    Year-over-year inflation stood at 6.5% in December 2022-the lowest that figure has been in more than a year. Inflation was in line with what economists expected and gave many of them a reason to believe that the peak of inflation may be behind us. I have approximately $150k stagnant in my port_folio that needs growth. What is the best way to take advantage of this downturn?

      New landlord here and I'm using this philosophy as I built my portfolio. Would rather provide guarantees for myself and my tenants than screw them and end up with an empty property.

      I have three tenants. I've only raised the rent on one $50 in the last 10 years. One tenant raised her own rent because she wanted me to know she appreciated the place. All long term and none skipped a beat over the pandemic. I'd like more cashflow but don't feel right squeezing folks. I've been told I'm a bad landlord by other investors.

      I do a similar thing, but every other year I do a small raise just to cover expenses inflation like insurance going up.

    “Don’t use debt to buy stupid stuff”. Yes! My wife and I had 6 credit cards and a baby to look after 3 years ago. It was a complete painful experience. Thankfully today we are debt free with focus, appreciation and hard work. Time heals everything.

    I loved this! It's the best advice I've heard all week! Key take aways:
    "every 90 days trim back anything over 5% and put it into something else... you give up some of the upside, but when the correction hits, like when Tesla rolls over and goes down 38%, you don't take the full hit because you've taken the profit out on the trimming."
    "Never use margin in stocks, people think margin is free [but] when there's a correction, you get slaughtered. they sell your out in two seconds"
    "I never let one asset become more than 20% of my net worth"

    I am so glad Mr Wonderful has such an anti-debt stance! I personally saw many people lose almost everything back in 2008-09. One family went from $50million net worth to less than $1M. Another went from multi-millionaire status to broke, and another went from millionaire to devastated. All these people could have had zero debt and would still be millionaires today.

      Principal is the original amount of his own money he put in.
      Cash out refinance is when a person renovates a house and gets it revalued. After it’s revaluation, the house should be worth more than what the original cost of the house is, which lets the person take out the difference that was made. Hope that helps.

    Just recently got laid off and it feels like i'm beginning from the scratch, i have been researching on investing and I came across an investor on an internet radio who mentioned making well over $450,000 in 3months with an investment of $230,000 I'm a beginner and i really would appreciate any insight or clue on how to make good results.       As a beginner, I took a more practical step to learn to invest and also make good profit, I began through the guidance of a financial consultant and within 2 years, I have owned 2homes in the United states and car dealership all with the an investment capital of $150,000 so it is best to invest with the help of an expert.

    Hi Kevin. You mention that if you can pay your debt its ok to have it. So if I can pay it off in the first place why borrow? Why pay interest when we can get it paid when you Investment makes money? regards
