Year-over-year inflation stood at 6.5% in December 2022-the lowest that figure has been in more than a year. Inflation was in line with what economists expected and gave many of them a reason to believe that the peak of inflation may be behind us. I have approximately $150k stagnant in my port_folio that needs growth. What is the best way to take advantage of this downturn?

New landlord here and I'm using this philosophy as I built my portfolio. Would rather provide guarantees for myself and my tenants than screw them and end up with an empty property.
I have three tenants. I've only raised the rent on one $50 in the last 10 years. One tenant raised her own rent because she wanted me to know she appreciated the place. All long term and none skipped a beat over the pandemic. I'd like more cashflow but don't feel right squeezing folks. I've been told I'm a bad landlord by other investors.

"Never use margin in stocks, people think margin is free [but] when there's a correction, you get slaughtered. they sell your out in two seconds" "I never let one asset become more than 20% of my net worth"
at some point I realized I needed to start my very own brand, and I can say after years of grinding, I have finally made my brand recognizable in some degree...now I just need to look for investors to grow it...
Very inspiring video, i really appreciate it!, a little question, you said at the last minute that your stocks paid you monthly, is that cash flow coming from the dividends of the stocks or from the gains of selling a piece of the shares when you rebalance it (if it goes over 5% of your portfolio)? thank you
