After a bit of experimentation, I have determined that each room is a store of money but not of town worth. Your town will not lose value for selling rooms. Items are a store of both money and town worth, so that when you sell items, your town value will go down by the cash sale value of the items. I have yet to determine if town value can ever get to zero or lower, or not. It is possible that the town value is entirely based on the value of your entire inventory (placed in and around houses, or in your bag). So, if the property is not completely bare, which is to say all rooms sold and all items either sold or stored, you may be losing more town value than you gained, as I do not believe the demolition refunds still-placed items to you as cash. After one more "flip" of the property, you spend 9000 to make ~33290 in sale value from rooms and 37246 sale value in items. Your town value goes up by 5000, then loses 37246 from selling items for a net loss of 32246 town value. So, it appears that there is a very real possibility of zeroing out your town value unless you are keeping most of the items. I don't think that town occupancy maximum is capable of going down (I'm currently at 2 or 9 people). So, results of that remain to be seen.
Cross-posting the following comment from the previous video about this method because I didn't realize I was posting to the older video. One trick I have learned is that when you sell a room, all the stuff in said room goes into your inventory ALL AT ONCE. Granted, you're not getting the cash RIGHT NOW for all those things you would sell, but it's FAST. Also, you're still making money at a rapid rate, so you can probably "flip" more houses more rapidly while still accumulating all these commodities in your inventory that you may or may not want to use in the future. And if you decide in the future you still don't want them, you can just deploy them and sell them later. Having a stockpile of fountains and statues worth 5k each can be valuable later on. It may be a slight nuisance to have to deploy and sell all the things worth 10 each, but that's still an option during downtime later. The outdoors stuff you still have to choose to keep or abandon. But, it's easy to collect the valuables and save time leaving the rest to demolition. If you're not building on the plot where it takes 5 minutes to build, it might be more worthwhile to sell each thing individually instead.

You donât have to start over. What youâd have to do is demolish all the houses on your game and thatâs if you are not worried about your town value going down. When you demolish all the houses on you game including houses in Mysterious Island, Sandy Suburbs, Sim Town and Downtown, you will get the Japanese retreat house for a low cost. The more houses you build will cause the prize to go up for the houses, so if you demolish every house in every town the prices will go back down. Hope this helped đ

Yes. Demolish all your houses and leave only two. The third Lot will give you a Japanese retreat home for 9k. The forth lot will give you for 19k and you will still make profit from it. Whichever you prefer.

Using cooking to level cooking skills on your sims (use fastest cooking tasks only) and resetting/restarting their cooking skills when they max out, the +10k town value at level 5 and lifestyle point at level 6 will stack up and mitigate or stop town losses from flipping. I accidentally started new goals that put me beyond being able to keep flipping. But, I still have a fair inventory of sellable stuff when I need to bankroll something big. But that also will run out eventually. So, if you are not ready to progress deeper, cutting off this funding source, be careful what tasks you start.
