The problem with this is that if you already have your funds you have to put it in an escrow account and then the state has to approve your expenditures.

You had until I would have to refi my 2.8% interest loan. Doesn't make sense for me and many other people at this point.
I read that the ADU Grant is only for predevelopment costs like site inspection, permits and so forth, not construction. Can you clarify this for me?

Kevin you are correct. The grant is only for predevelopment cost. Full list of items covered are on the video description.
Psh. U will still spend 100k for a 20x20. It shouldn't cost more than 25k if it wasn't for city permits and plans

I’ve been watching your ADU videos. Nice work and keep it up. I have a question? What if I plan to build an ADU as a Homeowner Builder can I still have access to the $40k grant?
I would hire my own builder and I do have a friend who has a contractor license A.
My plans are approved, who may know info on this 40000 grant I keep hearing about. I called some banks and none have guidance.

She said you don't qualify for the grant if you have a duplex. What if I have two houses on one lot. One rental and one primary residence, could I qualify for the grant?
what do you recommend for financing if you don't have a mortgage? house is paid off
She said you need to refinance, no way around it since an escrow account is needed to facilitate payments from the grant to your contractors.

What about if you do not want to refinance your house, and instead you use a credit line like a heloc or if you have part of the cash to do the ADU? Would you still be able to qualify for the 40k grant?
