Yes buy the pair. Apple has it to where the proximity sensor and flex cables are coded into the board and the Face ID and back light sensor are all paired to the phone/board

Face ID doesn't work if you only change the motherboard, you have to pair the front facing camera and the front speaker with the motherboard to make it work
