2) what is the way to directly talk to owner instead of agent/broker.
3)what are the genuine websites to find rental apartments around/suburbs of dublin. we are ok even if it is 30/40 kms away from dublin.

Below are the replies to your queries: (Assuming you are looking for a non-owner-occupied property)
1. Your prospective landlord will definitely ask for your passport copy (& IRP card copy if already registered with GNIB), and PPS Number (generally they ask for it, for tax purposes - if you don't have one, they might still approve your tenancy under the condition of providing it to them within 2-3 months) and a reference letter from your employer. Your prospective landlord would also want to see, if you could afford the rent or not, so a payslip might work.
2. Yes, direct talk to the owner is possible, however a little chance of that (only possible if the owner is directly involved with the process). In my experience most landlords who rent their entire property (i.e., non-owner occupied), generally prefer to get the whole process of viewing, document vetting, contract signing, and transferring the keys through the agent only. Afterward, even the management/maintenance of the property is done through the agent. It is very common in Ireland, that one might live in the property for 2-3 years, and might not even know who is the actual owner.
3. I would only recommend, daft.ie for this purpose.
If you will share the accommodation with the owner, the above process might differ from case to case.

Hello. If you are trying for a Jan intake there are few disadvantages : firstly the scholarship option will be limited, because most of the scholarship application are open for September intake. And you will be out of sync graduate job market, which generally accepts graduate roles in the month of September. But if you have good amount of experience and expertise in your area you can always land on a job irrespective of the month.

It's not like people don't come here for Jan Intake, while the best time is September intake. It's just that the person coming in Jan, have to do extra networking & put in additional effort. So, you can also take your chances and come for Jan'24 intake.
