    Sir ready to.move mein usse paise bhi toh saare pahle dene honge.
    Secondly agar loan bhi karta hai toh uska interest alkost double honjaata hai amount.
    Third - Normal scenario mein koi regular nahi hota koi saving mein.
    Any how humne surf 33+5 38 he diye baki Jitna ka dale karte hai that is our profit.
    Agar rent pe dete hai toh interest alag milega or appreciation alag.

    Wrong calculation. Simple interest istead of compounding interest. You have added interest +profit+rent, which is not the case at all. U should take only component out of these three. After that appeciation can be calculated

    I donot agree adding rent for 4 years because even if you have not invested for the flat you have to pay rent for living. You have invested for the flat to save your rent you are paying.Therefore adding this cost in acqision is not at all justfied otherwise you would have invested in readyto move property which you cannt get at affordable flat cost.
