I just love this place! From the porches to the foyer and throughout the entire house. I love the finishes in the living room, kitchen and the dining room. I'm a big fan of the sink in the island. The bedrooms and closets are great sizes. In the second bath, a long, narrow window above the shower would be great. Wherever you can bring in natural light, you should definitely do so. The bench in the master shower is a big plus. I certainly can see myself living in this home. Wonderful!

This is a beautiful home. They should’ve put nicer closet shelving along with two tiered hanging, in each and every closet. They should’ve also put better sink basins and counters in the bathrooms.

Pretty home and I like that there’s no hulking bathtub in the Master, just a great shower. 2nd bedroom is too narrow. Need a walk-in pantry & space for freezer & big cleaning closet.

Remember you need to buy the land and pay for water, sewer and electric to the property and the home. Your fees to the city/county and licensed contractors to connect.
You are also going to need a driveway and probably an out building and possibly a garage for storage. Whether you build either or both or just truck in the already made buildings will make a BIG difference in price. The add on price I would use would be for pre-built and trucked in units.
I add another 40K just for the items above and I am not including the land because the acreage and where the land is, whether it is cleared and whether you have city water and sewer or need a well and septic tank impacts the cost of your land.
The 40K may be 10 to 15K more than the average but I would be prepared for the impact fees and the costs of these must have items in whatever county and state you put your home.

Like the shotgun design. Great for a long, narrow lot. Would probably use this for a second home or retirement home. Storage is a little low.
Love this layout! Not a fan of the window by the commode in master bath. Move it over between the two mirrors by the sink.

Does anyone know why there is only one sink for two spare/guest rooms for almost all mobile homes? Is it really a spare room? No kids?
Is the the modular or manufactured one? We are looking at the same one in a modular and its more $ so I'm assuming it's the manufactured one?

Do you know if the AC is a combination AC and heat furnace (both inside) or the more common AC unit outside and furnace in the interior of the home?
Even on sale at $119,000 is still too high. I would probably give $104,000.
