    Also known as fee simple absolute, this form of ownership is the highest form of land ownership. If you own a property that is free simple absolute, then you have absolute right to all real property including land.

    Canada has free hold. America has fee simple. Big difference, never let anybody tell you they are the same! They are very different.

    Love how you break it down. now you mentioned two other types of fee simple. fee simple defeesable and simple fee life estate?. can you make of video explaining those? I'd really appreciate it

    I don't understand how something can be considered fee simple if you are still subject to encumbrance by the state

      I concur!
      I would like clarification of this too please!
      For, if one “owns” (although one never “owns” any land, ever- what is paid for is the right to its use) then how can one ALSO be obliged to “comply with state laws”?
      Which, change often.
      so, what laws apply then, if one “owns” their land outright, in encumbered, say... 20 years ago, but, new state laws are brought in, that were not a requirement 20 years ago...
      Such as council rates/taxes.
      Does that mean that one must NOW pay them? Or, would one be exempt?
      Please offer some opinions only, I am not seeking legal advice to be clear.

    Fee simple absolute is still a State granted "privilege", meaning you still pay property taxes. Allodial Title is absolute ownership.

    Can you apply fee simple in a HOA? If you own a home but it's in a HOA isn't it subjected to the rules of the HOA? Thanks in advance. So far the explanations are very good and i have subscribed for more learning.

    Whoever likes fee simple, than you will love an allodial title! He won't talk about this I think, because this is the best period. The questions is can you get one. You own nothing! Land is everything! With out an allodial title you own nothing. The bank owns you! Even after paying your death pledge.

    A couple owns a property, and once one dies other gains the property in severalty, what is their current state of owning the property?
    1. Life estate
    2. Joint tenancy
    3. Tenancy in common
    4. Fee simple

    So fee simple estate the same as fee simple title ?
    If i buy land in fee simple and i then own it absolutele payed with cash but then why am I told that I have to apply/beg to local council for planning permit then apply for building permit and so on ???
    I believe that im only have right of use with conditions attached.
