Does anyone know of a way for a large family that needs a large home to get 3100 sq feet for less than $65 per sq foot, zone 3 insulation, 2x6 sidewalls, residential sheetrock, ceramic showers, real wood cabinets, extremely nice appliances, thermopane windows, etc. etc? Are you going to build a home for $65 per foot this nice and well made? Anyone that can build something like this for less than 65 per foot please get in touch with me and I will buy all you can build.. What make the difference is the foundation, why not take the frame off when the home gets to the site and put it on a foundation, brick around the bottom and be done with it? I can assure you that if you built a new site built home with all of the components in this home you will be at $110-$125 per foot very quickly. Make it in a Modular code, put on a foundation and your home. Same appraisal per foot as if you built it on site.. We do it every day.. Thanks
I can build a home that will increase in value for the same price. maybe not as fancy but a better value in the long run. My wife and I went through this and we stick built a home on 5 acres 1800 SQ FT with a 24X24 attached garage and a 32X42 pole barn with concrete floor for about the same money as just this home sitting in a parking lot.

When you say mobile home, most people imagine a single wide trailer blowing around in a tornado. I don’t know if the average person knows how nice they have gotten in recent years.
For anyone reading the comments: This is NOT a mobile/trailer home. This home, once on site and permanent foundation installed, WILL APPRECIATE in value. This home is built to a higher standard than site built homes and with better quality materials. This home is over 3,120 sqft. You CANNOT site build a home with this size and quality of wood for this price. These ignorant comments drive me crazy. This is less than $64 a sqft... you will not find that in a site built home. Also, the price INCLUDES delivery and set up. Find you some land for $15-25K and you have a beautiful $225K 4Br 3.5B home that will appreciate. It's huge and it's nice. This is my dream home out in the country. I LOVE that back porch being secluded from the sides and accessible from the master.

Because manufactured homes depreciate more than s site build house and are made cheaper yet getting way more expensive. Soon site built will be a cheaper option.
You do realize most people who buy these homes put it on a concrete foundation and brick around the bottom just like a site built don't you? Depreciation or Appreciation is contingent on many market factors for site built or modular. However when someone buys a single wide manufactured home and then places it in a park, then sells the home 10 yrs later most likely they will lose money unless the new ones have increased in price so much that the used one is now priced at the same thing it was new. Make sense?
I think the point people are trying to make is that, for 200k you can have a real house built. That won't lose value like a mobile/moduler home will. I have seen people pay 150-180k on these types of homes and in 10 years they are valued at less than 100k. Bad investment, IMO.

That's so beautiful. We have an old 1960,s trailer that is falling apart and the roof is done for. My 65 year old mother has spent the last 2 week's up there late at night trying to put plastic to cover it so we survive the resent rain showers. The cats tear holes in it. I can't go up there because im to heavy. Its the worst. I have been spending so much on different product but we continue to fail. We are not roofers. I guess this is just what we have to face in our lives for im nod sure what but we keep living hoping for better days. In working on my credit and some day ill be able to get us a real nice one. I hope my mom still around to enjoy that time when it comes. She deserves it. She making herself sick. She cant even use her hands anymore. She is stubborn but we cant afford no roofer. I pray for better days. Thank for reading. Nobody knows this. Im venting.
Had my double wide for 23 years now. Land and home are paid for now. My taxes are cheap. Less then $ 400 a year total for home and land. I plan on retiring in a couple of months at 62 years old. I can afford to do it now since I only have a car loan now. It sits on one acre. Which the land is valued more than the home, but I don't care because I am not selling it.
Megan Larson Actually the acre of land was already set up with water, electric pole, septic system and driveway for $10,000. The land is appraised now at $30,000. My land was paid off in 10 years. The home in 20 years. House payment was $401 a month. Taxes started at about $800 a year to under $400 a year now.
I paid $180,000 for my custom built home, 2,200sf living plus 2 car garage attached, 10'-18' ceilings throughout, cement block, high end cabinets, granite counters, Porcelain tile throughout, lighted trey ceilings in all three bedrooms, upgrades, upgrades, upgrades. Built here in Sebring, FL (Highlands County), 100 miles from West Palm Beach, Ft. Myers, St. Pete/Tampa, Orlando ... so centrally located. Electric bills averaged over 12 months just under $200 month so very well insulated keeping temperatures at average of 72.
Kaniela Gifford I live in the Tampa Bay Area in the northernmost county. I paid $193,000 for 1988 sq foot, new, custom home. Same kinda deal as yours. Spring Hill is a little more developed than Sebring so that’s probably why I paid a little more. Regardless, I love the house shown in this video. $200k just for the home at base, is very steep. I thought the point of a mobile or modular home was to be cost effective. A 3k square foot center block home probably goes for $230-275k in our areas.
Interesting, I just bought a yr2009 brick house 3bed 2 1/2 bath with an office for 215K. It's in immaculate condition and is located in a wonderful quit neighborhood and bathrooms have tile showers not plastic! I think for 200k one could do better.
Lived in a mh and had to rent the lot in a trailer park. Management kept raising our space rent Every year! With all the rules on top of that, never will do a trailer park again.
wow, so true! why would someone buy this particular home for 199K and on top of that pay space rent that gets raised or maybe even the place shut down eventually at the whim of the park owner. Very risky.
Just because it's a mobile home doesn't mean it has to go in a park. Especially with this type of mobile home, I believe most would put it on land they own.
I love this place but I would have made the master bedroom bigger by eliminating the extra closet & restroom off of the livingroom but the master bathroom shower I am so in love with
I wanted to buy some land, and get a manufactured home (Not a Trailer!)when I first bought, and was talked out of it. Big mistake! Now I have a trailer, and THAT was a very bad mistake. Not new, but refurbished. Unknown to me, the owners were in the habit of buying broken down, moldy trailers and fixing them to be visually perfect without fixing the problems, sometimes structural! Now I've got to sue these people, and I'm NOT happy! Buyer beware, and remember these things do NOT age well, and in the end will be a liability, not an asset!
I watch every video tour of this house I can. Now if I can find some brave contractor to make me my ultimate farm home by combing this Karois home, the Briarrtz, the EZ willow, and the Chatquae. Yes please and you shall forver be in my memory. Set it on a basement and wrap the front around to the side with a huge porch, well drreams never stop.
2 living rooms when one is enough, that would have made the bedrooms larger. But. The point others made is that mobile homes are dangerous in bad weather, depreciate instantly, and have lower loan stability and loan time. For $200,000 you could build an excellent real house to code.

Debbie, I'm not trying to be a jerk but I have been in the mod/site built business for 30 yrs and its simply not possible unless you did the work by hand yourself and half the materials would have to be free. Unless you live in a different country than the US where the average new build is 125 per square foot at this current time.
You can have them put on basements the same as any stick built house. I agree some are made cheaply. That is also a problem with stick built contractors. That is why as a consumer you need to research and look for the better built ones.
Nice house. My wife and I considered buying a chunk of land and slapping one of these onto it. But it turns out, it’s just as much (or cheaper) to build. Don’t waste your money folks. Go stick built.
Sounds like your dealer was greedy. Our average per square foot price for Modular finished product is around $70-$75. Average site built in the USA right this minute is around $125 per foot so sounds like you were getting a very high price. Hope it works out for you.

How long ago? What was the square footage? Did u have sheet rock throughout? Did u have porcelain lavatories? Is ur exterior frame 2x6 16" O.C. or 2x4 24" O.C.? What was ur insulation package? I only ask these questions because it goes a long way to explain pricing. Maybe u got the best deal ever and I'm glad u shared it with us. Maybe u don't care about all the stuff I mentioned. However, that's what u're looking at when u look at these Deer Valley homes.

My mobile home is a Clayton 1994 fully remodeled and they actually increased the value by 14k after remodeling it. So if anyone thinks these decrease in value actually they don't if you give it it's maintenance and remodel some things every 5 years to 10 years depending on material you use.
Cumberland Homes we have similar, with all the same quality. Put one of the ones we have next to one of yours and nobody will know the difference. The only difference will be the price tag. You have a killer product, just over priced. We get ours built in your area then they get upgraded to fit our seasons here and the price is still less. Only complaint is price, nothing else.
Could also be inflation in your area or taxes or something with your economy over there compared to over here. I know everyone comes to Idaho to do shopping and gas cuz it’s much cheaper here than there.
I don’t think this is a “Mobile home” this is a modular home, the difference is a mobile home or trailer can be moved, a modular like this one is built at a plant set up with a crane on site not to be mobile again
Love the layout of this home BUT I don’t need 4 bedrooms and 3.5 bathrooms. Wish it came smaller, like maybe a 2 bedroom/2bathroom. Ok maybe I could take a 3 bedroom 😜. Great floor plan 👍🏾
As a license broker, appraisal & interior decorator i have to admit this is a nice home for a large family, I’m shocked that all manufactured / modular homes do not put vents on the ceilings and jets in those big tubs ? And I have had clients to fuss with not only myself but my employees as well when we have to appraise these homes way less then they had just purchased it for yet we must do a accurate appraisal which is legal for all banks and insurance companies. On a personal note after knowing the facts, I would absolutely buy one if it was to my standards. Congratulations to whoever purchases this nice home for its an investment for only a family to have. My GOD truly BLESS and enrich your lives in your new homes ! Just make sure vents on the ceiling, Jets in the tub and invest in a dehumidifier !
@ flamingpie herman ~ No that’s not the reason at all in 2018 MSIC asked if we could give a estimate on how many policyholders we had, “Take consideration many mobile home owners do not have homeowners insurance” but we do have one particular man who lives in a mobile home and it’s a 1978 model there is a lady who also owns a double wide and it’s a 1972 model both are in excellent condition and if you live in the south, then you know from those years to today dates there has been countless tornadoes !🌪
Please, be careful with any manufacturerd homes they give you a mortgage but it can NEVER be refinanced so they sell and if lucky .40 cents on the dollar. Not considered an asset. I was a mortgage broker.
@@cumberlandhomes Well if you have some companies or banks that do please send a link that is a conforming lender .I have 4 families that have modular or mobile very nice less than 8 years old can not refi credit debt,to ratio good,Than I will certainly retract or remove. House is beautiful but being licensed to do mortgages for years mobile style was problematic.
There is a ton of mobile home lenders, Chattel, Land Home combo packages, FHA etc.. Some of those include 21st Mortgage, Triad Financial, CSL Financial, CIS Financial, Eva Bank, Clayton Bank, Cascade Financial just to name some..
A trailer for $200k? Get the hell out a here. Then you have to buy the land to put it on??? Come on.....you can get a regular single family home with land for that price. And it's not on blocks!

They really are taking the pros from each option, a big plus are that modular homes retain the value in equity unlike mobile homes because they have the same standards as a site built home.
This is a fantastic home, just needs a much bigger pantry: Take out pantry in kitchen, put in window that opens for a nice in kitchen eating area, or put in french sliding doors. Create a pantry between the den and kitchen wall with doors on both ends. Dens do not need to be gigantic. Now you have a great pantry with access from the kitchen and the dining room.
Most of the negative people on here, probley don't own or will ever own a house or land. If they do there the type that will have 5000 dollar taxes and a house payment till they die. Never enjoy anything in life, because they always have to have something better than the next guy. Work to live, Don't live to work. Life is to short to pay for an over priced piece of wood forever.
Greg Fisher what’s considered a “negative person?” Everything is not for everybody! They have their target audience already! Plus my house is actually big and it’s not a mobile or modular home. In my area, the hurricane completely destroyed mobile and modular homes. It depends on location and people’s preferences. Furthermore, the annual taxes on my house is definitely not $5,000 per year. These homes are coded for certain locations because they cannot withstand harsh weather conditions. I have never ever seen a mobile or modular home until I got stationed in NC. Furthermore, homes like these depreciate in value here in NC because they consider them to be exactly like cars. Every state has different rules and laws for certain things. Plus we got our house using a VA home loan. They don’t sell homes like this to veterans unless they are doing a regular deal on their own.

I understand their right to opinions but they could word things with a little more consideration. Some people can only afford trailers and it is painful to see the lack of empathy people can display due to the fact that they don't find these homes appealing. Most people know they aren't the top choice in safety when they move in but the majority of the time it's conscience that leads to the sale of these homes. I'm happy you have a house you can afford and were able to purchase it through a VA loan but remember that opportunities in this world are not spread equally.
Absolutely this is one of the most prettiest double wide's I have ever seen. Would absolutely give 2 of my twos for this. I know crazy but I would. I wish you would of at 3:38 opened that little door on the back porch. Just would of like to of seen how it is made and how deep it was.

(My earlier statement about refi on mobile.) As a licensed loan officer for years had several issues with refinancing mobiles and modular homes. I think they are great homes but lenders always come and go and change policies . If you do find a company that will do it, watch out for outrageous fees, high intrest rates, bad terms.Just make sure the loan is conforming if not, it is a bad loan. Not knocking the home it fantastic. I got out of the industry because I have been an honest man my entire life and you can get ripped off so easy. Good luck to all. Nothing wrong with buyer beware on anything especially a 15-30 year hopefully investment.
Idk how things used to be done nor how they r done in different states. However, in TX and many other states that I've researched, a modular home will receive a home loan like a site built as it is affixed to a permanent foundation like a stick built home and will be be built to local codes instead of just HUD codes. The home owner will usually have a choice of a 20, 25, or 30 yr loan. And they r usually insured the same according to my research.

I bought my 1st (and last) manufactured home in 2013. It's a Redmond 2000 model, which is near top of the line at the time it was built. Now, it's 19 yrs old and I'm trying to sell it. No one wants a home this old. They don't hold their value. I've put about $25K cash into it, replacing old for new, in the 6 yrs I've owned it. It's a money pit at this point. And no one wants an old home. I've been told I can trade it for a fraction of the purchase price. I will actually have to pay someone to take it from me!!!! I owe more than it's worth. It's sickening. I have a lot of money invested. I should have bought a shack. It would have been worth something, at least.
Paula Strachan very true . I recently bought a 5k Mobile in not to bad of shape while my wife and I get our credit right and buy a home hopefully within a year . Only a fool would buy 100k mobile .
proud2BaNurse I would get the cheapest mobile home I could get and basic one bought a house for 98500 it gets hard sometimes and I’m like I should’ve gotten a basic trailer for like 19,000. Do the best you can and hang in there. I know it’s sucks I’m housepoor atm but hopefully things will get better for us.
To all of you - This is a modular home, they are not built to same low standard as a cheaper mobile home which are really meant for starters or those in living in hardship times. And if you did some googling on the value of a modular compared to a site built house, you would be a bit surprised how uneducated you were about their appraisal and appreciation values again mobile homes are cheap and will not resell well or at all.
Love this home. We are currently renting a single wide but in the process of looking around to getting a double wide like this but the price is way too much! You can buy house for 200k and have the land already...
This is a triple wide modular home with over 3100 square feet. While you can buy a house for the same amount, it won’t have nearly the same amount of space.
I bought a 3200 square foot home with sunken rooms, soaring 19' ceilings, picture windows, brick exterior, 2 1/2 car garage, 25,000 gallon in-ground pool, 1/2 acre in a large Florida city for $350k. By the time you buy land, pool, and the mobile home, this doesn't really make sense. My house continues to appreciate in value.
200k is ok depending on location and land. Who are the manufacturers? What about the quality of building and product materials i.e. Cabinetry? Are the wall thin or 3/8 Sheetrock? Some homes you can have built for 200k around southeast areas such as southern MD, VA, The Carolinas, Georgia and Florida.
This particular one is a Deer Valley, which is a pretty good homebuilder according to what the dealers have told me. Things that come standard on a Deer Valley are options with others, such as 2x6 exterior walls vs 2x4.
You can get a very nice house here in Alabama for $200,000, but it won’t be anywhere near 3100 square feet like this mobile home. Just things for people to consider
There is a reason why there is a 3 month back log on getting one of these homes, you will not understand until you look at one in person and then price building a new site built the same size with the same amenities etc.
That's NOT a modular home...it's a mobile home...BIG difference. Modular homes are 1 1/2 times as strong as site built homes...They don't sit out in the rain and sun for weeks on end, they are built in a controlled 72 degree temperature indoors and are built to survive a truck trip to the site and then bolted together. I would take a modular over a site built home any day

the factories buy in bulk to they get materials at a lower cost, but they are built with the same products as any house.

Kaniela Gifford I live in the Tampa Bay Area in the northernmost county. I paid $193,000 for 1988 sq foot, new, custom home. Same kinda deal as yours. Spring Hill is a little more developed than Sebring so that’s probably why I paid a little more.
Regardless, I love the house shown in this video. $200k just for the home at base, is very steep. I thought the point of a mobile or modular home was to be cost effective.
A 3k square foot center block home probably goes for $230-275k in our areas.
And here’s me living in a 1 bath shoebox with 4 people 2 cats & a dog 😔. This home is beautiful, I’m jealous
Interesting, I just bought a yr2009 brick house 3bed 2 1/2 bath with an office for 215K. It's in immaculate condition and is located in a wonderful quit neighborhood and bathrooms have tile showers not plastic! I think for 200k one could do better.

Lived in a mh and had to rent the lot in a trailer park. Management kept raising our space rent Every year! With all the rules on top of that, never will do a trailer park again.
wow, so true! why would someone buy this particular home for 199K and on top of that pay space rent that gets raised or maybe even the place shut down eventually at the whim of the park owner. Very risky.
Just because it's a mobile home doesn't mean it has to go in a park. Especially with this type of mobile home, I believe most would put it on land they own.

I wanted to buy some land, and get a manufactured home (Not a Trailer!)when I first bought, and was talked out of it. Big mistake! Now I have a trailer, and THAT was a very bad mistake. Not new, but refurbished. Unknown to me, the owners were in the habit of buying broken down, moldy trailers and fixing them to be visually perfect without fixing the problems, sometimes structural! Now I've got to sue these people, and I'm NOT happy! Buyer beware, and remember these things do NOT age well, and in the end will be a liability, not an asset!

2 living rooms when one is enough, that would have made the bedrooms larger. But. The point others made is that mobile homes are dangerous in bad weather, depreciate instantly, and have lower loan stability and loan time. For $200,000 you could build an excellent real house to code.

Debbie, I'm not trying to be a jerk but I have been in the mod/site built business for 30 yrs and its simply not possible unless you did the work by hand yourself and half the materials would have to be free. Unless you live in a different country than the US where the average new build is 125 per square foot at this current time.
You can have them put on basements the same as any stick built house. I agree some are made cheaply. That is also a problem with stick built contractors. That is why as a consumer you need to research and look for the better built ones.
Nice house. My wife and I considered buying a chunk of land and slapping one of these onto it. But it turns out, it’s just as much (or cheaper) to build. Don’t waste your money folks. Go stick built.
Sounds like your dealer was greedy. Our average per square foot price for Modular finished product is around $70-$75. Average site built in the USA right this minute is around $125 per foot so sounds like you were getting a very high price. Hope it works out for you.

Yeah that would be about $16 dollars per square foot. That was the price of housing in the 1920"s These days the average cost to build a site built is around $125 per square foot. The average price for one of these modular homes completed is around $70 per square foot.
Had a 5br 3 bath modular.Was custom designed by me for me.For less than 120 grand including installation on my paid property.

I only ask these questions because it goes a long way to explain pricing. Maybe u got the best deal ever and I'm glad u shared it with us. Maybe u don't care about all the stuff I mentioned. However, that's what u're looking at when u look at these Deer Valley homes.

My mobile home is a Clayton 1994 fully remodeled and they actually increased the value by 14k after remodeling it. So if anyone thinks these decrease in value actually they don't if you give it it's maintenance and remodel some things every 5 years to 10 years depending on material you use.

The same thing is going for $160,000 here in Idaho. Brand new with updated insulation and roofs to handle the weather here. 199k is steep.

Cumberland Homes we have similar, with all the same quality. Put one of the ones we have next to one of yours and nobody will know the difference. The only difference will be the price tag. You have a killer product, just over priced. We get ours built in your area then they get upgraded to fit our seasons here and the price is still less. Only complaint is price, nothing else.
Makes zero sense. We only have about a 10% profit after everything said and done so not sure how your manufacturer is building so cheap..

Could also be inflation in your area or taxes or something with your economy over there compared to over here. I know everyone comes to Idaho to do shopping and gas cuz it’s much cheaper here than there.
I don’t think this is a “Mobile home” this is a modular home, the difference is a mobile home or trailer can be moved, a modular like this one is built at a plant set up with a crane on site not to be mobile again

As a license broker, appraisal & interior decorator i have to admit this is a nice home for a large family, I’m shocked that all manufactured / modular homes do not put vents on the ceilings and jets in those big tubs ?
And I have had clients to fuss with not only myself but my employees as well when we have to appraise these homes way less then they had just purchased it for yet we must do a accurate appraisal which is legal for all banks and insurance companies.
On a personal note after knowing the facts, I would absolutely buy one if it was to my standards.

@ flamingpie herman ~ No that’s not the reason at all in 2018 MSIC asked if we could give a estimate on how many policyholders we had, “Take consideration many mobile home owners do not have homeowners insurance” but we do have one particular man who lives in a mobile home and it’s a 1978 model there is a lady who also owns a double wide and it’s a 1972 model both are in excellent condition and if you live in the south, then you know from those years to today dates there has been countless tornadoes !🌪
Please, be careful with any manufacturerd homes they give you a mortgage but it can NEVER be refinanced so they sell and if lucky .40 cents on the dollar. Not considered an asset. I was a mortgage broker.

House is beautiful but being licensed to do mortgages for years mobile style was problematic.
There is a ton of mobile home lenders, Chattel, Land Home combo packages, FHA etc.. Some of those include 21st Mortgage, Triad Financial, CSL Financial, CIS Financial, Eva Bank, Clayton Bank, Cascade Financial just to name some..
A trailer for $200k? Get the hell out a here. Then you have to buy the land to put it on??? Come on.....you can get a regular single family home with land for that price. And it's not on blocks!

You will not get a site built house with 3000+ square feet for 200k. These modular homes are not mobile homes, and they're not site built homes. They really are taking the pros from each option, a big plus are that modular homes retain the value in equity unlike mobile homes because they have the same standards as a site built home.
This is a fantastic home, just needs a much bigger pantry: Take out pantry in kitchen, put in window that opens for a nice in kitchen eating area, or put in french sliding doors. Create a pantry between the den and kitchen wall with doors on both ends. Dens do not need to be gigantic. Now you have a great pantry with access from the kitchen and the dining room.
I also live that the kids would have their own area to play games with their friends. This would be perfect.
Most of the negative people on here, probley don't own or will ever own a house or land. If they do there the type that will have 5000 dollar taxes and a house payment till they die. Never enjoy anything in life, because they always have to have something better than the next guy. Work to live, Don't live to work. Life is to short to pay for an over priced piece of wood forever.

In my area, the hurricane completely destroyed mobile and modular homes.
It depends on location and people’s preferences. Furthermore, the annual taxes on my house is definitely not $5,000 per year. These homes are coded for certain locations because they cannot withstand harsh weather conditions. I have never ever seen a mobile or modular home until I got stationed in NC.
Furthermore, homes like these depreciate in value here in NC because they consider them to be exactly like cars. Every state has different rules and laws for certain things.
Plus we got our house using a VA home loan. They don’t sell homes like this to veterans unless they are doing a regular deal on their own.

I understand their right to opinions but they could word things with a little more consideration. Some people can only afford trailers and it is painful to see the lack of empathy people can display due to the fact that they don't find these homes appealing. Most people know they aren't the top choice in safety when they move in but the majority of the time it's conscience that leads to the sale of these homes. I'm happy you have a house you can afford and were able to purchase it through a VA loan but remember that opportunities in this world are not spread equally.

Absolutely this is one of the most prettiest double wide's I have ever seen. Would absolutely give 2 of my twos for this. I know crazy but I would. I wish you would of at 3:38 opened that little door on the back porch. Just would of like to of seen how it is made and how deep it was.

Mobile home of this size and still trade mark vents in the floor. Perfect spot for little ones to drop stuff into.
(My earlier statement about refi on mobile.) As a licensed loan officer for years had several issues with refinancing mobiles and modular homes.
I think they are great homes but lenders always come and go and change policies . If you do find a company that will do it, watch out for outrageous fees, high intrest rates, bad terms.Just make sure the loan is conforming if not, it is a bad loan. Not knocking the home it fantastic. I got out of the industry because I have been an honest man my entire life and you can get ripped off so easy. Good luck to all. Nothing wrong with buyer beware on anything especially a 15-30 year hopefully investment.

Idk how things used to be done nor how they r done in different states. However, in TX and many other states that I've researched, a modular home will receive a home loan like a site built as it is affixed to a permanent foundation like a stick built home and will be be built to local codes instead of just HUD codes. The home owner will usually have a choice of a 20, 25, or 30 yr loan. And they r usually insured the same according to my research.

I bought my 1st (and last) manufactured home in 2013. It's a Redmond 2000 model, which is near top of the line at the time it was built. Now, it's 19 yrs old and I'm trying to sell it. No one wants a home this old. They don't hold their value. I've put about $25K cash into it, replacing old for new, in the 6 yrs I've owned it. It's a money pit at this point. And no one wants an old home. I've been told I can trade it for a fraction of the purchase price. I will actually have to pay someone to take it from me!!!! I owe more than it's worth. It's sickening. I have a lot of money invested. I should have bought a shack. It would have been worth something, at least.

Paula Strachan very true . I recently bought a 5k Mobile in not to bad of shape while my wife and I get our credit right and buy a home hopefully within a year . Only a fool would buy 100k mobile .
proud2BaNurse I would get the cheapest mobile home I could get and basic one bought a house for 98500 it gets hard sometimes and I’m like I should’ve gotten a basic trailer for like 19,000. Do the best you can and hang in there. I know it’s sucks I’m housepoor atm but hopefully things will get better for us.
To all of you - This is a modular home, they are not built to same low standard as a cheaper mobile home which are really meant for starters or those in living in hardship times. And if you did some googling on the value of a modular compared to a site built house, you would be a bit surprised how uneducated you were about their appraisal and appreciation values again mobile homes are cheap and will not resell well or at all.

This is a triple wide modular home with over 3100 square feet. While you can buy a house for the same amount, it won’t have nearly the same amount of space.

I bought a 3200 square foot home with sunken rooms, soaring 19' ceilings, picture windows, brick exterior, 2 1/2 car garage, 25,000 gallon in-ground pool, 1/2 acre in a large Florida city for $350k. By the time you buy land, pool, and the mobile home, this doesn't really make sense. My house continues to appreciate in value.

200k is ok depending on location and land. Who are the manufacturers? What about the quality of building and product materials i.e. Cabinetry? Are the wall thin or 3/8 Sheetrock? Some homes you can have built for 200k around southeast areas such as southern MD, VA, The Carolinas, Georgia and Florida.
This particular one is a Deer Valley, which is a pretty good homebuilder according to what the dealers have told me. Things that come standard on a Deer Valley are options with others, such as 2x6 exterior walls vs 2x4.
You can get a very nice house here in Alabama for $200,000, but it won’t be anywhere near 3100 square feet like this mobile home. Just things for people to consider
There is a reason why there is a 3 month back log on getting one of these homes, you will not understand until you look at one in person and then price building a new site built the same size with the same amenities etc.

That's NOT a modular home...it's a mobile home...BIG difference.
Modular homes are 1 1/2 times as strong as site built homes...They don't sit out in the rain and sun for weeks on end, they are built in a controlled 72 degree temperature indoors and are built to survive a truck trip to the site and then bolted together. I would take a modular over a site built home any day
We made similar ones built to IRC code at Champion Homebuilders in Weiser Idaho.
