      The argument is that it will still increase the housing supply. For a lot of immigrants coming into the country who have money, they will buy them all without a problem. Supply will go up, which will shift the market and reduce home prices in the geographical region. You have to look at the bigger picture. But yes, at face-value, that is true.

      Could you kindly provide the pricing list that indicates a list price of 2 million dollars? If you possess this information, I would appreciate your sharing it. In the event that you do not have access to such data, I would encourage you to consider the possibility that the parcels were originally acquired at a modest cost. This factor may contribute to a lower asking price upon release. Furthermore, it's important to acknowledge that the areas in which these lands were purchased have a market value significantly lower than 2 million dollars. It's essential to examine both perspectives before drawing conclusions.
      It's worth noting that, according to the Canadian Real Estate Association (CREA), the average home price in the Greater Toronto Area (GTA) is $1.27 million. A semi-detached house typically costs just under a million, and a condominium is priced at around $630,000. These figures provide context for the broader real estate market in the region.

    The missing word Ford never uses is ‘affordable’ housing. Sure there are plenty of houses foe sale in Ontario but not within the reach of many two income families let alone those that are low income and just scraping by. Constructing expensive houses in the green belt will do nothing for this demographic.

      It will increase the housing supply and lower prices across the board.

    • @ianbenjiman
      @ianbenjiman Před 10 měsíci +1

      It would increase the supply of homes in the market, which will drive down prices. The reason home prices are high right now is because demand is at an all-time high, but the supply cannot keep up with the demand. So realtors know for a fact the homes will sell, therefore they price higher. The constant population increase due to unfettered immigration has created this issue. I don't know what else you can expect when we bring in over 500,000 people per year... the vast majority of them stay around the GTA.

Most our new friends can only visit their relatives 1x per year if lucky, it at all because of the cost of living. How do we thank our new friends for helping us thrive? We won't build a condo downtown because the proposed building is too tall, we won't build an apartment on a brown-field site because the lot has trees on it, we won't build a new subdivision because of zoning... Xenophobia by shifting the goalposts and inventing new goalposts for people who look different, green agenda people really dislike immigrants living near them. The greenbelt land wont have homes on it for at least 15-20 years. This is not about making homes fast, it's about making money for these politicians.
    If the Ontario Provincial Government cared about homes they would focus on fixing the draconian and Euclidian zoning laws that punish builders for building.

      Not true, they can have large communities up in no time. Look at Calgary. New suburbs pop up every year. You can say want you want about fixing zoning laws but that's a whole other battle with the municipalities and still won't fix the problem of lack of housing.

Does a development company building high priced houses help anybody but other rich people? Why does he keep saying he is building homes? He ain't building s with public funds, all he did was make property more valuable after it was sold to his buds by then declaring it not the green belt. Ask him how much the developer paid and then how much the value increased right after he took it off the green belt?

      @@cimmeriantower okay, and say they reduce the cost of homes from 900,000 to 500,000 over a few years time...does that help people right now loosing their homes due to lack of affordability? Do you think the disadvantaged, poor, or homeless, post pandemic can suddenly just afford? There is a tremendous gap btw rich and poor post pandemic. As I said, new homes don't = opportunity. I also speak from personal experience, where I lost my career and financial freedom from covid shutdowns. I worked very hard for 17 years to go from a disadvantaged position to one of advantage, and before I could reap the benefits I lost it all. Now I am loosing the roof over my head due to extraordinary interest rates! I think we need far more action than just building new homes. We need new policy and legislation - period.

    More people would have a home if they first imposed a Federal Rental Increase cap of no more than 2.0% retroactive to 2019, then secured a subsidy for all whose income falls below 20 to 25 Thousand per year with a Guaranteed Subsidy for those below $10000. The solution starts not with building the homes but with securing everyone within one first.

    You have to base your minimum wage on the minimum housing for the that to be possible. It is ethical to require every job to be 4 times the rent for one bedroom apartment local commute so that everyone can reliably pay the rent. The least wage pays the rent to be a legal business the wage have to match the business practices of rent. 4xr one bedroom apartment is the normal business practice and one weeks is equal to one months rent for one bedroom apartment local commute. The police and welfare departments rightfully expect every job is a living not a transient wage or homeless wage but enough to reliably pay the rent for one bedroom apartment local commute to be a legal business.
