    Thinking about building a new construction home in Arizona? You HAVE to ask the home builder these questions FIRST. Any of the builders SHOULD be able to answer these questions.
    SUPER IMPORTANT: Arizona Home Builders WILL allow you to use a Realtor® and will even pay them so you don't have to! Your agent should ask all of these questions on your behalf.

    That’s why you become your own contractor!! It’s work but it will save tons of money! No need to have a license. You pick your professionals.and your the contractor

    One additional question to ask about the HOA is if there are any extra dues/fees that need to be paid at closing. I signed the contract on a new build last week and I just discovered in the public report that at closing I have to pay an additional $1400 to the reserve and working capital funds for the HOA - due at closing. Ugh. Another good question is asking if you can see the public report upfront before signing the contract. there is a lot of great information in there about the community and surrounding areas.

    When I purchased my spec home, I got some upgrades that I wasn't expecting & some upgrades that I thought I was getting, I did not get. It was pretty much a "wash", & I am having my "missing upgrades" added within the next few weeks. It is very difficult to read those spec sheets that you get, plus I was given some inaccurate info, but I am very happy! I read all 90 pages of the CC & Rs immediately. There was nothing too restrictive for me.

    I just want to know why doesn't the model home builder include the full amenities that they put in the show home in the base price of the home instead of letting people do individual upgrades.why don't the builder just add up the features included in the show home and charge according to that?

    What I like About USDA LOAN YOU DON'T HAVE PUT ANY MONEY DOWN. JUST WORRIED ABOUT YOUR CLOSING COST. AND WHAT WANT ON THE INSIDE.

    In my case we paid 750 for earnest money and 400 for a couple of upgrades. Building started a week later and 1 month after the foundation was laid the frame is nearly complete.

    Can you speak to the problems we are seeing online with poor workmanship and the problems new homeowners are having with leaks, the cheap materials being used .

    Here is another question, is there a pending acquisition! They may not be able to respond to that, but would like to share our experience. We signed an initial contract in Jan 2021, design center in Mar, closed end of Mar 2021, builder was acquired in May, permit was issued May 24, 2021, and pre construction meeting and broke ground early June. We didn’t see personnel changes until later in the year with a new supervisor and regional manager, same salesperson. Windows have been the major delay and we now have a date of Mar 2022 for window DELIVERY. Did the order get placed in time, they say ordered in May 2021, and Inknow there are supply and labor challenges, but many other homes have since started build in our area and have received their windows. What about us? Lots of prayers but it is a tough time right now, we feel lost.

    Can you tell me what you think about Pulte home in Florence. Del web anthem Merrill ranch. We are looking to build but reading a lot of negative comments regarding their home builds. Can you tell me if they’re a good builder?

      I have not experienced anything negative with Pulte there or anywhere else. I think you can find negative reviews on any subject if you look hard enough. If you do not already have an agent, give me a call. I'd love to help! Oh...and thanks for watching!

    I was just In Queen creek and San Tan Valley just yesterday, and only went and looked at new builders, Richmond American, Taylor Morrison, DR Horton, Meritage, Pulte, and finally Fulton.
    Can you please compare these builders, please?

      That would require a lot more detail than I should go into here but I would put Fulton at the top of the list, Richmond at the bottom and everyone else somewhere in between. The bottom of my list still isn't necessarily a bad place. There are a few builders in the area I wont even do videos on.... Reach out directly if you want more info.

    Thanks for this. Question, have you heard of builders charging VA buyers a fee for the builder to carry the end loan? A particular builder has a 10k “VA builder fee.” That’s on top of the EMD and lot premium. Should we be concerned?

      yah, i think that is normal - I think it is for everybody. I am pretty sure the pandemic had something to do with that.

    I have a question: In order to roll the design center upgrades into the mortgage, would you need to pre approved for an amount above the homes asking price?

      The "base price" is the price you will see advertised on the internet and on price sheets and that is for the home with all of the basic standard features. Most people spend an average of 12-15% of the base price on upgrades. Also, most lots will come with a premium attached to it as well.
      So...Base Price + upgrades + lot premium = Final Purchase Price and that is the amount you need to qualify for when applying for a mortgage.

    Can a buyer use their own lender at a new builder? I’m in AZ and some say you must use their lender
    I don’t want to.

      Generally they builder will require you to get pre qualified with their lender but there is no requirement to actually use their lender for the transaction. However, to take advantage of the builder incentives, you do have to use their lender. Generally, an outside lender cant beat the builder's lender once you add in the incentives.     Hi John, thank you for the video, I recently decided to build a house North West suburban area of Phoenix .. my realtor has " Warning ⚠️ me about builders not doing good job anymore due to getting rushed to finish the house and cheap quality materials even when buyers pay for premium material .. realtor said that after few months form moving in " either sewer blown-up, drywall falling down and some instances the roof claps , windows cracks and etc.. is this true ?

      There will always be mistakes made and defects that will pop up, no matter who the builder is. Thats why they give you a warranty. That being said, Ive never seen anything as severe as what you are describing.

    This information was not a secret, just basic information. A good video with the wrong thumbnail. Also I am building a house without a realtor and saved 15 grand. It's not a myth.

    Realtors have always been attempting to worm their way in for a piece of the action with customers who deal directly with home builders.
    They attempt to have you think their commission is already built in.
    As for the deposit money, its law in most states that deposit money is placed in a separate escrow account.
    Fact is that many builders are also Realtors.

      Hi Ernie, thanks for watching. In the resale world, earnest money does go into a neutral escrow account but that is not the case with production builders. I can show you contracts from every builder here in AZ where it specifically states the money DOES NOT go into an escrow account. Not sure how it works in your state however.
      And, builders are builders...not Realtors. But they do have sales staff who are licensed agents (it's the law) but they are employees of the builder and so their fiduciary responsibility is to their employer.
      And....long before the builder ever breaks ground on a new community, they have already factored in their expenses and one of those expenses is the buyers agent commission. The price of the home is the same to the buyer whether they have an agent or not but without the agent, the builder just puts that money right back into his pocket.
      So.....As a buyer, you have no out of pocket expenses for the use of Realtor AND you have an advocate on your side with a fiduciary responsibility to YOU and not to the builder.
      Just wanted to clear up a few areas where you misspoke. Hope you keep watching!

      Neighborhoods without an HOA are very few and far between and in most cases much older. They are pretty much unavoidable these days.
