    Here's hoping Veev does NOT get greedy by charging a "monthly subscription" fee to use their smart home operating system. Don't buy a Veev home unless you've got a "No subscription fee" clause in the contract. I would hate to see Kerry pay to toast Pop-Tarts in his Easy Bake Oven.

      Also, have them integrate Non-Connected systems. Or make it Replaceable. Something! so you're Not Stuck with a contraption that somebody else has privilege to or you find Too frustrating.
      Personally I wouldn't want it from the Start. Aside from a Seperate Security System that I choose, Not them.

    The homes look awesome, modern yet warm and comfortable. Pricing is important. Again, property readiness is another cost that needs to be factored in as well as the price of the property when the house will be erected. Thank you. As always, fantastic video and information.

    The one thing I do not ever hear about all these "fabulous" ways to build in a factory under controlled conditions, is how does the homeowner ever get anything replaced or repaired if everything is locked into the wall or other units of the house in the factory? How easy will it be to repair anything with these builders if things don't work say after the first 30 days of completion and installation?

    Veev has my attention. A prefab home with smart tech is an attention getter. The home at 2:02 really made me sit up and look closely. Wow. That’s gorgeous. I can only hope that they’ll ship to the east coast eventually.🤞🏽
    I always pack twice the ginch I need when traveling. Call me paranoid. 🤷🏻‍♂️

I'm with you brother, that modern California vibe is my thing, I'm still hopeful that I'll get to build the mod prefab of my dreams for the cost of buying resale here in California- I'm in So. Cal now, but I'm moving to the Humboldt area as soon as I find/build what I'm looking for. You're my go to prefab guru Kerry, I'm counting on you.

    Kerry, again. Great job. The homes look great. I like the process of imbedding the wiring and plumbing, if done right all that can be pretested to avoid any surprises once set up. I’m sure you get as many comments about pricing as you have highlights in your hair.
    Nonetheless, great job sharing the information.

    Inspections could be an issue in many jurisdictions. Electrical and plumbing inspections typically occur prior to the wall being closed by plasterboard or other surface finishes.

      The company should have those approvals listed w/documentation by location. Or the ability for the buyer to arrange approval from a on site inspector.
      This build looks very good. Not sure how much of an issue could arise. Looks higher grade and A Lot more consistent then a crew of hammer swingers out in the rain.

    I like the modern look but not that it’s smart home. I lived in one for a year and was sick the whole time. Something to consider

      I'm not a fan either. It seems like a fragile solution that's vulnerable to power outages, internet connections, higher costs to fix when things break, and an invasion of privacy. I don't mind turning on my own lights and managing my own heat and AC with a thermostat. Simple design is more robust and cost effective over the long run. If they can make units without the smart home bells and whistles, that would interesting.

    _Please visit them, Kerry, and get into the deep, deep weeds about those pre-plumbed walls, and how the pipes and wires connect continuously between each panel and the adjacent one; how they make the steel frame; what the Smart home system does... and of course their pricing!_

    It would be great to have a modern looking home suited for the common 50×100 lot, leaving room for a driveway. That can be fitted to an original foundation.

    Intended to start a build last year. Didn't happen. Still having price gouging and supply issues. I can't have that. Also, current codes have added multiple thousands in additional required building costs. A lot of these codes should be "optional". The hard wired bathroom exhaust fan that runs 24/7 because the house is required to be so tight defeating the reason for a tight home in the first place, is the first thing I'd unplug. The rain screen, totally useless and for where I live in the woods but makes a nice home for critters and bugs and spiders creating infestation and moisture problems down the road. Blower door requirement? Are you kidding me right now?!!! Yes. It's required but should only be an option. Indoor water sprinklers for fire was being tried to force it into code but has failed. Indoor water sprinklers will do as much damage or more as a fire would. It's the most stupid requirement there is and I'm glad it hasn't passed. That'll add thousands to the build alone if it ever passes. Probably cost more to insure also, because of the damage it has the potential to cause if it leaks or is accidentally set off or goes off on it's own. Just gobs of extra hoops to jump thru for the builder while contractors and suppliers unnecessarily soak more money out of the industry/owner.

      As a New Home Broker with 35 years experience, I couldn’t agree more. The Building Codes are insane. Why? A bloated Governmental Bureaucracy that has to justify their unnecessary position. It’s Commiefornia and the system is irretrievably broken.

    Ive watched a lot of your videos, and you know what differentiates these homes from others on the market? GARAGES!!!!!! Im a Canadian who rides motorcycles. Therefore I need a year round indoor storage option for vehicles. I like these layouts 👍

    Having a CLOSED WALL SYSTEM may bother some local building inspectors used to scheduling OPEN WALL inspections of PLUMBING and ELECTRICAL. If the local inspector cannot SEE how its assembled, they may still object, no matter how clever/cool the new method is. I wonder how VEEV may assist their clients to overcome this hurdle.

      State Inspections of the structural panels happen at the factory. Each panel has sticker that shows local site inspectors that the state has approved the build. I just went through this with a home made of a panelized steel build. My builder works closely with the CA state and local agencies.

      @@linusa2996 I have a home made out of light gauge steel panels and it has very large windows. Each room has one wall that is floor to ceiling glass and there are additional narrower floor to ceiling windows as well in each room. So it is a lot of glass. More than the typical home

    Business friendly tax codes, skilled work forces, major warehousing and established transportation/distribution logistics.

      @@KerryTarnow Phoenix is quickly becoming the eastern arm of the Los Angeles shipping and distribution network with the associated boom in warehousing.
      That and a revitalized semiconductor manufacturing hub (Intel and others) that outsourced prior to covid. It is absolutely booming.
      Throw in a large amount of skilled trades people from the housing industry and it's a no brainer.

    I like the idea of the modern controls for everything in the house. But I'm not real keen on the idea that it is connected to the internet because then the government can turn off your air conditioner they think you're using it too much. Or maybe even your water if you are in a drought area. 🤔😡

    2:26 your math is a little off. There are 245 work days a year (5 work days and minus public holidays) 500 homes a year is more like 2 homes a day not 1.36

    For me price and how many payments are allowed is the most important. I have a friend who gots scam by so called Christian church related friend they totally trusted him. His company is now bankrupted more than one hundred seventy five people are suing the company.

    Very interesting, especially this short manufacturing time. However, for me , I would go the opposite direction from any “ smart “ technology in a home. Why? Yes, I see how cool and convenient such functions can be but……. I value my health. We have electrical balances and communications in our bodies and minds, as you well know. “ Smart” devices interrupt our body’s own signaling and messaging with itself. Our bodies repair during sleep and need to have zero exposure to any electromagnetic influences that are not natural. We get far too much exposure during the day. This EMF disruption along with a high toxic load we all have from living life on this planet lead to diseases and premature death. And , what about your poor pets? They are being exposed too. Fighting toxins and EMF is a battle every day.
    Now , I do have a suggestion for your “ Easy Bake Oven” dismay. Change to unprocessed raw foods and never cook again!!!! You’re welcome. Names of websites available upon request.

    In California? Not possible: the ecosystem won't support any more people building or living in CA any longer, let alone the fact that CA natural resources are at an all time low, and cannot be replenished, even with the draconian laws that CA has tried to legislate and enforce.
