Airbnb has a pretty sophisticated algorithm that determines what shows up in your search results. The company uses data feeds, social media data and statistical analysis to predict what sort of location will attract the most travelers. Since each listing is individually determined, Airbnb has a lot of discretion in what it shows you.
But what makes people want to book your Airbnb? We think we cracked the code and figured out a way to increase conversions to almost 90%. A dramatic increase.

Airbnb guests have changed in attitude. I started getting subpar guests at a lower price point. When I raised my rates my booking went down but my earnings for the year actually went up along with the quality of the guests.
I hear you. However have you considered raising the deposit? This weeded out the string of bad guests we were getting. The booking rate remained competitive

I had a similar situation, I stated my place was in a middle-class area and a couple of the guests felt it wasn't a middle-class area (4.8 current area Airbnb rating) so I changed the area description to family-oriented for the benefit of 3% that expects a 5-star area for an economy-priced 3bdrm house near a major attraction in Tampa FL.

I found your channel through bigger pockets and I really appreciate what you two do. My wife and I run an Airbnb from an adu at our house and we are looking to buy several vacation rentals to build a portfolio of Airbnb properties to run and hopefully replace our w2 jobs in the future. Did you know that Timeshare properties can be rented on AirBandB? Did this peak your nterest? If so I'm considering selling my Elite All Inclusive Cancun, Mexico timeshare/resort property that's got available to use/rent 4 Corporate weeks (1x only), 3 register weeks and 1 regular week every two years? Silly question maybe -- but how does one access those analytics for their unit? Is there a 3rd party service that's most recommended?
This was a good video. I subscribed. Where do you find the statistics on conversion rates and what do they really mean?
This video should be required viewing for new hosts. Simple marketing 101. Target the tribe you want to sell to (off the beaten path ,remote , and quiet are all great sells to the people that are going to appreciate a property like that. The other thing is getting the proper hero photo that gets people to click in. Professional photographer is key.
The only thing I would add is that if you donât ask, you donât get. Messaging each guest at the end of their stay asking for a 5 star review if they feel itâs earned is also great advice. also letting them know you canât wait to have them back drives connections and repeat bookings. Eventually youâll get the same core tribe of followers visiting your property year after year making the task of high occupancy a snap.

I love all of your videos! One suggestion to make your videos a little better is to upgrade your mics and eliminate the little echo/ audio inconsistency. Not trying to hate, just offer something !

I agree that changing guests expectations is important but one problem is, most people book based on your pictures, the title, and reviews. Many don't even read the description.

I think you need to check your math. If you increased your Listing-to-Booking rate from 0.79% to 2.08% that is an increase of 163% (=2.08/0.79 -1), not 89.89%. Give yourselves the credit you are due!
I'm considering getting into Airbnb as a side hustle and had a thought. To improve ranking, has anyone tried getting your friends and family to enjoy a 'free stay" (they pay the full amount and you reimburse them after) at your listing? So, they create account (if they don't already have one, preferably they WILL have one) they book and stay however many nights. Leave a great review. Then offline, you send them a check for the amount they spent. You could even just give them a crazy discount - so reimburse 80% of the total. They get a cheap get away and you don't die trying to pay up $1,00 just to get good reviews, etc. Host would have to absorb both the service and cleaning fee (from your cleaners), but I'd imagine if you get a good 8-10 bookings and reviews, this would be super helpful for gaining some traction in the algorithm.

You really donât have to go through that kind of hassle. If you create a well put together Airbnb and provide good service to your guests, it will get booked and you will get good reviews.
I had the same thought when I was going to get started... but then, literally in the first night, it went live at 11pm on a wednesday, and by 7a the next day I had 3 bookings, including one for 7 days, starting that day (Thursday). It was June, aka busy season, 6 months ago when we first listed. We achieved an avg 97% occupancy rate for 4 straight months. Turns out, if you just decorate really well, communicate effectively, and post your property... the bookings will come. We now have 38 reviews, 4.95 rating, and .42,44.4,9.83,4.29% for the stats mentioned in the video.

Nearly impossible to find your listing when I searched. Had to google Airbnb Desert Daisy Haus. The competition in Joshua tree is ridiculous. How can you make money in that marketplace? Everything is under $150 a night and the designs are insane. Even motorcycles are in the houses

Why I skip listings..
Poor or limited number of photos.
Poor or limited details, you can't put enough details in a listing. If I am interested, I will read every work several times.
The nightly cost if more expensive that staying at a top hotel.
No weekly or monthly discount. Even if I can afford it, I am not paying $5k a month when someone gets a guaranteed 31 day occupancy.
Btw was that a Joshua tree property?
How do your guests respond to you all being remote? Some 'gurus' argue that checking people in and showing them around creates a 5-star experience.
Thatâs nice too! But weâve never done that and donât ever plan to and no ones ever complained about it! Haha
