    Are you thinking of moving to Bella Vista and are wondering if it's the right place for you? In this video, I'm going to walk you through some of the pros and cons of living in Bella Vista, Arkansas. From outdoor activities and location to housing costs, we’ll take a look at everything so you can make the best decision on where to settle.
    The first great thing about living in Bella Vista is recreational activities. If you love the outdoors, you're going to love Bella Vista, home to seven lakes that residents can use for fishing or water sports. Loch Lomond, Lake Windsor, and Lake Anne are the only lakes that do not have no-wake regulations. Loch Lomond is the largest of all the lakes and is the only one that has a full-service marina.
    There are also seven beautiful golf courses in Bella Vista, five regulation 18-hole courses, and two 9-hole courses. You can also find 149 miles of world-class mountain biking and hiking trails throughout Bella Vista to truly enjoy the beautiful surroundings.       @@naturallynwahometeam I know it sounds weird, but having to hop in the car then drive four plus miles to shop at the nearest convenience store might not sound like that encumbering of a "con" but it is. While living in most American cities, the nearest convenience store is like a mile away? It's really nice just to be able to walk or bicycle over to a local convenience store, grab that loaf of bread or pop or milk or whatever. Bella Vista needs about twenty more convenience stores, spread here and there. But noooooooooo

      We just bought a beautiful well constructed home built in 1990 in BV last year and we are leaving Colorado - Its just too beautiful not to be there- too much aggressive energy in Colorado - The kind people alone will sell you! - and you can’t beat the Ozarks! Table rock or Beaver Lake you could literally go to Missouri and dock for dinner! I would hands-down invest in Bella Vista before the prices start skyrocketing like Colorado! If you have young kids invest in the 72714 area code because that’s Bentonville school district. 👍🏼

    Lake Avalon you did not mention is also a non wake lake. I know because I live here. Also cost of homes has gone up here. Not only the POA but we also have the ACC to work with too in order to build docks, fences, etc. Lots of rules here and not many like that. There is an East side and West side of BV that does make things confusing. We do have new restaurants here too.

      You definitely get more options for privacy/seclusion in Bella Vista due to the hilly terrain thank almost anywhere else in NWA

    Yay!! You did a video on my town. We love Bella Vista. Quiet, beautiful, safe, awesome outdoor activities, pools, great schools ( Bentonville). Wouldn't want to live anywhere else in NW Arkansas.

      Bella Vista has a few gyms that I’ve heard are pretty decent. Bentonville is just a short drive and there are some good gyms there as well

      The gyms included in the POA if you have an activity card are alright. Not as much equipment as a full gym you'd pay for, but it's free.

    How do you pay for golf? Are you a member or are there green fees? Same with lake use.

      POA members get a heavily-discounted green fee, and non-members pay around $50. You have to be a POA member to use the lakes

    I have ridden the trails in Bella Vista. Very few homes are on public sewer, most have septic systems. Not going to lie, it stinks pretty bad. As mentioned the lots slope and it not unusual to have septic liquid surface. Also the average price of home as has the rest of the country, soared. Just looking at the average price of a 1700 sgft home on Realtor, likely going to near 325,000 minimum now. The lots are very small there and the houses can be so close together, right on top of each other. There is no shopping in Bella Vista so you need to drive into Bentonville and surrounding areas to shop. Have fun waiting in traffic, it sucks. I was going to move there and was excited to visit, but after going not nearly as much. So many people in the area...600,000 in NWA. It does have many bike trails but just know like everywhere it is not utopia as many folks would lead you to believe here on CZcams. This fellow at least does mention some cons.

      The one thing I don’t agree with is that septic systems don’t smell unless there is something wrong with it. I’ve never smelled a sewer/septic smell in Bella Vista, nor have I seen a “septic liquid surface” due to the slope of the lot. But thanks for watching!

      Property Owners Association. They make sure that everyone keeps their property looking good

      The POA is the Property Owners Association, which is made up of all the lot owners here, plus some "B class" shares owned by the Developer, Cooper Communities. Despite what you may read in the comments here, the POA has nothing to do with your personal property; it only owns and oversees the community amenities and the water department. There is an Architectural Control Committee (ACC) and City that have covenants and code that govern aesthetics and city codes and they, not the POA, do apply to personal homes.     To call Bella Vista a town is just wrong. Because of all the trees and greenery, most homes are barely visible to the other homes nearby. You think you're all safe, but guess what? If home invasion happens, you might have one neighbor who MIGHT see those strangers cruise on into your home. Plus, most homes in BV are miles away from the nearest store, and there are no bike paths, nothing but narrow winding roads, with motor vehicles going both ways at over 30 mph most of the time. YES THERE ARE SOME NICE MOUNTAIN BIKING TRAILS, SUPER NICE AND FREE. But you have to drive to them with bicycle mounted on your car's bike rack, then get out, unstrap bike, then go enjoy trails. Can't really commute to your job on a bicycle is what I'm saying. Can't go to the store on a bicycle either, usually, in most places in and around BV.

      Wait, We shouldn’t call Bella Vista a town because of how beautiful the terrain is? 🤔 and Bella Vista is a very safe place to live. Most homes in BV are no more than 5-10 minutes from the nearest store. You are right about not being able to bike to work in most cases though, so at least you didn’t get everything wrong.       @@naturallynwahometeam Well, I suppose compared to the 200 most populous cities in America, BV is much safer. I lived there for six years, and have both good and bad memories of the place. Statistically, now, it's very safe. But once word gets out how spread out everybody is, home invasions will start occurring more frequently.

    Don't do it. It you buy a home here, they will put a mountain biking trail right through YOUR back yard. You'll be part of the tourist attraction.

    You need to spend more time up here.
    "The POA oversees all of the properties in Bella Vista." No, the POA oversees (owns, actually) ONLY the amenities - golf courses, lakes, parks, some trails, POA restaurants, recreation centers, etc., NOT any residential or commercial properties.
    "The road names are all Scottish and Irish". Wrong. Bella Vista is platted out into 3 areas: The Highlands, Central, and East. Only the Highlands have Scottish, not Irish, names, after the Highlands of Scotland (and it has nothing to do with golf).
    May I recommend you visit the Bella Vista Historical Museum and then redo your video? :-)

      Glenn, thank you for the comments. Maybe you should be doing videos of your own about Bella Vista since you seem to know everything about the area. If I redid my video I’d have to add a con to the list that says Glenn Smith lives there and he doesn’t like speculation about how the roads were named so don’t you dare try to make a fun video about the town.

      The facts don't care about your feelings. The POA does not oversee all of the properties in Bella Vista and only SOME of the roads have Scottish names (not Irish). Seriously, visit the museum and you can learn the facts - it's free! I'll meet you there and give you a tour of Bella Vista so you can sell properties here with accurate information. Or, join the Positively Bella Vista Facebook group and we'll teach you there.
      From time to time I meet new neighbors who think the POA runs everything here, and I've always wondered how they could have gone through the entire real estate process, with disclosures, and still think something so erroneous. Hmmmm ... maybe you were their realtor?

      @@GS-qx6cn once again, thank you for commenting. The fact is that Bella Vista has the weirdest road names in the state, and they sound Irish and Scottish, which ties into golf since golf originated in Scotland.
      And the POA definitely has a say in what people can and can’t do in Bella Vista, just like a neighborhood POA would.

Perhaps you are thinking of the Architectural Control Committee, or ACC, which is totally separate and run by Cooper Communities, Inc, not the City or POA.       @@GS-qx6cn Glen, as a current resident and landscaper in Bella Vista, I can say the POA certainly has a level of control on residents property. Many clients have asked me to take care of their lawn because they are sick of hearing the POA complain about not cutting it often.
      Glen, another example is in the
      BELLA VISTA VILLAGE, UNIT ONE
      COVENANTS AND RESTRICTIONS
      Page 17 number 23.
      This section states that any resident/lot owner of Bella Visa can not keep any animals beside household animals on any part of their property. Can I also add you can not breed your own dog to sell.
      The POA definitely controls residential property. If you still don’t believe me, try parking your RV in your own driveway. I assure you, there will be a letter.
