    On the subject of light for Leazes Terrace, I can’t see that being much of an issue as the north half of the terrace is already overlooked by the Leazes End, and also at 9.40 on the video the trees are nearly up to the windows anyway.

      Great interview. Very interesting. No idea what they will have planned but exciting to see what the architects come up with.
      The club surprised people by selecting the East Stand over the Gallowgate for expansion first. In some ways it seems more difficult as you pointed out the issues in your video. Wonder if their vision of the East Stand redevelopment will tie in with a redevelopment of the Gallowgate.

    I have a grade 2 listed house in the city and have recently had the pleasure of trying to gain heritage and council approval to install a bathroom. There is more chance of platting soot than those houses being pulled down. The lefties will see to that alongside the commercial prevention team of Newcastle Council!!! Great interview Eddy.

      Hi Andrew, I can appreciate your frustrations lol.
      Just to clarify some misunderstandings. I’m not professing that I want to see them pulled down but a grade II listed buildings can be pulled down if it serves some wider economic benefit.
      This decision is made by a committee involving building owner, in conjunction with England Heritage and the local council.
      Each situation would be taken on its own merits of course 👍🏻

    Fascinating interview,got right to the heart of things club and city,as far as proposed expansion is concerned! I personally love the Leazes Terrace buildings,I'd hate to see anything happen to them!     Great video, and thanks Kath for your considered thoughts. There is one problem with moving the stadium back. It’s to do with sight line and what is known as the C Value. The C Value is the vertical distance between your line of sight and the eyes of the person in front. This means that the angle of seating has to allow everyone in the stands to be able to see the closest touch line (in football). If the angle is too shallow, as was the problem when West Ham got a taxpayer funded stadium for virtually nothing, you have to rebuild. The idea is to prevent fans from standing up to see the touch line. Thus us from a safety point of view.
    There are a number of factors used in the calculation: the vertical height between the eye and the point of focus, the horizontal distance between the eye and the point of focus, the seating step height and the seating step width. Moving the stadium backwards MIGHT alter the C Value for both sides of the pitch, depending how it’s done. The best way is to lower the pitch, since it’s easier to increase the seat height to increase the rake. Lowering the pitch is what I’d recommend, though it’s something that will affect the whole stadium’s ability to stage matches, and may need metro re-routing.

    He's correct in that natural daylight has always been the problem. To be more specific, it is shadow casting by the stand that is the problem. The height of the East Stand is determined by the shadow cast in worst case scenario ie winter.

    Some good points raised Ed, this man clearly has a nice healthy bank balance already and obviously way back had a vision himself that one day this would happen and behind his own facade I bet he’s clapping his hands “sold to the highest bidder” with a nice old rub of the hands. As much as I’m all for expansion let’s not forget about the H word that keeps popping up with regards to our roots and “H”eritage of the city. Architects have clever engineering capabilities these days but it always comes at a price and not always monetarily. It will be interesting to see future videos and updates about the feasibility studies and options available. It’s a tough call to make and easy to get lost off with the excitement of future development but on the flip side not to let go of what we could loose in the surrounding area if plans were to come to full fruition.

    Hi Eddy,
    I'm a massive fan of preserving historical buildings, but, these days primarily, if you asked anybody not from the North East, one word to associate with Newcastle it would be United, or Toon, or Football.
    Maybe Brown Ale would come close, but unfortunately the industries that built the area are a thing of the past.
    So, pros and cons, I kind of agree with your guest, even though the opportunity cost is losing such wonderful buildings.

    I imagine in the near future possibly 10 years time a decision will be made that could effect most of the city centre business perminantly or effect a few grade listed buildings and residents. Finding a new site for a super stadium away from the city centre would be easy but what wont be easy is fans accepting it but with revenue being needed to compete where fans want us to compete a tipping point will come. It will be either stay and hold back investment in the club or move and compete for the biggest and best. Arsenal had to make that choice, west ham, Everton man city, liverpool apparently are. As things stand now it's no big deal staying put but in time the waiting list will grow and grow and grow and the potential revenue made by moving will force the councils hand, preserve the buildings or loose incomprehensible amounts of trade for the city centre with a relocation.

      One important thing you’re overlooking. It’s not up to the owners anymore whether they can decide to relocate or not. It’s now FA Law to consult with fans and if the majority of fans want to stay, that’s what’s happening.
      It’s all to do with the protection of Club Heritage Assets and fans having the deciding vote on things like relocation, shirt colours and club names 👍🏻

      SJP has the potential to expand way beyond the Emirates, Bramley-Moore Dock, Spurs etc. They've all underestimated the growth of football. In the timescale you're talking SJP may well already be a 70k stadium. Won't be cheap and maybe short of what we need but coming with the absolute best location on the planet for football fans within our culture. Bigger than everywhere in the Prem but Old Trafford, on par with Dortmond and Bayern and atleast as big as the Italians and 10k less than The Bernabeu. There's no right or wrong but this is my take.

      @@TynesideLife yes but when put to a vote where the owners give the fans a choice move and compete at the pinnacle of football or stay and be held back by revenue not being generated so they can invest what's needed in compliance with ever stricter ffp rules and regs. It wont belong before bigger restrictions are put on spending. Fans can't have it both ways a choice will need to be made and with a waiting list of 20,000+ or more people waiting to get tickets that vote is unlikely to go the way people with season tickets want it to go. Darren Eels is tasked with growing the clubs profile to increase revenues, that comes from sponsorships and fans, what fans are ok never been able to see their club? None. Darren Eels has 1 hand tied behind his back and everyone knows it. We all know what's coming eventually, fans of other clubs that have moved felt the same. The council will be forced eventually to cripple city centre business's or allow the go ahead of a meaningful expansion regardless of listed buildings or not. I'm sure the city centre match day revenue is far more important to thousands of businesses than a building. It wont happen yet but in the future its certain.

      The owners have pledged to stay and they’re currently investing in real estate to fulfill that pledge. There’s also the small matter of no land that would be available in several years time.
      I know you’re desperate to believe that we’ll move but it’s the most unlikely of scenario us bud

      @@TynesideLife Chelsea's fan base is tiny compared to Newcastle and their revenue has grown in accordance with the league Newcastleunder Ashley stagnated it's not a fair comparison. I'm not at all desperate for Newcastle to move I'm desperate for them to stay but my eyes are wide open and I see a scenario on the horizon that can't be escaped. You are clever man that has done in depth vids on a lot of subjects including football finance if I'm not mistaken. The premier league and uefa are tightening spending in accordance to a percentage of revenues generated, it will hit all big spending clubs hard over the next few seasons. How does a fan balance wanting the club to invest with wanting to remain in a stadium that wont generate enough revenue to compete at the pinnacle of football? Fans can't have it all. Either the council will allow the development of st James's park at the cost of a building to preserve the city's income generated on matchdays which will become more frequent due to us competing in European competitions or they will deny the request which will set in motion events which disgruntled fans who have never been able to watch their team live will vote to move. 52k used to be big but football is growing exponentially and in 10 years time we wont be able to compete. The council will be forced into allowing the full extension to the stadium, its unavoidable in the future, because the alternative would destroy so many businesses in the city.

    St James Park should be demolished and rebuilt into a brand new one on the same site like the Tottenham Stadium. This piecemeal expansion won't do any good. There needs to be a grand plan with huge capacity and state-of-the-art facilities. Just play at Sunderland for a year or two to get a New-castle!

      It’s that last sentence that brings that whole idea crashing down I’m afraid. It’s like expecting Rangers fans to play at Celtic Park for two years, or vice versa. I don’t even know where to begin on dismantling that.
      There’s just be nowhere for the club to play and that’s why the club will do what it takes to expand modestly where they can. I’ve wrote an in-depth article on the subject if you’re interested 👍🏻

Looks like Chelsea will rebuild Stanford Bridge from the ground up, increase capacity to 60,000 with modern, state-of-the-art facilities for the fans.     There is hope yay :) On another topic... Yesterday I bought a travel to Newcastle and a ticket to the game against Brentford, so finally I'm going to experience a home game. Many years ago went to an away game against Chelsea (we lost 1-2).
    But I have a question... Am I allowed to bring a fullframe camera with an wide-to-mid range zoom lense (24-120mm lense)? What are the rules?
    When I was at the game at Standford Bridge a guard told me to pack it away. I had a 70-200mm lense back then.

    I remember the first time I ever saw the stadium with my own eyes it was how I imagine seeing God would feel so I look forward to seeing what the owners do. Can't believe it's not far off 2 years since they took over its gone so fast.

    I think they will build from the inside out, i.e., building materials and parts of the stand on the pitch and have a crane on the pitch so it doesn't disrupt the listed buildings

    Good morning Eddie,....another fabulous, insightful video,....thankyou. Getting to meet the lovely owner of those protected buildings on Leazes terrace. But your conversation inspired an idea, to take away some of the challenges presented by development of the East stand.
    First,....I believe development of the ground is unlikely to progress unless a solution to the East stand can be found, its pivotal to the design of the Gallowgate stad and Strawberry place. Focus on the East stand is unlikely to be an indication of no future development of the Gallowgate stand.
    My idea,......turn this problem into a opportunity using the precedent already set with Strawberry place. NUFC should buy the estate adjacent to the East stand and turn it into a hotel, thereby protecting the beautiful architecture and leveraging it to the benefit of the club and the city. That idea may give greater freedom to the architects to develop the East stand.

      Hi Penny, great ideas and points and I like the hotel idea!
      The only thing I’d caution it with is that it’s not up to the owners what can happen to the building or it’s relationship with the East Stand, it’s down to the Secretary of State for Culture, in partnership with Heritage England and the council. This decision will be based on what’s best for the historical preservation of England and Newcastle.
      If they can get around that, I think it’s great!

    From a construction background, unless the buildings behind are purchased and demolished, which seems highly unlikely due to listed building status, then it seem any development costs are going to huge in relation to the limited amount of seats being added in any construction taking place on that particular stand. The end behind the goal (you guys will know the name better than me) looks the better option with the land behind being free of existing buildings. Isn't there an underground line near there though? As a stadium geek i love the shots of the back of the existing stand though, proper old school concrete columns i'm guessing from the 70s or 80s?
    Hope there is some positive news from the study, St James like other iconic grounds has something the new grounds just can't buy and that's history. Impossible to recreate the inner city working class background of stadiums like Highbury, Upton Park and the like, you just end up with identikit soulless bowls.

      The beauty is that infrastructure investment doesn’t contribute towards FFP, yet increased revenue from seat sales would help to improve the club revenue.

      @@TynesideLife Yeah I've watched them all mate, been fascinating watching the club rise from the curse of Ashley to where it is now. The stadium is a tough one, the amount needed to redevelop existing compared to a full new rebuild usually sees a team move elsewhere due to cost v reward. But with St James having significant historical value and a lot of existing structure still being comparatively young it makes the choice between developing and moving. A bit similar to old Trafford, when you walk into these stadiums you can smell the history, the emotional ties only truly understood by proper fans

    Love the idea of a fanzone, but how do we think it would work? Surely they're not allowed to show the game live due to TV rights restrictions? Would they just broadcast the commentary?

    Yes Eddie, it's a double edged sword really, Cash seems up for the "cash", fair play, the fella put his money down to purchase that building, it's a classy building, but if its got to go then so be it, the students will get very good re housing options for sure.
    And of course concerning Leases Terrace, that's a phenomenal piece of architecture, that must remain for me, and as the fella said where there's a will there's a way, the very best architects will be brought in to sort it.
    Imo, we WILL see that expansion to the east stand.

    Amazingly just seen another vlog ,were they can increase capacity by 13,000 ,i think you mentioned a while ago that it would be hard ,to increase capacity by 6,000 so these new numbers are amazing bringing ,capacity to 65,000 with like you say new ways engineers with new stronger materials ,will be able to bring this to life .

      Hi Mick. I’ve never said that.
      In videos and on my guided tours I’ve expressed the opinion that 60-62K is the realistic optimised capacity increase. Around 8-10K more than it is now.
      An additional tier on the Gallowgate with one corner extended would increase capacity to around 59/60k.
      I believe a rebuild of the East Stand can bring a small increase but to find an additional 6K or so by expansion of the East stand needs some serious explanation.
      There is currently a feasibility study in progress that will take around a year to complete, so anyone asserting a 13K increase is pure imagination at this stage. It sounds like some click bait Mick without any serious research 👍🏻

      @@mickharrison9004 I’m clearly not an expert but I regularly consult with experts in their field so I can piece together a fairly realistic picture of the likely outcome. But of course, nobody really knows, not even the owners at this stage.
      What I don’t do is jump on a Chronicle article, or a throw away comment and create a video about it.
      It’s important to point out as well that there’s a huge difference between maximising capacity and optimising capacity. I know the club are looking to optimising the capacity by striking the balance between getting enough fans inside but also exploiting the commercial opportunities through hospitality etc.
      All of this will take several years to unfold but if you’re asking, I wouldn’t expect more than 62K when it’s all finished 👍🏻

    the only opportunities to build are the gallowgate end and gallowgate corners east and west . and the east stand and east stand corner . there would be no sense in building any higher on anywhere else . as long as is it for fans and not corporate boxes .

    Fantastic video Eddy, can't get much better than interviewing the man who owns the building and its very encouraging that he is all for working with Newcastle United to find a solution that suits everyone. Exciting times, I'm sure the council will be just as keen to benefit the city these days. Money talks and this will have enormous benefits to the economy. 👍🖤🤍
