I will never buy a house with an HOA ever. Itâs bad enough our government tells us how we live I donât need my neighbors on a power trip who have nothing better to do.
You can get a copy of the CC&Rs in advance, read it, then decide if itâs for you. They canât enforce rules that donât exist.

@@TheOriginalLugnuts Iâve lived in 5 HOA communities. HOAs never just âmade upâ rules. And the board is made up of homeowners. If enough residents donât like a rule they can vote to have it changed. And itâs certainly your choice as to where you live. Iâve enjoyed the HOA communities I lived in with large greenbelts, pools, playgrounds, and no cars on the lawn or couches on the porch.
@@katydid2877 And some HOAs are from hell. I refuse to have some HOA tell me what color to paint my house and what flowers I can put in my front yard. On YT an HOA dug up someone's flowers because they said the plants were not part of the accepted plant list. Another family made the mistake of forgetting to bring in the basketball hope from their front yard and was fined. The government already infringe upon our lives too much and all I need is a mini govt doing the same.

Everything youâre listing is in the CC&Rs that can be read before proceeding with any purchase of a home in an HOA community. Iâve never lived anywhere that had an âaccepted plant listâ but they would have known that before buying the house. I donât want my neighbors painting their house neon green or orange or hot pink with Barbie shutters.
People go forward to buy a house in an HOA community, donât read the CC&Rs, then lose their minds when the rules that were already in place get enforced. Thatâs their fault, not the HOA.
We passed on a house we loved in Longs because of the draconian HOA! Still looking.

Another great, to the point, video. My wife and I returned to live in the metro Phoenix, AZ area after a three years being away. Trying to find an affordable home in a good location in a quality neighborhood without an HOA is impossible. We bought new construction as we are retired. The builder offered attractive terms. I am not thrilled being in an HOA but do feel in our position we had no other reasonable choice. Starter homes and modest affordable retirement homes all involve an HOA.
You are better off renting.
A mobile home community in Palm Beach Gardens FL HOA increased their monthly fee to $1400/month !!
For a mobile home??? Insanity
Because in most mobile home parks you do not own anything. You are renting the land so you are a perpetual renter no matter what they call it. And if you try to get a mortgage on a mobile home in such a park they called a chatel lease like you're buying a car.
I'm guessing this is the one on RCA across from my dentist. I can see nothing that justifies such charges.

The best HOA is one that doesn't exist.
This will be my challenge after retirement when I relocate to another state. I refuse to live anywhere near an HOA. No one will tell me that my grass is 2 inches too tall or what color to paint my house or their other stupid rules.
They can keep the 4% home price increase and leave me the hell alone. sure beats paying these clowns $400 a month for literally Nothing.

I live in an HOA now. Theyâre pretty chill. Iâve seen a corrupt one though but doesnât seem to be a huge problem in my region. Just read the rules & regs/condo declaration beforehand so you know what youâre getting into.
A HOA would be a dealbreaker for me. I would never buy a property where one is present. And I would burn my property to the ground and go to jail before I would let a HOA foreclose on it
I think that homes with an HOA will be worth less than homes without one in the future. Itâs hard to believe that so many people voluntarily gave up their freedoms just to have a third party take care of their responsibilities.
Even if you find an ok HOA, there is no guarantee it will stay that way. HOAs are for two kinds of people, those that want to take advantage of people and those that are ok with that.

My HOA IN Teays Valley WV is a nightmare! We follow the rules but others are exempt especially Country Club members. Fees are too high. We have been constantly stocked because others want our property.
I personally would NEVER live in an hoa community. I would never buy a property that someone else (other than our government đ€Ź) can tell me what, when and how I can do ANYTHING that I want.

HOA has been going insane in my neighborhood. We don't have any pool, gardens, or fences, yet our HOA fee is $750 per year not including tax and online service fee.
That money could be going to build a reserve fund so that 5 years from now when any roads that are not maintained by the city need to be repaved, or a detention ponds needs to be cleaned has to be paid for, they donât need to require everyone come up with $5,000 or whatever the amount might be to do the required maintenance in the form of a special assessment on all homes. The HOA dues also might be being used for liability insurance on common areas or landscaping of common areas, etc. If youâre not sure how your HOA dues are being spent (or put into a reserve for future expenses) just ask your HOA to explain the situation. You should also be able to get a copy of the HOA budget to see how the money is being used.
Wouldn't even waste my time looking at a house in a SD that has a HOA. Want to live on my terms not some group of people ordering me to do it their way or no way and having to pay out annually more than property taxes are
If you don't pay your property taxes, the government can put a lien on your home as well. Two fold control. I just about bought a condo in Sun Village, Surprise AZ. They weren't going to give me a copy of the cc&rs before closing unless I paid $100 for a rush. I agreed and they sent them to me by e-mail. 700+ pages. đź. A couple of days before closing. The inspection of the place turned up issues that were not acceptable to me so I cancelled the contract according to contract specifications, so the deal fell through. It is very hard to find a place without an HOA.
You should rent. You will have more freedom, your money will not be tied up, and it will be cheaper. Even if you find an ok HOA, in time it will become a tyranny.

The HOA my house was part of was legally wound up a few years ago. Now we are not part of any HOA.
Living in an HOA community has brought me to the decision to avoid any neighborhood that is run by one when I begin my home buying process.
Non HOA was a major selling point for me.
Really wonder how much they add to the overall cost of home ownership. At least some of those houses should also logically achieve the same values regardless of the HOA existing.

It is not just h o a boards. There are entire cities that were incorporated as master planned communities. One of the most famous is irvine california. It was created out of part of irvine ranch. Everything within that city is part of the HO. A. So there is no way to avoid joining an association if you want to live in that city.
Columbia, MD is the same.
Stop developers from building such densely spaced homes if you want to reduce the number of HOAs. Dense building practices necessitate detention ponds which need to be maintained by the HOA. Cities let developers build densely spaced homes but then mandate that the roads be private roads (not public) which means the HOA has to maintain and repave them. Houses that are 8 feet apart need an HOA to keep neighbors from doing all sorts of things that could adversely impact their neighbors yards and houses. Lots of people like neighborhood golf courses, pickleball or tennis courts, swimming pools, etc. and that is infrastructure that really needs an HOA to maintain it.
Run from all HOAs because even if you have a good one , the staff will change over the years.

Nobody tells these people to buy into this. Let us tell you how to live and spend your money. Then we might take your place and sell it. We want it in the best condition in case we decide to sell it lol people and their fascination as if itâs not more evident you never really own your home.
I've stopped having any empathy or sympathy for whatever happens to anyone that is STUPID enough to buy a house in any HOA development. They deserve whatever they get. After all, it's right there in the fine print...
I guess ignorance really is bliss for some people. As far as I'm concerned, they can enjoy it all they want. I just don't want to hear any of their blues after being foolish enough to build or buy where they did. They made a choice. Bad decisions have consequences.

When you contract to buy a home, you are provided a copy of the HOA documents for inspection. You have only yourself to blame if your too lazy or stupid to read them before pulling the trigger on your purchase.
rules and regulations can change right ? meaning when purchasing a property does not guarantee that the HOA rules will stay constant.

As always let the buyer beware. And if they delay on giving you HO.A terms that is a big red flag. Your realtor should disclose those day 1.
Many years ago when buying our second home we almost bought into an HOA. I read the by laws and pulled out of the deal immediately and vowed to never live in an HOA. I think most people do read them but find that the negatives are outweighed by the positive. Many find that they bought into a totalitarian association governed by the alfa Karens or corrupt criminals
In over 20 years never had a problem with our HOA but my sister had to sell their winter house in Southern California because all the problems with their with their HOA.
