Prime Minister Justin Trudeau announces federal housing program

  • Prime Minister Justin Trudeau is promising a massive federal program to deal with the housing crisis in Canada.
    The Prime Minister made an announcement Friday ahead of next Tuesday’s federal budget. But he has not said how much the new program will cost.
    Trudeau said this is going to be the greatest housing program in the country’s history.
    “Today we are releasing the most comprehensive and ambitious housing plan ever seen in Canada.”
    Trudeau said the plan aims at making housing affordable, people could own homes for no more than 30 per cent of their income, especially young people.
    “It’s a plan to build housing including for renters on a scale not seen for generations. We’re talking about 3.9 million homes by 2031.”
    Despite calling for 3.9 million homes, Trudeau’s plan would only see two million homes built while the remaining 1.9 million would come through other programs.
    Trudeau’s Housing Minister Sean Fraser gave some very slim details of the plan like tax incentives, low-cost financing and housing on federal lands.
    “We’re also going to be launching new measures that help unlock federal lands in a way that we have never pursued before, at a faster speed and with new numbers including with a new strategy that will allow us to maintain ownership of the land and enter into long-term leases,” Fraser said.
    The plan, however, comes accompanied by some questions, such as ‘Do people want to buy a home on leased government land?’
    “Home ownership is a core component of how many Canadians see themselves. It’s been a big feature of our country,” said MacMaster University Economist Colin Mang.
    Mang said the government is right to think about going back to the example of the World War II housing program.
    “The wartime housing plan was a very successful program. It focused on a basic set of designs that could be used across the country. And that actually speeds up development because you have these plans that are pre-approved,” said Mang.
    However, the new plan would not build houses overnight.
    ”Unfortunately we are in a crisis that’s not going to get solved in the next few months but this is certainly going to push us in the right direction,” said Mike Moffatt from the Smart Prosperity Institute.
    Ahead of the budget next week the government didn’t say how much this plan is going to cost.
    An Angus Reid poll shows 59 per cent of Canadians are already worried the government is spending too much.
    And 66 per cent said this year’s projected deficit of $40 billion is too high.
    Opposition leader Pierre Poilievre said Prime Minister Trudeau promised a “National Housing Strategy” in 2015.
    But in a social media post, he said since then mortgage payments have doubled, rents have doubled, and down payments have also doubled.
    Poilievre said, “Justin Trudeau has failed.”

      It's not. It falls under the jurisdiction of the provinces and municipality's. That does not mean that the Federal government cant incentivise investment.

    We wouldn't have a housing problem if Prances With Rainbows had not brought in a million extra people. Funny how he never wants to care care of who is already here first, but sees no issue making the Canadian Taxpayers pay for the Welfare of those being brought in.
    Also Trudeau looking to "free Government land" for building homes sounds like we need to look into how many of his friends are developers.

      That is not how a country's finances work. Canadian tax payers do not pay for programs directly. The program is funded via borrowing then taxes pay the debt. The idea being that the government cant invest in the country and its growth so that it will be easier to pay down that debt far later. There will be far more Canadian tax payers a Generation from now and even more a generation later.

    Trudeau states they will build 3.9 million homes by 2031. That’s about 7.5 years from now. 3.9 million / 7.5 = 533,333 homes per year. It means 44,444 homes every month. It means 1,461 new homes every day. It means 182 new homes every hour. How likely is this? CMHC states housing starts in 2023 were around 223,000 and 240,000 in 2022. Only in 2021 did starts go over 300,000 (according to Trading Economics). What are the odds the government can double production? Also, by trying to do so, even if they do, this will massively increase demand for building materials and workers. This will drive up the cost of materials, labour, and land. These new houses will be some of the most expensive ever built. No one will be able to afford these houses.

      Never before have we had the federal government behind such a large program. No doubt it'll be a challenge. That does not mean you shouldn't try. Otherwise, it's a huge opportunity for anyone in the construction industry or looking to get into it. The prices on construction are always being driven up by labor and material demand. Just like anything else. The great thing about construction is that it's scalable. You can design one structure and build 1000 copies instead of just one. We need the immigration of skilled labor who can help. We know that with increased supply, costs will come down. If you like opportunity, this is it.

      They have to, it's not a matter of can they, there's no choice in the matter. It needs to happen, who makes it happen is not relevant. Both parties knew this was an increasingly large problem starting back in the 1960's. Neither did anything about it because it didn't get votes. Now it's a crisis and they have no choice.

The only option to manage that is one of two ways. Either increase taxes or raise immigration. The problem with that is the only way to not increase taxes at this point is to wildly increase the volume of both housing and immigration. It's that simple.

      @@huggybear3098 My point is retirees do not work. And about 300,000+ every year join that group. WHO is going to do the jobs they retired from? We've had a skilled trades shortage for 20+ years already. We have more people retiring every year than are entering the workforce. What is the solution if not immigration? The governments $10 a day, daycare is also part of the solution, as it gets (usually) women into the workforce.
      Otherwise if I was working 3 part-time jobs, I'd be looking at a provincial grant program that would train me with skills so I could get just 1 decent full-time job.

    Construction tradesmen that actually build the houses have to drive their pickup trucks to where the houses are going to be built and guess what.. the price of gas is going to make them want a pay raises and the price of construction will go up because of materials going up and who is paying the builders to build...do you really think builders can build you a house dirt cheep and even if they could the houses will probably be government owned and you will pay rent to the government.

      The price of construction and just about anything else is always going up. Sometimes faster (high inflation) and sometimes slower (low inflation), but prices have always, and will always go up.

      More houses means more people can be housed.
      Immigration helps the economy by expanding the market and creating new taxpayers to share the burden of the country's debts.
      This is like basic economics.

      Look at a chart of how many Canadians retire every year. I assume you and everyone else in the comment section can only hold down 1 full-time job and not 2 or 3. So without immigration the economy will only get worse. No homes will get built, and without increased housing supply costs will remain high.

    The gov't should have focus more and prioritize on us not keep giving money to help other countries. Trudeau needs to think of more realistic and how to benefit our people before helping others. Why don't he stop what Freeland is doing, keep giving out money? Why is he adding more burden to our should with the carbon tax? Why is food are so expensive now? The inflation is not justify with what we are currently earning.
    Just like now side track people on the current budget with the Chinese Gov't interference issue. Spending time and money on other issue but not helping our people. No idea why we still have him as our PM.
