be wrapped in aluminum and the siding channel can but into it.
Would it be ok to sheath the walls on the ground before lifting. I want to build a 16’ tall wall with 2x8
That would be a terribly heavy and unwieldy wall to stand!
How long did it take you to frame it ? Bout to start my 20x20 project and I’m nervous and excited at the same time lol
I put this up in 2 days, I think it was 10+ hours each day. Keep in mind, I’ve built a couple hundred garages over the years, so it may take you a little longer if you’re not used to it 👍
Can a older garage be reframed and what's the cost on something like that?
If the garage isn’t too far gone, it can probably be repaired, and that cost could vary greatly.

Yeah, I think we get about 100 studs for a 20x20 garage
Were you able to lift all the walls yourself? Im trying to decide if I can frame a 2x4 - 24' wall with two window openings and lift it myself or if I should frame it in two 12' sections. Any insight?
I always frame them in sections. The largest wall I can stand is a 20’ with no headers...good luck on your build!
Sheet them on the ground and rent two jacks. No back strain, just a couple of 16 foot 2x4 you can use later for another job.

Code where I’m at is anchor bolts no more than 12” from the ends of the walls, and no more than 6’ apart in between. Shoot me an email at MyDIYAd@yahoo.com and I’ll try to dig up a material list for a 20x20 and send it to ya👍
The video is been a lot of help. I have a few questions If you don’t mind. If the walls are 8 feet can I sheath the walls vertically. Also when sheathing a 20x20 garage it would need 5 sheets of 4x8 so does that mean for final sheet will overlap the stud ? Especially if I have to leave a 1/8 gap between the sheets. Thank you
Yes you should be able to sheath it vertically unless your local code states otherwise, and normally the OSB is slightly less than 48” so you shouldn’t have to deal with any overlap.👍

Most of the time, yes, but it depends on your local building codes.

I always crown the studs
California corner because in California they require insulation in the corner behind the stud. With a built up corner, you cant get insulation in there.
Aha! I’ve seen guys fill built up corners or partitions with fiberglass insulation during the framing process...but I think that would be a mess for the electricians trying to drill holes later!

What were the dimensions of the garage door header? Looked like 3 1/2” x 12”?
Yup! It’s 2-2x12s with 7/16” OSB between. If it was on a load bearing wall, it would have to be an engineered beam.
@@MyDIYAdventures well, it is bearing load - the roof. But not 2nd story load.
It’s only bearing the weight of the gable studs and sheathing, the roof load is completely carried by the eave walls.

Is there any slope on concrete slab ? Is there is , how to level the wooden structure ?
Yes, there’s about an inch of fall towards the overhead door. I stand the walls first and then plumb them in.

Concrete pad for garage laid in my home also has 1 inch slope. I would really appreciate your answer , if you could put more light on it. thanks
Ok, on a structure like a house where the floor is perfectly level (supposedly) a wall can be squared up and sheathed before standing. A square wall sitting on a level floor is then perfectly plumb. You can’t build that way on a sloped slab, you have to stand an un-sheathed wall and then plumb the wall in once it’s standing. Since it’s only a very small pitch to the floor, it won’t really be noticeable, but the wall is more like a parallelogram than a square in that situation because the walls are plumb, but not square to the floor. I hope this helps!

I’m not sure, since I was doing this one as a sub for a contractor...probably $12,000 give or take. Sorry I don’t have the actual number
Did you stagger the top plate seam from the top of the wall?
Yup! Always stagger the double top plate seam at least a couple feet, preferably more.👍
And how did you measure to install the plate bolts in the concrete? Can you drill in after with an anchor bolt?
The mason set the bolts when they poured, then I just lay the plate down next to the bolts and transfer measurements to drill the holes. And yeah, sometimes I deal with a slab that doesn’t have bolts, so I drill in wedge anchors after I stand the walls.

What’s the dimensions of garage door header?
The header is a double 2x12 with 7/16 OSB in between. It’s 16’9” long to allow for double jacks on each side plus 2x6 door trim.

Thats why it looks so weird to me but I like the idea that everybody can safe a little money.
How long did it take you to get an approval of the government to build it like it? :)
Hand the building department the paperwork and receive the permit right there...everything is built to code!
