Switching countries to Malaysia now. I bought a 3 bed 2 bath condo on the coast of Malacca in 2004 for ÂŁ21,000 right next to the lapping waves of the Malacca Straits. Absolutely beautiful spot. Moving forward 18 years the same condo is now ONE KILOMETRE away from the beach thanks to the Malaysia government's land reclamation project along the coast of Malacca. A lesson learned. RENT don't BUY.

i think the double story condo was the value lately, this one at 80 grand US is pricey for what it is. i just saw a flat this size in an italian mountain town a half hour from the beach for only 20 thousand US.
and hey I seen a condo at the North Pole dug in the side of a Mud Hill for $500.00 USD

on second thought, anyone over 50 should rent. because you'll need to ride out another 2 or 3 pandemics, shutdowns, etc. 2020 was just a test run. rent and ur free to leave no strings; and keep a home or two elsewhere such as the usa where you can easily get back, no fear of govt taking ur stuff, you have legal protections, etc. being back in asia this year will be nice but that's just to build money for properties here in the usa; spent the first 2 yrs of pandemic in malaysia/thailand and not having access to a large yard, home gym, freedom to move around -- SE Asia was just a warm open-air prison camp complete with armed soldiers and dogs in the streets; never forget!

I recon it would rent for around 15,000 per month. So if you bought it to live in, you wouldn't start saving any money until you have lived in it for 15 years. Renting is probably better for most, and gives you the flexibility to move around too. If you bought it to rent out, it would probably take 20 years to recoup your investment. Not for me.

Jason it takes to long to recoup your money back I met a woman in Jomtiem who payed 1 million baht for a 38 square meter but they are still there now they retired at 60 it was 10 years ago they were from the uk đŹđ§ they said it will take 8 years to get there money back so now itâs rent free for them.
ÂŁ baht exchange rate ten years ago was probably about 60 baht - now itâs 40 baht

We almost brought at the Grand Solaire Pattaya, it's going to get the Pattaya to Bangkok train right outside the condo. But after seeing the rooms and tiny bathrooms as well Pattaya is not the nicest place we decided it's not for us. But will have incredible views at 67 stories high!

Is that location the place where a future monorail line was to connect the future high speed rail station to Pattaya? From my understanding, the monorail project is under reconsideration now, since the high speed rail station's location is now planned to be further southeast in Jomtien or Huai Yai.

Still don't see the point in buying condos in pattaya hardly any capital growth. The rental market is great value you can move around as and when you please, plus the rents are dirt cheap. Rent your western property, which increases in value and use that income to rent in Thailand đ

it's an excellent deal if you think you will be around for a decade or more. I'm still going to be a renter for a couple more years, no idea if I will make Thailand or Pattaya my long term home. Just know it's probably not going to be the UK. So how many laps are you putting in that swimming pool daily then Jason? đ

For that price you might not get anything really nice. I mean even $20,000 wonât get you much .
Factors to consider is Pattaya lifestyle for you long term rent for 2 years before making any decision. Be realistic with your current health condition whether it will allow you to live there long term. Talk to other expats who own properties there and get there perspectives before investing your hard earned money

No 2, get out of Pattaya and you can get something at half the price. Why do you think that you can do deals. Well they cant give condos away at present. Just check on the amount there are for sale, and they are still building more???

@@goodvibespattaya2423 I do understand many peoples ideas of buying property in their own country, I did see that property in OZ was going down in price, has dropped by some 10% in the last few weeks . But buying a condo in Pattaya, is just a way of loosing monies. I have found that out by several friends of mine in the past buying same and all loosing cash when they sold. Some by 50%+. In the end they were just happy to get rid of them. One idiot I know bought 3 condos, one to live in two to rent, saying that it was a great investment.
Had all three for some years, in all that time he never managed to rent any. You can imagine how peed off he was that he didn't listen to any advice. He was lucky though only lost around 40% on them. Great investments what???

Mate I rent at the moment and yes I would definitely consider buying one here in this complex given the school and shopping village they are building, it will only go up in value and in relative termâs compared to Australia, itâs cheap. I have an investment property on the Gold Coast and yes it has gone up a bit in value but interest rates and the mortgage repayments have gone up heaps, I have lost count of the interest rate rises đ©

Be careful. Not all condo complexes allow Ab&B but only long term rentals. This is to reduce the security risk of short term strangers roaming the complex.

Save yourself the hassel, time, money and trouble and rent as an expat. DO NOT lock yourself down in one country. Rent is affordable and very smart. Remember, you are a visitor in another country and have to abide by their rules and culture and complicated laws of home ownership and nothing is guaranteed in Southeast Asia. They only look at you as a bank with lots of money. That is the reality about living over here. Do yourself a huge favor and rent. You can thank me later.

The fact, that one can never get a residency or citizenship when invest in a property .....keeps me away from Thailand. Maybe visit it for a few weeks or a month , but that's it.

I agree with you 100%. If you are lucky enough to own a property in your own country rent that out and use part of that rent to pay rent overseas. This leaves you your own capital for other pleasures.
What terrible advice in regards to buying a Thai property though a Thai company
2.6 is too much but ur paying for owner financing at zero for 24 months. but if ur young and have money to burn, why not? anyway, i can't forsee a time in the next 20 years where a 2.6 million condo will appreciate to 3.6 without an insane increase of buyer demand. thai visas and such and the politics are too sketchy. and when the next pandemic hits, youll be on the hook for 2.6, no renters, no way to live there yourself as you'll be in and out of quarantine or virus jail and finally deported and banned from re-entry. if ur 65 plus better to rent and live off interest from investments or other rental property you might have be ready to escape to a safe place at a moment's notice. you'll be dead in 15 years anyway.
Everyone is different and in different situations but appreciate your point of view đ
