    The dependency on foreign currency is a major problem. More particular in U.S.D. Even hotels in the country are charging in dollars. How many 9-5 ppl in the country gets paid in dollars.... it seems like businesses and real estate developers are tailoring their businesses and developments for diasporas and foreigners. Something have to give. We cannot continue on this trend and expect foreigners to respect us

      Jay,sometimes you guys should ask questions.the reason why the dollar is used is because the dollar is stable and the cedis is not.

      @@marshallsackey1229 ask questions, stable dollar....you don't think ppl already knows that.... inflation and currency depreciation, how does that affect the average worker in the country.. do you think their employers think about them when that occurs. Greed is the quintessential root of all that, my guy.

      @@jazzyfour if people knows that then there shouldn't be a problem.Russian business men are running to buy the dollar why not the Russian currency because it's more stable.The cfa franc is peg to the euro,that makes the currency more stable.since January 2022 what percentage points have the cedis depreciated,soo much if this house was $53,000 in January about 355,100 cedis how much do you think with the depreciation of the cedis will it cost.
      My guy,sometimes let's be realistic until the cedis is relatively stable business will still continue to use the dollar.
      80% of all building materials in Ghana are imported.let that sink in.

      @@marshallsackey1229 I must have touched a nerve huh... Either u own this property or one of those I was referring to. Look, I don't care about what's going on in other countries but I care about what's going on in my backyard, my neck of the woods. The average university graduate in GH can barely afford transportation to go to work let alone buy a house. And if for some miraculous way, they are able to save enough to buy a house, they now have to contend with a foreign currency instead of the one they earn their living with. How is that fair. . Its nothing but a form of gentrification. We cannot make our community too expensive for the ppl we are supposed to care about. Its incumbent upon us to make life easy for our ppl. Mighty dollar is not everything. Can u dig that..

      @@jazzyfour I think you're not listening. The price is in dollars you don't buy it with dollars they will give you the cedi price and that's what you pay. If they put the price in cedis the next time you ask the price it will be a different figure. If you're complaint is that the cost is too high ... Well that's real estate. That's why people have mortgages everywhere. In other countries ppl but houses using credit not cash. And most people in a major city especially capital city don't own they rent. Whether its London, Tokyo, Pretoria etc. Its the same everywhere. Average wage in London is 36k average 3 bed house is 450k...you're mortgage us for 80yrs

    I’m so in! Finally something really affordable. People think you live in the states you have money. But the average one of us are regular working people just like in Ghana. It’s just the cost of living in the states is really high especially where I live in NYC. Thanks for the video.

    I do really like watching your channel. You really do provide detailed information.
    My living room is not even 1/3 the suze of the one in this video. The amount of building TLC we have out into this house. Building, not getting the builders in, diy alot.
    Many rooms have ample size in Africa. Always telling my friends we have en suites back home.
    Very good price point for that size, the atmosphere, sun, parking. Very good to be honest.

    Great deal and especially love the colors!! Represents the vibrancy of our culture and tropical climate and aesthetic. Dawhenya will explode especially once the super highway to Togo is completed. Great deal as a starter home or investment property for vacation rentals.

    When you don't have any manual skills just like any where else a home can be very expensive but if you are in a common unity working as a team it can be much cheaper it is the only way to have a home you have to have the same mindset a good mindset to move forward

    This is one of the best homes I have seen for that price point...I am really impressed with the workmanship. Sometimes when a house is affordable, the workmanship is usually lacking, but this house is clean and well designed. I wonder if there are maintenance fees involved?

    I love that Africa is finally taking real estate seriously, but we need to tone it down on those exterior designs, I feel like there's too much going on when I look at these houses and many of the gimmicky exterior design features don't seem in my opinion to be functional, they are just there being kind of an eyesore! and some of the color combinations, oh my goodness, looks like a cartoon village. 😂

      P!😂 The exterior designs and the colour combinations give me headaches😂 It's such a good product internally, the size and finish for the price point is great but the exterior. The 2 bedroom detached is a little more expensive but that design is much better. I don't think the colour will change though😂

    but just to let you know the darker kitchen and the dark doors are nowadays a no go for small spaces. modern it should be like the outside gorgeous design. the price is good but the windows it looks like you sitting in prison is it necessary? or any options equivalent to it to not have the crossed protection thing inside on the windows for a better view? or it is a must in that area?
    other than that a lot to see and it is interesting. but still small.

    Living in USA, that's expensive. You an get a 2-story house with basement for $60,00USD. So this 2-bedroom flat cost $53,000USD. You have to put down half which is $26,000 and pay $2,944.44 a month over 18mos. Is this USD or Cedis? If USD, that's high. Also, the houses are too close with little privacy (noise). They're almost like rowhouses in USA.

    When It comes to the hot water it should be designed that you will use the sun during the day to hot the water there is plenty of fig method of doing that on CZcams and when I get to where you are I will show all to anyone that wants to know

    Land and Property in Accra are over priced.It is easy to acquire real estate Property when you are oversea or do business.What about graduates making as low as GHC1000 a month as salary.How will such people build house for themselves.It is crazy.Most lands in the outskirts of Accra ranges from GHC40,000 upwards.As for Accra central we are talking about thousands and millions of dollars this is ridiculous.

    Why no appliances in some of these homes. It makes no sense. Too much tile in the kitchen. Left over money could of been use for something else. Very cute but I would like a back yard and too close to others.
