- Today we visit with a American house builder that has built a brand new home for sale in the Philippines. We do walk through this brand new home and all of it's features. No corners was cut building this home and the title is clear ready to transfer easily to the new owner. Three bedroom, 2 bath , swimming pool and a open floor plan of spacious living space. Quiet community on a beautiful road with views of the large mountain sitting as a backdrop.
We are a Fil Am couple sharing our lives between living in Texas USA and Iloilo City on Panay Island Philippines. We share dealing with two different cultures, building our solid concrete cast in place home beach side and exploring/ seeking new things. We hope you enjoy and join to be part of a bigger family here on this channel.
Thank you for being apart of our channel and lives.
James and Melinda

tell them part that non citizens can’t own land . buy the a house that you don’t own the property it’s on
We all have heard this one million times and one million times we will reply with this: Do you truly own land in the USA or other countries? How many times has a divorce come along and the man or woman loses everything no matter who's name is on the title? Same here .. this is a communal property government and believe it or not foreigner spouses do get awarded estates here in the Philippines. It all begins with doing your homework before you buy or build. Now you buy it all in her name only and even BEFORE your even married well yes you was a dumbass from the get go and setting YOURSELF up for a loss. But..... not everybody is a dumbass or goes through life making bad decisions. For instance Melinda and I have been married for a few years and been through some testing times before we bought and built. The property was bought with her and I in a legal contract as to the terms of the property if we was to split. All permits was in my name and I am the lead name on the title. I DO HAVE RIGHT as a foreign spouse here in the Philippines and I know the laws and how to exercise my rights. That is the key anywhere no matter here or in the States. It is all about how you handle your business before you start. Dont marry a 20 year old bar girl and expect things to never go wrong. They are well trained to do one thing GET YOUR MONEY. Julian has been married 18 years with 3 kids...... do you think he is worried? Same for Melinda and I. We have a real marriage not a semi slave situation..... Do you want to know what I mean by that????? You find and married a impoverished low educated girl who her and her family is desperate, you keep her pinned down and never ever dare to bring her to your country or allow her to have independence to drive on her own or have her own money. You basically enslave her to your hand and wallet to do what you bark out or she gets no coins from you. She gives up her pride and dignity to be your young slave so she and her family can have a chance at something just a little better. In the end the young girl would have been better off without those things and just lived a happy but poor Filipino life. My wife was proudly brought to the USA. She was allowed to go as she pleases and make friends. She was allowed to make her own mistakes. She was allowed to go out with her friends without me checking on her every 5 minutes. Why because she is a human not a slave and we have a real marriage. We together chose to return here to Pi where she has a drivers license and freedom to come and go same as I have. That is a true marriage not suppression through the wallet. I have found most men who worry so much about this Foreigner can't own deal have worries because they know their shit is not real and they do scandalous things that will risk them losing their ass. Julian and myself like many others have rock solid marriages and no worries.
Through answer, question: is the land on a 25yr lease so your just buying the house?
@TexasFilipino 😆 thanks for the quick education. Yes I said that with my southern accent
Everyone says they have a good marriage till they don't 😊
Well said sir.@@TexasFilipino
We built our home in Zambales with 4 bedrooms, big kitchen and dining area 3 bathrooms for just 70k dollars and built to last…all concrete..
I also find it overpriced, having friends that built in Dauin and got a lot more house and land with pool for the same amount of money. Not impressed.
@@traderpusa4004me too, way overpriced. Not a fan of any of the tile or layout
People, he isn't trying to sell it at cost: this is his business. Think of Donald Trump.
Omg those tiles 15:32 is way too busy, we all have different tastes indeed😂
So glad to see Julian back on his feet, after what he went through! 👍
Nice build...Good house for someone surely...He's done a great job...
👍😎👍
Nice to see you guys get together! Thanks!
Beautiful house. Thanks for showing.
Great Video James , Juells Was A Great Builder , Husband And Father ! R.I.P. Juells You Are Missed ! 🥰🥰🥰🙏🙏🙏💯💯💯
Yep, watched that house build, beautiful home, pretty standup guy too, much like you James. Also followed his medical struggles with GBS and now liver cancer, so sorry for him and his lovely family, truly wish him the best, he's in my prayers.
So hard to believe he’s gone.
I really,admire your building knowledge,Thank you folks
Nice build
Very nice Julian! Really great to see you up and about again. Thanks for the walkthrough James!
My pleasure!
Great to see Julian in good health. 🙏👍
There he is! Ha! I stumbled across that dude and watched just a few videos of his before he got sick and then I saw the house. I never subbed to his channel and couldn't remember his name and couldn't find him to show my wife his build. Juelles built a cool one there for sure. I'm a big fan of single story bungalow style homes if you're ready to start on mine James!!! You guys take care over there and be safe.
Both were True legend expats with a good intentions. Thank you for the info and the "teachings" for our locals in powertools operation and work efficiency.
Nice quality build. Interior isn’t my style as it feels like a function hall inside. Love the ceiling, don’t love the floor tile choice. Good to hear he is back on his feet and ready to build and do his next flip again.
Hey, good to see you up and on the mend. Jules.. Really nice work I like the House
Very nice house. Love everything about it. Would love to have one like this built.
Woo wee glad to see you’re doing better my friend. That home is beautiful minus the tile.😅
That's so cool that Elvis is his son! WOW. It all makes sense now. Elvis is as cool as his papa. Great vid James!
So glade your better Julian.just got done watching. Paul. Talking with him.nice place see he put a lot of electrical outlets. On the walls. And they’re low. lol.i like the tile. Really nice looking.james. Was the walls pour concrete are block.
Wish I would have had more time to meet everybody when I was there. Incredible what you can buy for 200k. Having the correct tools makes a world of difference.
Great work
Thank you both for being open, and more importantly teaching people.
Tools are not as common for a typical household..mostly because of budget constraints, so thank you for being patient
Yep a good circular saw could be most of a months wages there. A hand saw is more realistic. In the PI there is much more time than money.
Personally not a fan of those tiles in the house. Okay look for a half bath, but not the whole house. Especially since they dont book match. Good to see hes walking around. Also good to see its got that lazer proof blue roof.
Hi James and Melinda and Juells my friends good to see you guys.
Absolutely Beautiful!
Dauin place also has a beautiful diving spot dumaguete has beautiful mountains waterfalls many beautiful nature love the place

Beautiful home. Reasonable price.
Injoy
Very fair price for this house and lot..you are very correct on the title, most people don’t know about this at all..
Hello from Chicago Illinois Richie Rich in the house. Happy Tuesday morning to everyone
This is awesome. Thanks for helping Juells out!
Our pleasure!
Beautiful home! Appears to be solidly built and a nice design! A loour busit better than some of the ones around Manila that are even much much more expensive! Great job! Am sure your business will just skyrocket!
Very admirable gentlemen. You acknowledge the skills Filipinos can bring into the building concept and their love for artistic design not here in the west are not adapted too but overall it’s really the collaborative venture of exchanging great ideas. Climate / weather as you know is a big factor there so you ensure that houses or buildings are built on good solid durable foundation.
Thats a beautiful one
It was great to see yall talking I have both Texas and South Carolina accent. 😆 🤣 it was really good to see yall get together and talk about construction great show 👍
Now that is a real pool..nicely done. Thanks for sharing.😊
Julian built a legacy home. Rest in peace.
I might contact the two of you once I have projects coming up bro, I'm impressed , thank you fr sharing this Texas Filipino , Keep building guys ;)
Great 😊 and beautiful house.. that’s only I can say..😊
40:55 Upon hearing you say that, I immediately thought to that Oscar-winning actor who likes to use that same expression. 🤣🤣🤣
BEAUTIFUL HOME !! WOW !! :O
Nice place for somebody, glad Julian is doing better health wise
Nice he did a good job beautiful. You did a good job on your house Juells looks like your crew learned well . Good luck I'll pray that you sell it bro 😊
Love it besides the floor.
Same here in Thailand.
As a retired builder from Australia l have just finished my house here in Thailand. I did the same, built the Thai way with some western design. Agree 100% that in some ways the Thai construction side is better just no attention to detail.
Enjoyed the video 👍
Alright alright alright, clean build, props…
Hello thumbs up have a nice day new friend watching this replay sending my support keep safe see you around
MANY THANKS
You build a very beautiful, functional home,,my hubby used ti be a builder here in Canada, and i had background in RE>,so ive seen lots of Canadian home builds
Juells passed away. Glad his kids and wife can decide what to do with this property now. This property was his pride and joy. Quality isn't the first thing that comes to mind with most residential properties in the Philippines. This appears to be a step above. If they decide to stay in the Philippines, they have a property that will last them years to come.
Beautiful house sir
There are 2 ways of paying for labour. The daily wage or a project contract. Have them quote the contract per project and negotiate. This is better than paying them daily unless u r like james who is the foreman and is actively involved. Reason being is that they will drag the work out so they can maximise what they can get from you.
That's a great deal for the land, house and pool!
Excellent build.
Greetings from a fellow Texan with a Filipina GF planning to move to PH eventually.
Beautiful home
This is first house ive seen that looks western and nice
10.5 superb build
New subscriber here..
Wow..This house it's very nice..
This kind of house design is what I am looking for❤
I have enjoyed his channel. It has been good to see him making a quick mend.
Absolutely

Loved this, thank you. New to your channel~
Awesome! Thank you!
As someone from Texas it's good to hear people there that sound just like me
Alright Alright Alright i love it
If ever you have some free time James, I would like to see you and Melinda visit The Armstrong Family in Vigan, Ilocos Sur. They're building homes over there and started their own construction company.
I watched the entire video...this is a beautiful house a purchase without much thought.
It really is!
I would love to own that house in the US!! My house in the US is twice as much and not even close to as good.
Quality house, no cheap materials.
Looks like a great place 👍
It is!
Nice place….
Life goes on man, life goes on. I'm happy for him
Great price!!!
Welcome to the Philippined🎉
Mabuhay❤🎉
hopefully you're still doing your thing in a year and a half or so when we move to the Philippines! I'd love to have a quality home builder I can trust to build our little two/two with 100% of my American standards of living!
Nice price 👌
Beautiful house!
It really is!
Nice 😊
good morning
@@TexasFilipino good morning brother that was a cool house and nicely built would give me a peace of mind versus what I’ve seen. Good price and can leave it for the loved ones. How you doing brother you moving aground better.
Dude I am doing so good. My weight is still dropping and energy is up. Clear mind too. Just bought a big gym set for the casa here. All this protein has my body craving to burn it and turn it. Hope we see you soon.
Nice 🏠. Im retired USAF, maybe ill have a house like that when i decide to go back to 🇵🇭. For now, im staying put in TX, USA 🇺🇸
You forgot the front view of the house.
that is the front
@@TexasFilipino Yeah I guess you're right, there was no other entrance on the walk through. That design just throws me off. I just keep seeing back yard. Different strokes for different folks I guess. But a nice home regardless.
Very nice house and the interior is definitely better than most Philippine made houses. There's a touch of Texas in the interior and exterior which I really like.
MANY THANKS
There are a lot of nice houses in the Philippines, if you can afford to buy.
great video by the most UNDERRATED Vlogger on CZcams. I built In Angeles 3brm, 2 bath in 2014 and own a luxury condo in Angeles with 4 rentals in usa, and this is a fair price. If I liked Duma, id seriously consider.
The electric bill is cheap with the pool and ac units..Not bad your area company seems like way better than most..😊
When you build to sell avoid bold and busy colours. Those floor tiles are ugly and all those brown doors..no !
You know during my childhood, I recall my dad never had problems finding the best carpenter or mason coz there's so many of them best artisans where we live. Nowadays its so hard to find skilled workers coz we lost the best ones who chose to work abroad. Now that you guys chose the Phils. as your home and built really good well constructed houses. Wow Thank you for sharing your skills, know how to my countrymen.
At roughly US$200k, that’s a steal!!!
👍👍
Nice house! And good price. Either of you interested in building on Cebu?
just some good ol' boys......never hurtin' no one........😂
Lovely house,well built,,nice location,did you say it's 18x44 ?,it sure looks larger,coz it's on one level
That was just the front room
very nice home. but ill continue to rent.
New subscriber....
Thanks for subbing!
I remember being more afraid of teaching someone to use a skillsaw than they were using it, haha
DAMN STRAIGHT
My fiancée is Filipino. And we leased land in Baler in the Luzon Providence. I was wondering, is it better to use forms or the new solid block. I also one of the concrete roof, but the house is bungalow style. Which is better? This is Anthony from Texas.
If you don’t own the land don’t build..you can loose everything very quickly..get a good lawyer and talk to them first..😊
this dude is cool af
DEFINITELY would buy a house from this guy in P.I.
Very nice quility home.
We agree!
Smart man for not showing upfront the house for his safety and security from the intruders!
there is no front
Great singer RIP
Good luck with built in this humidity with no ventilation. Mold will grow quicky. I just experienced it personally in a new construction place I was renting.
Air conditioning pulls the humidity out. Our house has no mold issues butour old house did. One reason is because they dont put a barrier under the slab. This pulls ground moisture through the slab into the house.
Guess your eyes need adjusting as it has soffit venting and gable perforated so hot air is released.
@@TexasFilipinoTHANK YOU JAMES.SOME THINGS WE BUILD ARENT NECESSARILY UNDERSTOOD BY THE WEAK MINDED
@@screamdreamer , I would be very interested in you considering me as a potential expat to work with...I could not find an email address on your channel to reach out to you...would you suggest that I email James to get your contact details?
