  • In this video, I discuss the most important features to look for when buying a piece of land you plan to live on with your family.
    There are a number of things to look for when buying rural land and if you've never owned any before, these things may not be obvious to you but could have a significant impact on your enjoyment.
    There are pitfalls to avoid when purchasing a piece of land that are un-recoverable. I'm hopeful that in bringing them up in this video, we'll save you from some costly mistakes.

    If you can find an old place that was settled in the 1700s or 1800s, it will have all of these things. My place was settled in the late 1700s and we have 4 dug wells, one drilled well, great southern exposure, 5+ acres of field and 20ish acres of river/swamp out of 54 total. We have a lot of softwoods and while I’d like more hardwoods, that will come as I continue to manage the woods. There’s plenty of beech springing up for me to take (deer don’t like it, so it has an advantage in regeneration). Otherwise my mature hardwoods are predominantly red maple. I’ve been getting seedlings from the NH forest nursery (they’re a great deal btw), and I’m trying to propagate my own sugar maples in a seedling bed this year too. It’s all about management!

      @@Academy_Farm Patience, yes. Youth maybe not… I’m 38, so any tree I plant I’ll never get to use except for a little firewood when thinning.

      Truly depends on where you are. Half of what you list is not native to NH. The most productive thing around swamps by me is red maple, and that’s my bottom of the barrel firewood at only 18 million BTU per cord (compared to oak/beech/sugar maple at 24 million BTU per cord). There are benefits to wetlands and swamps, but given a choice, I’d take upland over wetland every time. Lots of regulations surrounding what you can do in or near wetlands (almost nothing!).

    Wow... you could run a micro water hydro turbine off that creek, maybe even a water sawmill.

      That'd be ideal! They used to do it; there are dam ruins on the property.

    Hey Mitch, great list of check boxes! We happened to have not much choice when we came upon our property 3 years ago and I knew nothing about rural life but it was try to outbid others and thankfully the land was "cheap" because it had a horrible house that was falling apart on the property. Luckily we hit most of the check boxes you mentioned and we are loving every single minute of it! Congrats again on hitting your 1k subs this year! Hoping I'll reach that goal next year!     I don’t know if you have said about your property but would like to know how many acres, how long you’ve lived there etc. We are just over a year on our 10 acre homestead in NW Missouri. 🎄Merry Christmas!
