We were lucky, met some Bulgarians on our first visit, later we were taken to villages around the area, then people who lived in the village we liked, took us around houses for sale and recommended, the rest is history
Perfect! I would take advice from locals over expats as first point of call and trust your gut 😍
We live about 40 minutes from Varna it's probably to far from an area you are looking. But we have both primary,high school, new swimming pool in town, bakery, cafe, gp, banks. The area is also pretty affordable as has some poverty, but lots of EU money being pumped in and we love it. There is also a train to Varna too

Finding a good kindergarten for my son really our number one priority. As much as would love to live in the VT area I could not find even one English teaching kindergarten there. At Varna we can combine English with Montessori. As we do not plan to live in BG longer than two years, until his primary school. But looking forward to spend the summer months in VT, in an RV. Good luck for your new homestead.
Thank you for sharing your experience, yes we do not expect any English speaking education, we want him to learn Bulgarian in school, and we will also home educate ourselves, so hopefully he can get the best of both! Summer in VT in an RV sounds epic!

I don't live in Bulgaria but have thought of buying a house there and possibly moving
there. Being a US citizen and not in the EU, becoming a citizen is my biggest issue.
But here in the USA all Realtors have a saying, 'The most important aspect
of real estate are three things, location location and location.
In any country location can make all the difference. The basics that
I find one needs in any area are good infrastructure like drivable roads
without a pothole every foot, water, and sewage. Now their is nothing
wrong with well water and a septic system as long as they work correctly.
You also need good schools as well as good medical facilities.
Another thing is shopping. Unless you have a fully functional
farm, you are going to need to buy food. You will need things
like car repairs as well as stuff to keep up or, in the case of an
older home, renovate your home.Then there is a thing of what are
the neighbors like and how is the crime rate. A house may look beautiful
but the neighbors are a noisy nightmare and or the crime rate, especially
when the sun goes down is bad news. So it is always a good idea
to visit the property several times on different days and at different times.
Talking with people who actually live in the area also gives you a wealth
of knowledge about whit it is to live there. This has just been my
personal experience after having moved 10 times through out
the eastern USA. Oh, and virtually no place is ever
going to be perfect but if you do your research, you can avoid a
lot of headaches. I do like your videos and envy you being able to
move to Bulgaria. Bulgaria is so beautiful and has pretty much
everything from mountains to beautiful beaches, big cities to tiny
rural villages.

Hahahaha to answer all your questions- here is not like in the usa, most villages are 10-20km from a city where you have every service you have mentioned. The thing you should look for is to buy a central Street in the village or close to it, as there roads are more maintained or cleaned faster from the snow. For the crime- only one thing, don’t go around Svoge, and for the chole country - make sure to live far away from gypsies. See that is a big problem, only small amount of the villages are not populated by them. Of course not all of them are criminals, but prices speak for themselves… something else, usually if the village has schools kindergartens that are functional... There are gypsies living there. Be careful for the village dzhurovo near Sofia- big village populated with gypsys most of them ex prisoners and its really dangerous place, of course the estate agencies all ways offer very cheap and good looking houses there, considering they are so close to the capital. Just don't go there, anywhere else is better. Otherwise it depends on one’s priorities - do you want services in the village and share them with them or security is more important and is ok to travel 5 to 20km to the city for services. Me personally - second option. Good luck

probably is too good to be true and there is
something either wrong with the property and or the area. I noticed that there are a
lot of nice areas along the Black Sea coast from Varna to south of Burgas. Towns like
Tsarevo look nice. I am so amazed at how
beautiful Bulgaria is.
@@archangele1 Stara Zagora has pretty nice villages, the soil is very good there, not a mountain region, the climate is good, definitely warmer vs where I live and the Trakia highway (Sofia-Burgas) passes there so it's a good starting point for travel, Turkey and Greece are not that far away so you will have travel opportunities. There is a pretty good foreign language high school (my international French exams were there), and also I believe veterinarian institute, so if you have pets and/or you plan having animals its a good option again. The only not so good thing I have heard about the city is the night life that is not so safe, especially for women, but that's not only in Stara Zagora, but any big city I guess in the world. So as long you go away from villages that has no gypsies’ ghetos, you will be fine. Same for around the sea, but there land is not that good and it's very very expensive so forget about a big yard that won't cost you a fortune, unlike in Stara Zagora.
We found that aswell although we didnt get to look at any houses in rhe week we was there we drove around alot of villages and like you say although the house may be nice most of the villages are like ghost towns not a sole insight and if you dont drive could be very isolating if we come back we would probly go to different area x
Yes you can find that, could also be what someone else might like. That's why it's really important to consider what you want from a location first and share that with your agent or contacts to find what is right for you 😘
Lovely to see the fab weather and the lovely views from your garden. Good info re buy for the location and not for the house. Houses easier to modify than moving location. The bank account for buying the house, will we also need personal account for paying any bills?
Re learning to dive, not sure what it is like in BG, but if you can learn in an automatic, takes alot of the stress away. Can never stall it and always has hillstart assist! I love driving automatics, the left arm is free for feeding me sweets when driving, not faffing about with gear changing!! 😂😂
Yes you will need a personal bank account for residency if you go down that route as well which you can use for bills etc. Currently these bank accounts are temporary for company acquisition and they end up being closed...yes Lee drives an automatic already and that's what I started learning in, my fear is around the everything else, not the driving itself 🫣

@@mattdyer4533 for holiday or living purposes? I would recommend seeing Hotnitsa as a tourist spot and a nice village. Head over to Tryavna for a day trip as well, and definitely have lunch and a walk around Arbanasi. Kapinovo waterfall and monastery is a lovely spot too. Take the kids up to the park Sveta Gora, good for all ages. For living purposes, that would really depend on your budget and requirements, many many villages...! 5% is way above normal here. Agents charge 3% typically here in the southwest but I negotiated 2% on a purchase for a rare find in a thriving area. Been here for 7 years and have no intention of selling of a unique 'grancharitza' property...

I'm going to be interested to see how the new digital currency/ID rules just adopted in the EU will affect UK buyers interested in peeling off some of their hard-earned money for any kind of non-EU-approved purchases, like actual property.
Hopefully there'll be enough pushback that it won't come into place in reality, that's what I'm hoping 🙏

They never told us you cant get a visa Post Brexit, that is unless you have a pension coming in, even if you have money in the bank to the same amount!! I see prices dropping and this must be one of the reasons! Some people have bought a place and are waiting 4/5 years until they can get a visa !! so frustrating !
We have talked about the process post Brexit in many of our videos. You can get a visa to reside here- we work with dozens of clients who aren't of pensionable age. Prices aren't dropping, the opposite in fact.

That's ok, yes home renovations at a stand still as Lee now working full time, sometimes 6-7 days a week! We need to change location so I am closer to nurseries and schools for Hudson
There is no such think as "capital gain" tax in Bulgaria, just selling tax...do not bring concepts from UK or US into another environment.
I'll rephrase...'paying tax on the profit you have earned from the sale of your house', very much a concept here
A simple Google search will provide you with all the taxes involved in selling property in Bulgaria, including 'capital gains'. It appears that this term is widely used around the world, as well as in Bulgaria.
Shame it has no land with it.
