Yeah, me too. one day when we have 1 million+, so buy a house $600.000 and have $400.000 to pay taxes and insurance. It's the only way
@@irisbaez1972 it really depends on the home. My home insurance is $2,000 for the year in FL. We paid the same before we moved here. For $600,000, you can buy a new construction home and only pay around $2,500/ year.
Melbourne man here. If you live within 2.5 miles of the Indian River Lagoon, your insurance is high. I pay $4,400 a year, and I live by FIT, not near the water. If you live beach side, you basically go with Citizens (state run home insurance) and it is extremely expensive. Any locals out there with beach side quotes? Also if you have Citizens, you are now required to get flood insurance since governor Desantis signed that into law this year, which adds even more to your bill.
One of the keys to lower home insurance bills is how old your roof is. If it's new, your rates are lower. If it's over 10 or 15 years old, your rates are higher or you won't get a policy until the roof is replaced, which is very expensive here. You're required to put in a 140 MPH roof due to hurricanes.
Also get an auto insurance quote. Florida is one of the highest car insurance rates in the nation due to the large percentage of uninsured drivers.
I've lived here since 1984. Yes it's grown like crazy, but I still love it here. I'm just asking you to do some homework so you don't suffer sticker shock.

Hi, I have a question. There is an area in Melbourne I don't know the name of, but I think it's POLICNY LANE. I saw video of someone living in that area. It has really nice homes with area in front and back of the home. Can you give me your analysis on this area. Like Pros and Cons Iam writing from a foreign country.

Hi Dan, I can't give my take on crime because it's against Fair Housing Laws for real estate agents. What I can say is there is a good parts and bad parts to every city. You'll be able to get a really good feel for what area suits you best by visiting the different areas of Melbourne.
