Earlier we used to have area/colony with nice park,butterflies,cricket at one corner, 7 stones ,friends,brothers,sisters etc...for free. Now we spend lakhs for this and create the atmosphere articifially

Murali anna thanks for this podcast chala baga inspire iya by his words asbl ceo his visions very nice, but naku vundi vaka dout kadu question, if u go back 2016 where these high rise boom started and so many prelunch happen but enth varaku handover echaru im saying about some builders only like canduer no one completed project like canduer 40 till now no pocession, vasavi all project middle work progress aurbindo 360life these all are big buliders statrted but naku big ? these all im taking about highrise only tellapur gopanpally some projects like honer and aparna myhome and rajapushpa and some othr projects may be completed

Very informative. But one query though, if you are providing such huge area for creches, in a matter of few years, all the kids would grow out of that age, and since there won't be a continuous births in the community which is obvious, then such huge area would end up wasted right. Please explain

Last 2 yrs na Real journey lo july -aug 2023 is peak. Recent ga IT industries WFH stop cheyyadam valla hosing market exponential ga perigindi. So flats kee demand undi. But saturation and downfall has been started and it will continue till jan'24.
Don't fall for open plots unless group ga konte tappa.
Multiple ga Enquiry chesi , bargain cehyyandi.
Monthly EMI vs avg rent , yearly rent return avg 8% untene investment cheyyandi.
Rera, avg amenities like security, Water supply, drainage, power backup, road , connectivity, locality, greenery, schools and vegitable n grocery market are the key factors. Education n health are considerably very important.
Co-working space there in Rajapushpa Provincia as well

The Vision and Understanding the future Problem and rectifying them in their projects is Great, but I think the Builders must look into sustainable way to Manage the Waste generated in the societies, like COMPOSTING the Waste inside the Societies. WASTE MANAGEMENT should form part of Urban Lifestyle.

Comparing with Bangalore he didn't mentioned Bangalore builder give extra space around and are not this huge so there land charges gets less divided . Hyderabad has common trend of g+37 and they are selling it at 10k psft that means it's still higher than Bangalore not justifyable
In Bangalore, prices for Highrises in prime areas wont be less then 15k per sft andi.

kudos to the interview, but I want to say the other side of the coin in recent research it came to know kids who are upbringing in gated communities Furthermore, living in gated communities can have negative psychological effects such as anxiety, paranoia, and distrust. Gated communities can create a false sense of security and safety, while still making the residents fearful of the outside world. They can also make them more suspicious and defensive of outsiders, and less tolerant and respectful of differences. This can affect their mental health, well-being, and happiness. everyone has the right to sell their product to an innocent customer where the customer thinks he is the most intelligent than the seller.
If the government doesn't maintain then users have to maintain. Water bill, current bill, every other bill will double. Don't say all shit to sell your apartments. What if all 1000 comes to road at an instance onto a 4 lane road. It blocks every one. Office timings are all same for every one
Ownership of a plot or land is critical than living in a high rise apartments. The simple solution is cities should have 4 lanes road every where.
Amaravati as a new capital have this advantage. But will they plan for it.
There is much land available in and around Hyderabad, theses land lord owners are making fool out of people and gulping hard earned money of rest of the people.
No municipality personell will do their job even decently when there are jams due to traffic, rain and drainage near the high rise apartments.
High rise is only suitable for a spiderman and corporate offices to a bit .
Even 10 lanes will not be sufficient. What high population density country like India needs is public transport with last mile connectivity with safe, walkable foot paths
Amaravathi is just just 54000 acres. Can you tell what is land available in HYD. Example 111 GO if they lift they will have 1.3 lakh acres which is very near to Financial district. Amaravarhi is overaated by Andhra people without out having basic knowledge on facts. Educated fools there dont know what is meant by Capital. They think capital means IT Capital. Politicians played with emotiins and fools got trapped. Capital is for Admin. Every capital cant be IT capital. Other state CM are not fools and CBN is great person.

When going with high raises please check FSI(Floor space index, which means total constructed area by land area) of the project.
Hyd has no limit on FSI while all reamining cities have 3 to 3.5 FSI.
There are higher changes in future hyd also will have same FSI like other cities.
Lets say you buy in project with high FSI by spending crores of rupees. By the time building life is over wil govt has limited FSI to 3.5 than you will end up with almost nothing and you will retire homeless.
