check out how many trees (especially gum trees) are on the land. You cannot cut down big trees easily unless there is a very good reason.

My son's small backyard had a gum tree planted by Anthony Albanese, who sold that investment property before becoming prime minister. The chance of chopping the tree down was slim since one of the neighbour is a greenie. But the other neighbour feared the gum tree would drop branches onto his property. He introduced his arborist nephew to offer expert advice. The brawny arborist shook the tree and said its root wasn't gripping well and the tree was at risk of falling upon heavy downpour. His uncle and me couldn't make the tree shake so I offered to take a video, as a proof in case it is needed, while he shook the tree. It costed $600 for just 5 minutes work to bring the tree down. Still waiting for council approval to bring down another dying mandarin tree,
