What we really need in Austin is to have EVERY property have wetlands and ponds to collect runoff from the streets in in front of them. You can see in several places in Austin such as Stacey Park where the city has done this. It can be really beautiful and not as gross as you might thing. It greens the lawns, saving money, while bringing wildlife and control flooding in the rest of Austin. It also cleans the water and allows it to be slowly absorbed allowing us to have clear, clean streams year-round. That water could also be used to make ponds and other water features. We could have robust cypress and pecan trees which would also cool and shade the city.

@@CensorededsWhich neighborhood? With builders, a lot comes down to who is managing a specific neighborhood for the builder. Meritage can be hit or miss. The bad news is that most production builders currently have the "You should be happy were selling you a home" attitude right now, which isn't great for buyers. Most builders are building at a scale they typically don't build at and the output is less than desirable. Because of this shift in building approach / quality Iv'e recently started doing 4-5 inspections for my clients throughout the build process. It's the only way I can be sure it's done right. You would be amazed at some of the errors we have been uncovering. I would suggest that you do something like that, regardless of the builder you use. That being said, I would ask the Meritage rep / builder if they will work with "phase inspections". Most every builder will. That means they will correct most inspection items found. If they say "no", that is a red flag and I might move on. That being said, just finding a builder who isn't doing bidding is a needle in a haystack :-)
Always do your research, homework, and due-diligence first. Asides from the failing school district, and airport 'exhaust' pollution .... make yourself aware of the nearby landfills in this area. East Austin is notorious for landfills, waste management systems, and the burning of excess methane gases (24/7). And many of them are signing contracts with the city to permit expansion (getting bigger). Easton Park is literally within proximity of Travis County Landfill (by the airport), and the Texas Disposable Systems Landfill (by Creedmoor). Is it worth spending $400K -to- $450K to live next to all this ?

Stumbled upon your channel and I’m so happy I did. What do you think about the possible appreciation of surrounding areas like Cypress Ridge given the investments Goodnight Ranch and Easton Park will be making? Or will these new developments make those areas less attractive?
Cecilia Suarez It was the ghetto. South East Austin is the worst part of Austin. I always prefer to be on the West side of 35, unless you’re central. Now, they are trying to make it nice and is a very affordable way to get closer to downtown Austin.
