    Buying a house or finding a rental in Victoria BC can be a daunting task, especially if you are moving to Victoria BC for the first time. That’s why I wanted to create a Victoria BC neighbourhoods guide to introduce you to the different communities in our beautiful city. Whether you are considering a move to Vancouver Island and Victoria BC from another part of Canada or from another part of Vancouver Island or Victoria BC itself, welcome to the Capital Map!
    In this episode, we explore the Fairfield neighbourhood in Victoria BC. If you have never visited Fairfield BC I hope this video serves as a good introduction to the lifestyle options and how this neighbourhood fits into the Victoria BC Real Estate Market.
    Fairfield BC is one of Victoria BC’s most beautiful seaside communities. You'll find impressive seaside views from Dallas Road, Clover Point, Beacon Hill Park, Ross Bay, and all the other incredible walkways lining the southern coastline of the community. Brooke St Park, Hollywood Park, Pemberton Park, and Moss Rock Park are more great areas to play sports or just get outside.
    The neighbourhoods are dominated by detached homes, many of which are incredible examples of arts and crafts architecture. Some of Victoria’s oldest homes reside in Fairfield and many of these large manors have been converted into strata title properties with heritage conversion condos. There are a few new initiatives for mid-rise condo developments along Cook Street Village but most of the condo construction is from the 1970s-1980s. There aren’t as many townhouse options but local developers are pushing missing middle to create more housing options in this Victoria BC Neighbourhood.
    The Victoria Housing Market is shifting towards more balance in 2022 with elevated mortgage rates and a reduction in aggregate demand. The benchmark price of a detached home in Victoria BC is $1,248,900 as of August 2022 and has begun to slowly tick down from the previous month at $1,280,600. Victoria BC Housing has also become the 4th most expensive city in Canada to rent. Part of this is due to the fact that for those that wish to live close to the city centre, we have run out of land. Fairfield is one of these seaside communities where the only remaining answer for more affordability is more density. The city of Victoria is currently considering widespread changes to land use which could elevate density on single family detached lots in a meaningful way. Keep an eye on this channel for more updates on missing middle housing.
    In my mind Victoria BC Living and living in Fairfield can be defined as a unique seaside lifestyle for those that like being part of great communities with incredible locally owned businesses and community events. Saturdays at Moss Street Market and any day of the week along Cook Street Village are great ways to experience this vibrant community. Fairfield BC is also one of the most walkable communities in all of Victoria and is the kind of neighbourhood that you can get to everything you need within a 10 minute walk. Fairfield Plaza serves as the village center for the eastern half, and Cook Street Village is the focal point for the western half of Fairfield.
