I love the video but instead of commenting on the price and beautiful scenery, I noticed that your video footage looks very professional. Shots from above the car and from above where you're walking.. that's awesome.

CZcams is a learning curve. I try to add new bits into the mix each video, sometimes they work, sometimes they don't. But I am getting closer to myself being happy with them.
At the 4:25 mark, did he attach the camera to a squirrel? Or did he shimmy up a tree for an aerial view? That was a little weird, considering he was holding out the camera on a selfie stick for the first four minutes.... Ah no, later on he has a pigeon-cam hovering above as he walks. Or a drone.
Having dealt with real estate sales data for years in the states, I'll point out that these averages can be misleading. A median would be more helpful. If there are three sales, and one is a total palace, then it will skew the average upwards, and a large ruin would skew the per meter price down. If there are 1,000 sales, one great or bad sale won't move the dial much. My wife and I are pending on a chateau between Pau and Biarritz at about 1,800 euros per square meter (depending on which agent's size you use). But after we hired an inspector, we won't close at that price (moisture issues leading to possible structural issues and definite insect issues--bummer!). Either we will close low enough to help us repair the problems, or walk away. Emotional roller coaster. Such is life.

As for the data, I totally agree, I have already done several videos about medians, but I found it so surprising that this village was so expensive...
I have since checked the DVF website, and there are no real "outstanding" sales in the commune that could explain it.

In those two villages, I can inderstand that, but you have Perigueux, Bergerac, Sarlat la Caneda there. Bordeaux is'nt too far. Then you have all the chateaux and medieval villages. Green-laning, moutain bikes, riding, canoeing. Plenty of restaurants, al fresco evenings, etc, etc. If you are looking for 24 hour nightlife, move to Paris. But if you like the simpler pleasurses Dordogne if great.
That's rural France! ... and it's why people want to live there, joie de vivre!
Would never live there if for free!
